Description Craiglaw Poultry Farm is a former poultry breeding farm which has recently been utilised for broiler production. The farm area totals 2.7 hectares (6.67 acres) and is located near to the village of Powmill in Kinross-shire. There are eight poultry houses, within the four buildings, all extending to a total productive area of 5,018 square metres (54,015 square feet). Two manager's houses are sited adjacent to the poultry buildings.

Location and directions Travelling either north or south leave the M90 at junction 6 (Kinross), take the A977 westwards, signposted for Kincardine. Continue through Crook of Devon to the village of Powmill. As you enter the village take the first left signposted for Aidie, continue for approximately 0.6mile. Turn right and the property will be in front of you.

Poultry Buildings The eight poultry houses are all constructed with a concrete floor, timber frame, brick and shuttered concrete dwarf walls under an asbestos sheeted roof. Each house has a productive area of 627.2 square metres. Ventilation is provided by 10 passive intake side vents and 10 extractor fans on either side wall - 20 per house. The buildings are currently equipped with track feeders, nipple drinkers, gas heaters and a daylight bulb control systems for poultry production. Hard-standing surrounds the four poultry buildings and there are concrete aprons located at each gable end entrance doorway.

Residential Properties Cottage 1 and Cottage 2 The two residential properties are situated adjacent to the farm entrance and poultry buildings. The two bungalows are of identical construction and layout and both would benefit from internal renovation. Both cottages have front and rear gardens which are laid down to grass.

The cottages are constructed from a timber frame with brick dado wall under a felt roof and benefit from double glazing and gas central heating. Accommodation comprises:

Services The property is supplied with 3-phase power. There is a 100kVA backup generator, with Perkins diesel engine and associated diesel tank. The cottages and poultry buildings are served by mains water. Foul drainage from the two cottages is to a septic tank and soak away, which is located to the east

of the cottages. Rain water is taken via drainage channels to the burn to the east of the site. There are eight underground holding tanks for foul drainage water produced in the poultry houses during clean-out operations for subsequent disposal off-site.

Fixtures and Fittings Prospective purchasers should note that the seller reserves the right to remove the internal feeder, nipple drinkers, gas heaters, generators and diesel tanks although these moveable items may be available for separate purchase by agreement. There are six 4,600 litre propane tanks located to the south east of the site, on a concrete base. These LPG tanks are subject to a rental/supply agreement and the tanks belong to the gas supplier.

Access The farm is accessed via a short hard-core track which leads directly from a B class road. There is good access for heavy goods vehicles.

Ancillary Buildings Ancillary buildings include a biosecurity shed with a steel profile sheeted roof which houses a backup generator, and a small pole barn tractor shed. The following buildings are also present:

Alarms The poultry buildings have the following animal welfare alarms in place: security, power, ventilation and water.

Surrounding Land There is concrete hard-standing surrounding the site for car parking and to allow HGV access for delivery of feeds and transport of chicken. The four poultry buildings are surrounded by hard core with concrete areas at all gable end access entrances. To the west of the first poultry building is a small area of grassland which is 0.7 acres (0.28 Ha) in size and has been used in the past to graze one horse.

Compliance and supply A permit is held by the Sellers in accordance with Regulation 7 of the Pollution Prevention and Control (Scotland) Regulations. Number: PPC/A/1016697 (12 July 2007). Interest at 4% above the Bank of Scotland base rate shall be payable on the purchase price from the date of entry until paid and that notwithstanding that the Purchaser may not

have taken entry. If the Purchaser fails to make payment within 14 days of the date of entry with all accrued interest the Sellers shall be entitled to resile from the missives and resell the subjects of sale without prejudice to his rights and recover damages from the Purchaser.
