RECOMMENDATIONS
The following can be mandated in a 30 day order by prevailing code authority:
1. Replace controls for code compliance to the 1987 version of fire fighters service. Regard by
December 29th
, 2014. All other recommendations would be included and mandated as a result
of this improvement. Budget $490,000
2. Upgrade the existing receptacles in the machine room, pit area, car bottom and car top with a
GFIC receptacle. Budget $80.00 per receptacle including parts and labor. NEC 620-85,
Minnesota State Building Code Chapter 1307 / Conditions for Continued Operations for
Existing Elevators
3. Upgrade and improve the lighting in the machine room to comply with the required foot
candles by code. Requires additional florescent fixtures to meet the 10 foot candles. ASME
17.1 Rule 101.5a, Minnesota State Building Code Chapter 1307
4. Install new pit ladders top rung needs to be at 48” currently it is at 30”.

6. Install Phase I Fire Fighters Service instruction signage at the main floor key switch.
ASME 17.1 Rule 211, Minnesota State Building Code Chapter 1307, Phase II signage in
each elevator.
7. ASME 17.3 Report, see detail report.
8. Upgrade the existing safety edge with an infra red scanner per code.
9. Provide and install a Group II security key box in the machine room. Includes providing a
key for all access items for the elevator. Includes access, lunar key, fire service, fan, light,
inspection, etc. Properly label each. One required per machine room per facility.
(Inspector’s key box).
10. Machine room Climate Control ASME 17.3 Rule 2.2.4 Temperature Control. Machine
rooms shall be provided with natural or mechanical means to avoid overheating of the
electrical equipment and to ensure safe and normal operation of the elevator.

Provide a dedicated air conditioning unit to maintain the machine room temperature between
55 and 90 degrees at 85 per cent relative humidity. Includes all ducting, panning, wiring,
thermostat control.
ITEMS IN BLUE SHOULD RECEIVE A HIGHER CONSIDERATION OF ADOPTION EITHER
FOR RELIABILITY OR LIFE SAFETY.
