Broadsword Security Services was founded in 1985 byJohn Granville. Initially providing property securitywith night watchmen and security patrols at random

times of day or night. One customer in those early days wasthe Bliss Tweed Mill in Chipping Norton who required securityduring the renovation of the buildings into apartments asbuilding materials and artefacts were being stolen.

John Granville was soon looking for another way to protectproperty. Night watchmen and random security patrols wereonly effective when physically on site and labour intensive,so electronic security systems was the way forward, they’reready to detect an intruder when the property is vacant andif it’s in the middle of nowhere, the intruder alarm system, iftriggered, would in those days play a recorded message overa telephone line to the local Police Station for them torespond and attend.

Technology has changed andimproved massively since thoseearly days and in some respectsequipment has become bettervalue for money. There arehowever increasingly moremanufacturers producing new technologies but alsocompeting with one another on cost therefore quality,reliability and conformance can sometimes suffer.

The journey started with the ‘PETALS’photograph taken by Pam, first used as thebasis for her ‘VENUS’ fabric and wallpaperrange. Pam decided to add a third dimension toimage and chose Esti Barnes, well known forher signature 3-D rugs, to bring this idea to life.

Pam approached Esti who used her skill andexpertise to transpose the photo into a rug.

Esti achieved the stunning effect through theuse of graduated colours and the combination ofsilk and wool, rather than to capture the imagethrough the use of carved pile. The samemesmerizing ‘trompe l’oeil’ effect has beensuccessfully used in Esti’s ‘EVERY STONE’ rugdesign.

Delighted with the rug, Pam came to Esti withan even greater challenge: to work with her on anew design – transposing a multi-hued photographof a Phuket sunset that Pam took during herhoneymoon into a rug.

The big difference between ‘PETALS’ and‘SUNSET’ was the subtlety and the considerablygreater number of colours in the latter. ‘It isexciting to take something 2-dimensional and turnit into a 3-dimensional object, where look and feelbecome important, without losing the artisticelement!’ says Pam.

Esti’s challenge was therefore more demandingand the project required 2manufacturers and 13months to complete.

The work involved visualizing and calculatingthe colour combinations to be used in each squareinch of the rug to be able to portray a real sunset.‘I only used 10 colours to achieve this look which isactually incredible when you see the finishedresult, as I didn’t want to go overboard with thecost involved in dying 60-70 different colours.I normally use this many with my graduatingdesigns, such as ‘OH! FRIEND’,’ says Esti. Throughthe skills of the weavers, the extensivecommunication back and forth with Esti’s studioand by combining the hues in different ways, the10 colours magically became 27. ‘It was like doinga jigsaw puzzle and the letters of the alphabet wereinsufficient to label the different areas with thedifferent colours’ she adds.

The result, however, seems to have made all thehard work worthwhile!

Buyers often ask this question whenpurchasing a home because it seemslike adding an unnecessary expense to

the buying costs. However, it is consideredwise to have a surveyor come and inspectthe property and report on findings because,as with many ‘second hand’ products(excluding new homes) that they have historywhich is useful to know. Not only does thesurvey highlight any construction and legalissues that may be present but they will alsoadvise on things to watch out on in the future;such asmaintenance issues.

Having a survey could be a cost-effectiveway to avoid unpleasant and sometimesexpensive surprises after moving in. Surveysshould therefore be considered asdocuments which add value to the property(if purchased) and seen as an investment asopposed to just an added cost. A house withthe benefit of a survey can fetch a higherprice in themarket.

What type of survey should I have? For a

Mortgage Loan, there will be a ValuationSurveyor who is sent to carry out a valuationon behalf of the Bank or Building Society butit is still recommended that you instruct yourown independent surveyor to carry out asurvey (Both Consumers’ AssociationMagazine ‘Which?’ and the Council ofMortgage Lenders give this advice.) This isbecausemortgage valuations are preparedfor your lender; not for you, the borrower.Therefore, reports do not highlight personalconcerns or give details of the condition ofthe property – just whether it offers suitablesecurity for your loan which is securedagainst it. The RICS offers two types of surveyfor buyers; A Building Survey (formerly a FullStructural Survey) or the HomeBuyer Report(HBR)

A Building Survey is a customised servicesuitable for all residential properties andgives full details of the construction andcondition. The Building Survey is especiallyrecommended for unusually built, run down,

Listed/older properties – or properties whichhave been significantly altered or with whichyou are planning amajor conversion orrenovation.

The RICS HomeBuyer Report includes aninspection, a report and a valuation. It isdifferent to a Building Survey in three ways:

1) It is designed formodern/new builthouses, bungalows and flats. (Flats andleasehold ownership have special termsfor consideration prior to purchase).

2) The HBR contains ‘Condition Ratings’(Scaled 1-3) to elements of the building,highlighting what the surveyor considersto be themost important issues ordefects whichmay require immediateattention or could affect the value.

3) The HBR includes the surveyor’sopinion of the current Market Value andReinstatement Cost for rebuildingrequired for insurance purposes.

If the survey highlights that there areproblems with the house – what should I do?A: Firstly, do not panic! Read the surveycarefully so that you fully understand whatissues have been raised and if you do notunderstand the terminology, do not hesitateto contact your surveyor and ask him themeaning of what has been said. Often buyerspanic when reading the Report and assumethe worst but, in most cases the problemsare solvable and not as bad as initiallyanticipated. Most Agents and Surveyors willexpect some issues to be highlighted within aReport, especially if the house is over 20years old. This does not mean that youshould not go ahead with the sale though.Speak to both your Agent and Surveyorabout the findings and liaise about workingthrough the problem areas and resolutionwith them.
