Case Study: The Water-front Project Muscat - Sultanate of Oman The Client: The Water-front is a premium development by S&T Real Estate. S&T Real Estate is a part of S&T Investment Holding (STIH). Founded in 1977, S&T Investment Holding is a leading business conglomerates, headquartered in Oman, with operations in 15 countries, with a well- earned reputation for excellence, innovation and quality and employs a multicultural and ethnically diverse staff of over 6000 people. The Project: The Water-front is a mixed-use development offers over 25,000 square meters of leasing space for commercial, business, retail and F&B outlets. Developed over five storeys with three basement levels of integrated car parking, The Water-front’s is the only leisure destination of its kind in Oman with external eating areas, walkways and promenades, and a new seafront with access to the beach. The Water-front project is a major mixed use complex located in the international commercial district of Al Shatti, Muscat, Oman. The scheme comprises of 25,000 square meters of development with retail taking centre stage to the ground and first floor levels, spa and hospitality facilities to the second floor and executive offices to the upper floors. This is complemented with a total car park of 700+ parking spaces (approx. 350 no’s of Outdoor and 356 no’s of basement Carpark) The facade and interiors are designed based on cultural context, with a mix of contemporary and modern architecture. The Water-front is a new and innovative mixed- used development that will influence the urban lifestyle targeting a variety of demographic groups. The client decided on a centralised source of chilled water to cool the project and decided to go with chilled water and a central plant that required metering solution that would manage energy consumption by each occupant throughout the project. It also required a solution where by the building owners would be able to to bill tenents for the actual amount of energy that they consumed and to accurately measure thermal energy and bill tenants for energy usage. The Solution:

Understanding exactly where and when energy is used is the first step towards leading the community as a whole to become more efficient. The BTU meters accept signal inputs from two matched high precision temperature sensors and a ultrasonic volumetric flow meter. The measurement systems are placed out of the view of building occupants, yet are accessible to maintenance personnel. The data provided include totalized energy, energy rate, volume total, volume rate, supply temperature and return temperature.

In addition to precise measurement, accurate data collection and trending was a high priority for the metering program.

In addition to billing building tenants according to the amount of energy they consume, facilities managers can track performance to identify system deficiencies and problems. For example, data from the BTU meters helped to identify a pump that was out of sequence, a problem that otherwise would have gone undetected.

More than 200 BTU & Water meters are in use on the commuity and the number is growing. Future phases of the development include another commercial building in the neighbourhood.

With comprehensive data concerned chilled water production and usage available, the developers at The Waterfront project know the chilled water system is readily expandable to meet expanding needs.
