JUST because a home is advertised for auction does not mean you have to wait until the day of the auction to make an offer for it.

Through the estate agent you can make a pre-auction offer to the vendor if you have an interest in buying the home.

REIV research shows that in the past three weekends around three in 10 homes offered at auction and then sold were actually sold to a pre-auction bidder.

For the last three years, this kind of sale result occurred in around two in every 10.

This means that in the current market it can be important to consider making a pre-auction offer to avoid missing out on buying the home you want.

With that in mind there are a number of advantages in making an offer, even if the offer fails. A successful offer can allow you and the vendor to avoid the auction itself. It is also the case that even if your offer is unsuccessful, the vendor is less likely to sell to a higher bidder without giving you another opportunity to make an offer.

If you do make an offer it has to be an attractive one

that gets the vendor’s attention and convinces them not to wait until the day of the auction.

There are a number of things you can do to make the offer attractive: first, put the offer in writing; secondly, attach a time limit after which the offer expires. In some cases presenting the offer with a cheque for the deposit can really show the vendor that your offer is serious and that they may be better off not waiting until the auction.

It is also always advisable to obtain legal advice before signing the contract of sale.

WHY IS it necessary to spend money on advertising when you sell your home?

According to Barry Plant Torquay’s principal, Glenn Hardman, a well-planned and executed marketing campaign is critical to the success of selling your property.

“It must be designed specifically for your home,” Hardman said, “and communicate the features that will attract the maximum number of potential buyers to inspect it.

“In essence, the better the marketing campaign, the greater your chances are of obtaining the best price.”

At Barry Plant in Torquay, they ask you to participate in planning the campaign and take whatever time is necessary to talk through the various options with you for marketing your home.

Their consultants possess a clear understanding of the principles of marketing residential property and will put forward suggestions but they respect the fact that it’s your home and you – better than anyone

which is appropriate for the sale of your home and present it to you for your approval.

The costs associated with marketing your homeThe costs of marketing vary from property to property, but Hardman says that his consultants never work to any pre-determined cost structure for marketing but will present you with a suggested budget after they have completed the planning process with you.

“Our objective is to develop a marketing campaign that will effectively deliver the right message to buyers at a reasonable cost to you,” Hardman explains.

“There is no point in over-spending on a marketing campaign but we will ensure the budget recommended is entirely adequate for reaching all potential buyers currently in the market place that are looking for a property like yours.”

Tips on how to beatany future rate rises

AS CONSUMER confidence continues to fall in the face of increasing concerns over future rate rises, Hank Moerenhout from Torquay First National Real Estate advises home owners to plan now to avoid unnecessary stress and the potential of losing the family home.

“While the Reserve Bank has held interest rates for the time being, further rate rises in 2010 are inevitable, along with the strong possibility that living costs will also go up,” Moerenhout said.

“Which is why we are suggesting people take a good look at the household budget and start factoring in how they will meet these challenges in the coming year.

“Even a one per cent increase in interest rates, which is expected by the end of 2010, will translate to extra repayments of $193 per month on a $300,000 home loan, which may force many homeowners to

default on their mortgages and lose much of the value they have built up in their homes.

“But there are some simple steps we advise homeowners should consider when planning for these future interest rate rises.”

Minimise the home loan balancePay off as much as you can over

and above the minimum monthly repayments. There are a number of ways this can be done, including making fortnightly rather than

monthly repayments; putting any additional cash into the mortgage (eg. live off the amount of last year’s wages and put any wage increases into the home loan), chart spending and expenses and any surplus achieved as a result should go into the mortgage.

Consider refinancingThere are often better deals to be found in a competitive market and even a small reduction in the home loan rate can significantly reduce the mortgage over the long term. Even if you do not refinance, make sure the valuation on your home is up to date and reflects recent price increases.

Prepare a budgetDraw up a budget, clearly outlining all your expenses and spending and factor in rates two per cent above the actual current level.

Consolidate debtPut all debts under the one umbrella – the housing loan. Home loan rates are often much lower than those of credit cards or car and personal loans.

“Your home is not just your major asset, it is also where you live, so it is important that it does not cause you stress,” Moerenhout said.

The ships complement counted 24 all hands, including five apprentices and one old man of 70, all British except the Norwegian carpenter.
