Farewells are never easy for me, although, this won’t be the last that you see of or hear from me. Sorry John! This will be my last letter as your grateful President. This year has been fun and exciting to make such great relationships that will truly last a lifetime. The staff that we have at Rochester Area Builders are truly amazing in every respect and make this organization what it is today. The one thing that I will miss the most is writing these letters to our membership to give a little more insight into my little crazy world of life.

This will be our second Christmas with our daughter, and to see how much she has grown to understand some of the fun things in life is just truly amazing. Sometimes, we take life for granted and fail to stop and enjoy the small things in life; even I am culprit to this ever so often. It’s great to have something that grounds you and makes you what you truly bring to this life. For me, recently, it has been my beautiful daughter and her hugs when we pick her up from daycare or arrive home after a long day at work. She is always adorning a smile and laughter, which helps me forget about the stresses of everyday life. As most of you are aware, Jerry has some pretty small shoes to fill, specifically, size 8 or around there, so, the pressure has been taken off his shoulders. Jerry is very excited to take the reigns at the beginning of January and will do a fantastic job representing Rochester Area Builders. I’ve heard most recently, that he has some pretty big plans for 2019. Make sure to ask him next time you see him and ask him all about his great aspirations! We don’t want to forget about our Vice President as well, Alissa Moe. From what I gather, she’s a good note taker and doesn’t forget about much, so remember, the next time you are around her, she will remember you until the next time you run into her.

It has been an honor to serve as President for Rochester Area Builders in 2018. We look forward to what the future brings and we have great leadership starting at the top and all the way through the organization! I hope to see most of you at the fun events that RAB hosts throughout the year!

Rochester Area Builders 2018 President


It’s that time of the year again; time to think back on the year. We had some major milestones at RAB in 2018. For example:

Audra celebrated her 20th year and Rebekah her 15th year. The fact that Bekah has spent half her time working with me is a true testament to how dedicated your Membership Director is to the RAB membership. Audra, I think, just ignores me. Seriously, though, congratulations to these two dedicated staff for your efforts!

Our Sporting Clays event hit our capacity of 150 participants this year! Afterwards, Jay Burke told me that he thought we could handle a few more. I think Jay just likes to set goals and challenges to keep me awake at night. Our second annual Youth event almost tripled its participants with 80 student athletes. This year Scheels was the overall sponsor and every student went home with a shell bag and hat. The parents and coaches really enjoy this day and Shelly made both these events a success. This event also raises funds for another scholarship for youth entering our industry, the proverbial, win-win-win.

Speaking of students, our relationship with Kasson-Mantorville High School continues. December marked our fourth job shadow event. This brings our total of students immersed for a morning with industry experts to over 120 students. I have had students tell me the experience solidified their choice of a future career in our industry. In fact, Kraus-Andersen hired one of those students last summer after graduation and he is currently attending Riverland Community College and is welcome to work for K-A over any breaks as well as next summer. Mr. Davis, the K-M instructor, and I are working on a system for us to track how many students participate in the shadow events and continue on into our industry. We will look to expand this program in 2019 to other area schools. Thank you to all members who have participated and made this immersion a priority. We could not do this without your participation. See the next page for all the companies who have participated, several who have participated every time. Thank you!

I would like to thank Rochester administrators Steve Rymer, Aaron Parrish, Terry Spaeth and all the Development Services department staff for helping us create the new Development Services Advisory Committee. This committee allows the opportunity for our members and the staff to brainstorm ideas for improvement of the process of development and permitting within the city of Rochester. This committee is a combination of three previous RAB committees and allows for a more broad discussion. If you are interested in serving on this committee, give me a shout.

In closing, it has again been an honor for me to represent our members in the community as your Executive Director. Not only do you build our communities, you are fantastic stewards of the communities you build, serving in leadership roles for non-profit boards and community groups. You inspire me every day and our community is a better place to live, work, and play because of all of you. Our goal in 2019 is the same as every year, to provide an environment in which our members can flourish and prosper. And live long too, I guess… Thanks for a great 2018 and have a great 2019!

How many years have you been a member of RAB? 16-years

Briefly state why RAB is important to you or your story of how you became a board member: RAB has not only allowed me to further my knowledge in the industry, but has also given me the opportunity to continually build and foster meaningful relationships with other colleagues and professionals that are as passionate about the construction and building industry as I am. Through my involvement, I have been able to increase awareness for Valor Mechanical and enhance our relationships with other companies throughout the community. I have not only enjoyed my time working and connecting with other professionals in the industry, but also volunteering and aiding in various community projects and initiatives throughout my years as a member.

