Daylighting Phase II – Mill Street Courtyard

• Graphic – design by Edgewater, hired by COY in 2012• Originally Daylighting was not part of the design requirements • However, COY is now looking at two places to do the daylighting, g p y g g

1. Between Mill Street and North Broadway and 2. Between Mill Street and Warburton Avenue.

• Challenges: 

1. Mill Street must remain a through street because it is the only public street that can allow emergency vehicles such as fire trucks to access 2 Mill Street (Block 2003, lot 42)

2. 25 North Broadway must get oil deliveries to the back of their building. (Block 2003, lot 20)

3. Legal contract between City and developer of 5‐7 Main Street (Block 2003, lot 37) that requires loading and unloading access at the back of the building on the loading dock.

Daylighting Phase III – River Park Center

• New Main Street Development Corporation received $8 Million grant from Empire State Development for the purchase of buildings from Ann Street to Nepperhan St.

• NMSDC is currently negotiating with 5 building owners to come to a mutually agreed upon settlement by the end of 2012 otherwise the YIDA will move to take the properties through eminent domain.

• The plan is to eventually raze the buildings, reinforce the exposed portion of the river and create a public park.

• The River is exposed in the triangle beyond River Park that is bordered by NepperhanA N S h l d El S

Daylighting Phase IV – Up River

Avenue, New School and Elm Streets. 

• This area is currently inhospitable and underwhelming. 

• A programmed, clean, and orderly City Park along the banks of the River would provide yet another venue for families and others to walk, read, play and learn about the important of the River in terms of the environment and history of Yonkers.
