Make it easier to sellIf you’re serious about selling, then make it easy for your agent. Make sure they have a set of keys and that you allow them to carry out viewings at short notice. We also recommend vacating the house and letting the agent do their job without you following the prospective buyer into each room. Remember, it just takes one buyer to sell your property, so try not to postpone a viewing as the buyer may question your intention and motivation to sell.

energy performance Certificates (epCs)Currently, by law, all homes for sale must have an EPC which will help assess and communicate how energy efficient a property is. This requirement replaces the previous obligation to have a Home Information Pack (HIP) in place. Your agent will be able to help you arrange an EPC quickly.

prepare the house for viewingsYou want to make your house stand out for all the right reasons - both for the initial agent viewings and ultimately prospective buyers! Spend a weekend de-cluttering, remove piles of washing, stacks of books and any kid’s toys! Maybe a lick of paint too or perhaps a carpet clean. Don’t forget the outside as well - mow the lawn, do that weeding and move any obstacles there maybe - wheel barrows, lawnmowers and so on!