When you’re not working, what is your favorite thing to do? Being with family, taking pictures of our grandkids while at the motocross track, hockey arena, camping or playing on our farm

My first job was: Summer maintenance at St John’s grade school cleaning; painting, stripping and waxing floors

What aspect of the building industry do you find most interesting and why? The trade I choose to make my living in plumbing and mechanical. The plumbing industry promotes a safe and healthy environment for families and businesses. The mechanical is more complex in Minnesota with the four full seasons, so air quality and comfort stands out for me.

Where did you receive your training for your position in the industry? Rochester Area Vocational Institute - (BUM) Building Utilities Mechanic.

What’s your favorite travel destination? Florida, fishing and shelling on the beach

What is your favorite power tool and why? Cordless drill - You get to purchase multiple attachments to perform a lot of different tasks at home or on the job.

Who is your favorite sports team? Minnesota Vikings - Skol

What in your life are you most proud of? Being married to my best friend, Kim Jensen

If I won the lottery, I would: Retire gracefully the next morning, share with family and friends.

One of the best gifts I ever received was: When I was very young, I received a Schwinn Stingray 5-speed stick shift bike.

A book or movie I’d recommend is: Moral Intelligence

My best advice is: Live Simple, Dream Big, Be Grateful, Give Love and Laugh Lots!!

A famous person I’d like to meet is Bob Dylan because: Bob is one of the great poets and songwriters of my time. If I wrote my autobiography, the title would be: What a long strange trip it’s been.

My favorite junk food is: Ice Cream If I could learn any skill, I would learn how to: Fly an Airplane

My favorite place to eat is Liberty’s in Red Wing, and my favorite thing to order is: Pizza and their Bloody Marys

On my refrigerator, I keep: Our ever-changing calendar with our schedules and grandchildren art work.

My favorite website is: Any relating to news, sports, and music - not necessarily in that order. One modern convenience I could never live without is: Refrigerator

40 BELOW CONTINUES TO HEAT UP

As greater numbers of baby boomers retire from the workforce, the need to attract and retain younger employees is important to every industry, but in building and construction, it’s becoming more and more vital.

40 Below is a young professional’s group created as an extension of the Rochester Area Builders (RAB) to help provide personal and

professional development opportunities and a dedicated space for professionals under 40 to connect. RAB’s Membership and Education Director Rebekah Nielsen believes groups like these can help ensure the next generation of industry workers stay engaged and excel as they take on new and more challenging leadership roles.

“40 Below is another tool that helps the Rochester Area Builders deliver value to its members,” says Nielsen. “Relationship-building is key in this industry, and 40 Below provides dedicated opportunities for our younger members to engage with and learn from one another.”

In 2018, organizers brought in experts in personal branding and social media, offered quarterly networking events, and provided multiple opportunities for community engagement. As 40 Below enters its third year this January, Nielsen says they have plans to continue to offer development and networking opportunities. She is especially excited about the upcoming January 15, 2019 event that is dedicated to financial education for millennials. “We’ve received a lot of requests for this topic,” Nielsen says, adding that the session will focus on things like student loans, money management, investing, and more.

Incoming 40 Below Board Chair Briana McDonald echoes Nielsen’s excitement about the programs for 2019 and hopes more RAB companies take advantage of the value 40 Below offers. “A company membership to 40 Below is a smart investment,” she says. “For only $100 a year, all of a company’s employees can attend 40 Below events and have the chance to connect with more than 120 current members.”

She adds that individual memberships are just $30 annually. And – despite the name of the group – McDonald says the over-40 crowd is also welcome. “People of all ages attend our events,” she says. “If the topic is of interest and they are a member, we encourage everyone to attend.”

The Act provides that taxpayers are not allowed to deduct from their federal income taxes any portion of an association's dues attributable to "lobbying expenses" as an ordinary and necessary cost of doing business. The Builders Association of Minnesota estimates that the non-deductible portion of state dues – the portion that is applicable to lobbying as defined by the IRS – is 23% for the 2019, the same as last year. Members paying BAM dues of $195.00 in 2019 will not be able to deduct 23% or $44.85 as a 2019 business expense. The amount allowed for tax deduction is $150.15. Also, please see the attached letter from NAHB announcing that 20% of the 2019 national dues will not be deductible. A member paying $198 in 2019 to NAHB will not be able to deduct $39.60 of those dues as a 2019 business expense. They will be able to deduct $158.40.

Builder Confidence Drops Four Points Amid Concerns Over Housing Affordability

Builder confidence in the market for newly-built single-family homes fell four points to 56 in December on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) as concerns over housing affordability persist. Although this is the lowest HMI reading since May 2015, builder sentiment remains in positive territory.

