The site identified for the development is located amidst the heart of Colombo “Pettah” adjoining to Central Business District of Fort. With convenient access to all city amenities and the Commercial HUB of Colombo, has a great potential for a high end mixed development. City vistas at higher levels will be fantastic since Colombo is still a Greener City compared to most of is competitors in the region.

The presence of Fort Railway Station and Colombo Harbor adds value to any development next door, but with number of high-rises coming up in the area, parking provision and traffic management will be a major issue that needs to be addressed.

Raffles Education Corp. is taking the site into account for building a university for Post-graduate studies, Management training institutes, Accomodation for institute students (Dormitories), a City Hotel and if possible, certain Retail outlets andCommercial areas will form a viable proposition for an investment that will justify the large investment on land.

There is a high potential for small offices, City Hotel and serviced apartments in the area and it is thought a mixed development consisting of these activities will form a viable proposition for an investment that justify the large investment on land. The development will consist of four main activities such as: parking, offices, city hotel and serviced apartments. In order to address parking issues that might arise due to development of the area currently used for parking, it is proposed 3-4 levels of parking to be operated as a ‘Public Car Park’.

An amenity floor with a food court, supermarket and other common services will be created above the parking level to cater for offices and occupants in serviced apartments.
