Step 4 : Audit - Lux Audits
• Are areas over lit? • Identify, redesign and
change light fittings
• Consider:– OHS Act– Marketers needs– E.g. Wimpy 25% over lit
Step 5 : Design - Thermal Modelling
• Optimise Building orientation for lowest thermal gain• Benefits:
– Reduced demand on HVAC
– Increased shade on shop fronts
Step 6 : Design - Challenge the current standards
• Replace black ceilings with white for improved light reflection
• Use reflective paint on walls and ceilings……light & space• Soften the angle on the vertical bulkheads to deflect light

Step 7: Design - Value Engineering
As a result of ongoing monitoring of Demand Profiles across sites- Site Power Infrastructure down graded:
– From 250kVA to 100kVA (Target is 50 kVA)– Lighter supply cables– Generator downsized by 150kVA
Step 8: Our Partners - Wimpy and Corner Bakery
• Agreement reached on reduction of lux levels• Scrapping of dropped ceilings and bulkheads so as not to
block out the daylight• CO2 and Humidity sensors on extract fans : instead of
operating 24/7, fans now activated by grilling activity• Variable speed drives fitted to extractor fans • Motion sensors in stores and cold rooms• Move towards gas appliances where feasible• Investigating induction cookers • Access to training manuals

1) Measuring and Managing- On site remote metering
• Pro-active Demand Management• Voltage Optimisation• Tariff Analysis• Invoice Verification• Carbon Footprint
2) Day-light Harvesting- Lighting accounts for 22% of electricity costs- 90% saving during daylight hours- Ceilings have to be white for reflecting light- Under ceiling bulkheads need to tilt at 60 degrees to deflect light onto shelving
3) Indirect Evaporative Cooling – Solar powered
- AC Cooling accounts for 23% of Electricity costs Powered by PV panels (reverts to grid after hours)
The saving is R 51,888 pa

- AC Cooling 23% & Refrigeration 16% of Site- Reduces load on cooling
5) LED Bi-Level Canopy Lighting with sensor
• LED Canopy lights with a light and motion sensor• Proven saving of 90% versus the 400w metal halide
6) LED Lighting Internally with lux and motion sensors
• LED lighting throughout • Sensor automatically maintains lux levels • Motion sensors in stores and cold rooms switch off
automatically• No light switches in service areas

7) Voltage Optimisation
• Direct the mains supply via a voltage optimiser tapping the voltage down to 216 - 222 range
• Benefits:
– Voltage spike protection
– Power factor correction
– Improved Harmonics
– Reduced maintenance costs
– Guarantees on projected savings
– Only pay for 222 volts
– Saving of 16%
8) Hot Water – Solar
• Benefits:
– Grid independence
– Reduced electricity costs
OR: Hot Water - Heat Pump
• Benefits:
– Hot water generated at a high co-efficient of performance
– Water heated on demand
– Not limited by sunlight
9) Solar Roof Void Venting Fan
• Benefits:
– Air-conditioning units operate at lower capacity due to the reduced heat in the roof void
– Enhances the life of the Air-conditioning Equipment
10) Isofoil Roof Insulation
• Benefits:
– Double the current insulation : Greater U Value
– Eco-Friendly : made from recycled coke bottles
11) Thermal Imaging
• Use Infrared imagery to evaluate the air-tightness of building
• Benefits:
– Reduced demand on HVAC
– Ensure proper installation by contractors
– Identify areas to be improved at existing sites
12) Window Films
• Benefits:
– Reduce solar gain through windows
– Reduced sunlight on perishables
– Staff comfort
13) Water-wise fittings
• Benefits:
– Water savings : Waterless Urinals, Flapper-less Toilets, Aerated taps and low-flow shower fittings
– 100% saving on urinals
– 30% on others
14) Site Water Harvesting
• Rainwater harvesting• Benefits:
– Free resource
– Currently used for watering
– Will be developed for toilet flushing
15) On site power generation
• 3kW PV array piloted to run air conditioning• 5 year < payback• Roll out where:
• Grid unstable• Use of generator is significant (R4 per kWh)• Electricity Costs justify payback