Builders report that consumer demand exists, but customers are hesitating to make a purchase because of rising home costs. However, recent declines in mortgage interest rates should help move the market forward in early 2019. Builder confidence dropped significantly in areas of the country with high home prices, which shows how the growing housing affordability crisis is hurting the market. This housing slowdown is an early indicator of economic softening, and it is important that builders manage supply-side costs to keep home prices competitive for buyers at different price points.

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.

All the HMI indices posted declines. The index measuring current sales conditions fell six points to 61, the component gauging expectations in the next six months dropped four points to 61, and the metric charting buyer traffic edged down two points to 43.

Looking at the three-month moving averages for regional HMI scores, the Midwest dropped two points to 55; the West and South both fell three points to 68 and 65, respectively; and the Northeast registered an eight-point drop to 50.

Non-Revolving Debt Drives Consumer Credit GrowthBY LITIC MURALI on DECEMBER 10, 201

Preliminary consumer credit data for October 2018 released by the Federal Reserve Board’s G.19 Consumer Credit report indicate an increase in outstanding credit of about 7.75% (SAAR) during the third quarter. Revolving credit increased at an annual rate of 10.75%, while nonrevolving credit increased at an annual rate of 6.75%. Revolving credit plans, which is largely composed of credit card debt, may be unsecured or secured by collateral and allow a consumer to borrow up to a prearranged limit and repay the debt in one or more installments. Nonrevolving credit, which encompasses auto and student loans, is closed-end credit extended to consumers that is repaid on a prearranged repayment schedule and may be secured or unsecured.

Throughout 2018 up until October, total consumer credit (seasonally adjusted) increased. The level of outstanding credit stands at about $3.96 trillion. Furthermore, the ratio of revolving to nonrevolving credit for October 2018 of 26:74 is nearly identical to that which existed at the beginning of the year.

The breakdown of the seasonally adjusted flows of consumer credit paints a more intricate picture of the recent debt trends. Nonrevolving debt was at its highest in 2015, in terms of monthly seasonally adjusted flows, and has ever since been trending downwards. Revolving debt, while not on a similar downward trajectory, had been exhibiting low to negative flows (substantial reductions in revolving debt extended), a tendency that had not been seen since 2013. The substantial decline in the revolving credit flows means that more debt is being accumulated by consumers purchasing more on credit than consumers paying off their credit balances or opening new lines of credit. In October, both revolving and nonrevolving debt received substantial inflows unseen since last year.

The G.19 data show that nonrevolving debt has increased steadily over the years to an outstanding credit amount of $2.9 trillion. Revolving debt, however, has been more volatile. The two principal components of nonrevolving debt, student and auto loans, have been trending upwards. As it currently stands, the sum of student and auto loans make up 92.41% of nonrevolving debt outstanding, by dollar amount. According to the Federal Reserve Board of New York’s Consumer Credit Panel / Equifax Quarterly Report on Household Debt and Credit, Q3 2018 credit card balances were $0.84 trillion. Since the third quarter of 2017, the level of credit card debt has been above $0.80 trillion. Credit card debt peaked at $0.86 trillion in the last quarter of 2008.

The tax reform bill signed into law in December 2017 changes tax incentives for 2018. Specifically, tax reform expands “bonus depreciation” to allow small businesses and Fleet customers to deduct 100% of the cost of qualifying property placed in service in 2018, including certain vehicles (generally vans and larger trucks and SUVs).

The section 179 deduction is still available, but is subject to a $25,000 per-vehicle limitation for many GM SUVs, crossovers and pickup trucks. Also, passenger automobiles (i.e., sedans, coupes, and SUVs/crossovers/trucks weighing 6000lbs or less) are still subject to per-vehicle limitations on total depreciation (section 179 plus bonus depreciation) deductions ($18,000 for both cars and trucks placed in service in 2018).

Given the changes in the tax laws, bonus depreciation now provides the greatest benefit to customers purchasing trucks and vans for business use. Although section 179 and its per-vehicle limit still technically apply, they do not affect customers’ ability to immediately deduct 100% of the cost of certain vehicles.

In summary:

• Car deductions have gone from $11,160 to up to $18,000

• SUVs/Crossovers/Pickups up to 14,000 GVWR went from up to $25,000 with an aggregate limit of $510,000 to immediate expensing of 100% of purchase price

• Cargo Vans and HD trucks have gone from 100% of purchase price WITH an aggregate limit of $510,000 to 100% of purchase price WITH NO aggregate limit
