a word from the PREZ... March is a great month and a busy one for your association – this year we celebrate St. Patrick’s Day on the 17th and Palm Sunday on the 30th. We have CE training scheduled on the 19th to bring you up-to-date on the new contract and title rules that take effect on August 1st, as well as the availability of completing the 14-hour Continuing Education online for those with licenses up for renewal on the 31st. Our Outreach Committee has scheduled a volunteer day for the Trinity Café on March 26th. We will also have a Linked In educational seminar on April 15th.
Don’t forget to sign up and participate in our Golf Tournament at TopGolf on April 22nd.
The Association participated in the Central Pasco Chamber of Commerce Fun Day on March 6-7.
Today would be a good day to start saving for your MLS subscription service. On April 1st, you will be billed for your MLS annual subscription—$342.00. Also, the week of March 9, iMapp will be available as a link in several places, including the Login Portal and Matrix.

Did You Know? What is Functional obsolescence vs. External obsolescence?
Obsolescence is a cause of depreciation in a property. A loss in value resulting from some internal
(i.e., functional) factor (e.g., poor design, outdated equipment) as opposed to an external factor (e.g.,
neighborhood change, highway relocation).
Functional obsolescence is a loss of value due to some structural defect such as outmoded plumbing or
inadequately designed fixtures. An example of functional obsolescence is one bathroom in a 12 bedroom
house.
External obsolescence is the diminished utility, or loss in value, from causes in the neighborhood but
outside the property itself, such as a change in zoning, loss of job opportunities and other external
detrimental conditions.

About Trinity Café:
Trinity Café serves more than 260 hot, hearty meals each and every day, including holidays. Anyone who comes to our door is welcome – without question or qualification. Since Trinity Café first began, it has served more than 892,000 meals.
Restaurant quality meals are served to homeless, hungry, and working poor. The meals are prepared by a professional chef and served by volunteer servers. The guests sit at cloth covered tables set with china dishes and silverware. They are asked for nothing in return – no mandatory religious services or counseling or work.
Our mission is to restore a sense of dignity to the homeless & hungry while serving a nutritious meal. We faithfully treat all of God’s children with dignity, compassion, love, and respect. Source: www.trinitycafe.org
On Feb 21st, 2015, The Central Pasco Association of Realtors (CPAR) received an award of Appreciation from the National Association of Real Estate Brokers (NAREB) for its support, which included sponsoring education programs during NAREB’s 68th Mid Winter conference, held February 18-22, in Tampa, Florida.
The National Association of Real Estate Brokers is a professional real estate trade organization founded by African Americans in 1947 in Tampa. With local chapters across the country, it embraces ideals and the mission of “promoting democracy in housing” for all Americans. For
more than 60 years, NAREB has participated in meaningful legal challenges, and has supported legislative initiatives that ensure the availability of fair and affordable housing.
CPAR is one of the few Realtor® Associations in Florida designated by the National Association of REALTORS® as an official course sponsor of Diversity programs. This designation enabled CPAR to sponsor both an Employee Assisted Housing course in January and an Expanded Housing Opportunities course during the NAREB conference. Fred Underwood, the Director of Diversity for the National Association of REALTORS®, also commended CPAR for their outreach working with similar organizations.

DBPR: Mobile App, Compliance Info

The mission of DBPR is to license efficiently and regulate fairly. One of the ways the department has grown more efficient over the years is through the use of technology. At DBPR, we constantly update our website with the latest news and information relating to the businesses and professionals we regulate and license. As time marches on, DBPR keeps pace by updating and improving access to our website for consumers and licensees. In the past few years, DBPR introduced a mobile app that makes it easier than ever for consumers to utilize the vast resources found on the DBPR website.
Using the DBPR Mobile app, consumers can verify licenses, check restaurant inspection histories, report unlicensed activity and read the Bottom Line directly from a smartphone or mobile device. The latest version of the app is available for free through the iTunes or Google Play app stores, and it is frequently updated to improve performance and provide additional functionality.
Some of the most in depth information on the DBPR website is the archive of restaurant inspection reports. To enable consumers to make educated decisions on where to have their next meal, the DBPR Mobile app allows diners to have the latest inspection information right at their fingertips, even on the go. Thanks to the DBPR Mobile app, consumers can dine out with confidence that the restaurant or food truck they choose meets the stringent safety and sanitation standards of the FDA Food Code.
The DBPR Mobile app is also the most convenient way to verify a license on the go. Instead of using a computer or telephone, the app enables consumers to quickly check the license status of a business or professional up to the last moment. Why question the status of a business or individual, when you can use the app to verify their license instantly?
If consumers have the misfortune of encountering an unlicensed individual; complaints can now be filed immediately with the “Report Unlicensed Activity” feature on the DBPR Mobile app. Individuals impersonating licensed professionals often change locations to avoid exposure. With the DBPR Mobile app, consumers can help stop unlicensed individuals and prevent them from victimizing other consumers. Using the app, consumers can submit photos, descriptions and details of suspected unlicensed activity. The Unlicensed Activity Program within DBPR exists to serve the state of Florida by vigorously examining compliance issues, comprehensively educating consumers about unlicensed activity and thoroughly investigating complaints against unlicensed real estate professionals.
DBPR relies on complaints from both consumers and licensees to help identify suspected unlicensed individuals. To help educate the public about the dangers of unlicensed activity, be proactive and encourage your clients to verify your real estate license. Additionally, if their new home or commercial property will require renovations, educate them about the types of construction services which require a state-issued professional license. DBPR licenses and regulates construction trades which impact the structure of a building and affect public safety, including roofing, HVAC, electrical and plumbing work.
During this fiscal year, which began July 1, 2014, DBPR has received 462 complaints against unlicensed real estate professionals and appraisers, resulting in 132 investigations and 35 Notices to Cease and Desist against unlicensed individuals in the real estate industry.
DBPR also has a coordinated media campaign with proactive public relations efforts including press releases, news coverage, social media and organization with industry associations to combat unlicensed activity statewide.
Per Florida Statute, DBPR collects $5 from licensees during the initial licensure and renewal periods to aid in the combat of unlicensed activity.
