To Buy or Not to buy…. that is the question?

Well you don’t have to buy, of course, and renting is a perfectly good solution to a housing need. But for most aspiring purchasers renting is a short term requirement rather than a long term need.

So, why buy? Affordability, choice, flexibility, security of tenure, forced savings, low stamp duty and the relatively low cost of paying a mortgage versus the cost of renting are all reasons to consider becoming a property owner in the current climate.

For me, however, the biggest factor I hear everyday is the growing realisation that the decrease in house prices, at up to 60% and more, is largely over and this is borne out by the diff iculties current buyers are experiencing while trying to buy houses in certain locations. Believe it or not, there is a distinct lack of supply of quality family homes in certain locations and when buyers do f ind the right house, competitive bidding is often experienced due to the lack of similar properties available. This is not surprising as the numbers of properties coming to the market is down by 10% this year and the number of buyers registering with us is increasing.

Buyers remaining on the side lines of the property market are not necessarily going to have it any easier by waiting, as the current supply shortage in certain areas is likely to continue. You can decide not to buy but you have to live somewhere which is what is fuelling rent increases. Not surprisingly rents have bottomed out and are rising.

We all know what happens when supply is low and demand is increasing. I pose the question, is this is the tipping point?…..only time will tell.

Slow cookingmakes a cOmeback

Whether you use an electric slow cooker or a more traditional oven or range, slow cooking is a great way to prepare tasty, wholesome meals with minimal ingredients and fuss – so get ready to set and forget!

• 2 smoked ham hocks • 1 bay leaf • 1 tbsp olive oil • 1 onion finely chopped • 3 garlic cloves finely chopped • few sprigs of thyme • 3 carrots peeled and chopped • 225g artichokes peeled & sliced or parsnips • 125g yellow split peas • 100ml dry cider • 600 hot vegetable stock

1. Put ham hocks and bay leaf in slow cooker and cover with 3 pints of water, cover and cook on high for 4hrs. Remove hams and peel away the skin and discard.

2. Heat oil and add the onion and cook un-til soft, stir through the garlic, thyme, carrots and artichokes and cook for a few mins. Stir in the split peas and add the cider and stock, transfer everything to the slow cooker and add the ham. Cover and cook for 8hrs on low.

Serves 4 – 6

325g dried black beans – soaked

overnight and drained • 1 tbsp

olive oil • 1 onion finely chopped

• 3 garlic cloves finely chopped •

1 small butternut squash, peeled,

deseeded and diced • 2 red peppers

deseeded and diced • 2 x 400g cans

of chopped tomatoes • 1 small green

chilli, deseeded and diced • 600ml hot

vegetable stock• 1 mango, peeled, stone

removed and diced • bunch of chopped

coriander • chorizo or spicy sausage

can be added for a meaty option

1. Put beans in pan of water, bring to the

boil and drain.

2. Cook the onions for 3mins in the oil

until soft, season with salt and pepper and

add the garlic, add the butternut squash and

cook for a minute.

3. Preheat slow cooker and transfer

everything to the slow cooker with the

tomatoes, chilli and beans. Cover and

cook on low for 6-8hrs. Add the mango

and coriander and stir through. Serve with

soured cream and rice.

BRAZILIAN BLACK BEAN AND PUMPKIN

OSSO BUCCOServes 4 – 630g plain flour • 4-6 pieces of veal shin on the bone • 2 tbsp vegetable oil• 30g butter • 1 carrot peeled and thinly chopped • 2 onions finely chopped• 250ml white wine • 400g chopped tomatoes • 1 garlic clove finely chopped• grated zest of 1 orange • 120ml hot chicken stock

FOR THE GREMOLATASmall bunch of flat leaved parsley chopped • grated zest of 1 lemon• 1 garlic clove finely chopped

1. Coat the veal in the seasoned

flour, heat the oil and butter and

brown the veal in batches on all

sides and transfer to a plate.

2. Next add the carrot and onions

to the pan and cook until soft,

add the wine and reduce

by half. Stir in the toma-

toes, garlic and orange zest

and season. Transfer every-

thing to the slow cooker and

lay the veal on top and add

the stock. Cover and cook on

auto/low for 6-8hrs.

3. Serve veal on warmed

plates, spoon the sauce on top

and sprinkle with the mixed

gremolata.

Poor insulation – the fastest and most cost effective way to reduce energy waste is good insulation. Check your attic insulation levels and in older properties check your floors, energy can escape easily through floorboards

CheCk oPen firePlaCes – is your heating literally disappearing up the chimney? It’s estimated 70% of energy escapes through an open fire.

CheCk windows and light fixtures for drafts – light a match or incense stem and see where the smoke goes.
