There have been a number of companies advertising and contacting owners with false promises that they are able to eliminate you of all financial responsibility by getting you out of your contract or even by transferring the title of your timeshare week to another party. These groups often charge up-front fees ranging from $3,000-$5,000 and will not absolve you of your ownership responsibilities. Falling for these false claims leaves owners at a significant monetary loss and still responsible for the

mortgage payments and maintenance fees.Protect yourself and your timeshare

If you are looking to transfer your ownership to a new owner, a good place

to start is to contact family or friends to see if they are interested. Gold Card membership is transferrable to family members, so they can enjoy the benefits you have enjoyed over the years, too. You can also use a reputable resale company to assist in the process of selling your timeshare. We are happy to announce that we have plenty of inventory in our RCI spacebank account to offer the Trading Power Boost program this year!

We want to make sure that you’re not only informed of the program but that you know how to quickly and easily sign up for it. This includes payment of your 2021 maintenance fee and a note to request the boost before the 1st of November, 2020. This request can be sent as an email, but fax and snail mail requests are also acceptable for your convenience.

In the message it is important to include your association ID number as well as your name and your RCI weeks member number. This is so that we can keep track of each individual's needs. If you send us an email then your request will be replied to within two business days, however the transfer may take up to 10 business days due to the volume of requests.

Like most email accounts, ours too experience the unfortunate case of spam. In these types of instances, if you do not receive a reply from us within two business days, please feel free to check up on your request.

We operate on a first come, first serve basis, so boosts will decrease in their value as they are being distributed to those who sign up early. The highest boost that we have currently is 20 points. Since we want to cater to all of you, we want to make sure that you send in your request as soon as possible.

Boosts generally last between 30 and 60 days from the date that they are transferred, however you have no obligation to travel directly on the boost unless you have an interest in traveling in the next 30 days. We do expect you to

combine it with other deposits in your RCI account. If you plan to combine this week, it will automatically extend its expiration date for your convenience. There is a combination fee (or extension fee), but you can choose the option that is the most fitting for you. The best way to make the most informed decision is to contact RCI at 844.874.5792 and find out the exact cost.

Although there are many dynamics to attaining a boost, there are many benefits and it will allow you to strengthen and improve your trading power by combining this old deposit with your already existing deposit in RCI.

Keep in mind that this offer is for 2020 and may not be available in 2021 if there are no leftovers.

ASSUMPTIONSLuxury Units:

Woodstone Luxury unit owners’ 2020 total annual maintenance fee billed will be $899 which is a 5% increase from the 2019 annual maintenance fee of $855. The $899 annual maintenance fee for 2020 is comprised of a $697.20 assessment for time-share estate occupancy expenses, net of other income, and a $201.80 assessment for replacement reserves.

$697.20 assessment for time-share estate occupancy expenses, net of other income is calculated by dividing the budgeted 2020 Woodstone Luxury time-share estate occupancy expenses, net of other income earned, by the total number of estimated equivalent annual week Luxury owners in the project. The time-share estate occupancy expenses, net of other income earned, are projected to increase 1.9% in 2020. Included in the assessment for time-share expenses is bad debt reserve expense assumed to be 8.5% of 2020 billed assessments.

$201.80 assessment for replacement reserve represents an 18% increase from Woodstone Luxury unit’s 2019 assessment for replacement reserve.

For Biennial owners who selected the Internal Exchange (IE) option at purchase, there is an additional $50 charge ($25 per year) that is assessed on top of the budgeted amount. This IE charge will be included in the annual maintenance fee billing.

Deluxe Units:Woodstone Deluxe unit owners’ 2020

total annual maintenance fee billed will be $870 which is a 5.5% increase from the 2019 annual maintenance fee of $825. The $870 annual maintenance fee for 2020 is comprised of a $674.71 assessment for time-share estate occupancy expenses, net of other income, and a $195.29 assessment for replacement reserves.

$674.71 assessment for time-share estate occupancy expenses, net of other income is calculated by dividing the budgeted 2020 Woodstone Deluxe time-share estate occupancy expenses, net of other income earned, by the total number of estimated equivalent annual week Deluxe owners in the project. The time-share estate occupancy expenses, net of other income earned, are projected to increase 2% in 2020. Included in the assessment for time-share expenses is bad debt reserve expense assumed to be 8.5% of 2020 billed assessments.

Casa Units:Woodstone Casa unit owners’ 2020 total

annual maintenance fee billed will be $730 which is a 5% increase from the 2019 annual maintenance fee of $695. The $730 annual maintenance fee for 2020 is comprised of a $566.14 assessment for time-share estate occupancy expenses, net of other income, and a $163.86 assessment for replacement reserves.

$566.14 assessment for time-share estate occupancy expenses, net of other

income is calculated by dividing the budgeted 2020 Woodstone Casa time-share estate occupancy expenses, net of other income earned, by the total number of estimated equivalent annual week Casa owners in the project. The time-share estate occupancy expenses, net of other income earned, are projected to increase 2% in 2020. Included in the assessment for time-share expenses is bad debt reserve expense assumed to be 8.5% of 2020 billed assessments.

$163.86 assessment for replacement reserve represents an 18% increase from Woodstone Casa unit’s 2019 assessment for replacement reserve.

The Association will make a combined contribution to its replacement reserve fund in 2020 of at least $4,581,500 funded by the replacement reserve assessments noted above.

There are no other reserves being funded by the Association.

Neither the developer, nor any of its affiliates, are providing any services to the Association that are not being billed to the Association or reflected in its 2020 budget except as noted below:

• An affiliate of the Developer is the managing agent for the Woodstone Time-Share Owners Association. The managing agent may waive all or part of its management fee in 2020 if the Association does not have the resources to pay for it.

• The Developer is responsible to fund any operating deficits the Association incurs while it is still under developer control.

The 2020 WTOA budget was prepared by the Association’s Treasurer.
