This leaflet contains information on the proposed Capitalworks to be carried out in the 2009/2010 financial year.This years programme will again concentrate mainly onworks that will help us to achieve the Decent HomesStandard by 2010.
The table below illustrates the number of properties planned foreach of the main elements of work in the two housing areas. Allthese works are subject to survey.

Kitchen and bathroom replacements
The kitchen and bathroom installation programme is now into itsfourth year and will continue to be rolled out across the Borough in2009/10.
A survey of all the properties in this years programme will beundertaken to find out the condition of the existing kitchen andbathroom. Kitchens and bathrooms that already meet the DecentHomes standard will not be included in the replacementprogramme. Properties that are included in this years programmewill receive confirmation by letter.
Customers will be invited to attend a choice event at a locationclose to their homes, to see and choose from the kitchen andbathroom samples on display. It will also provide an opportunity tomeet staff from Stockport Homes and also the Contractor who willbe involved with the installations. Kitchen and bathroom surveysand replacements will take place in the following areas this year:
Seven contractors have been appointed through GM Procure tocarry out the kitchen and bathroom replacements this year. Thecontractors are as follows:

In addition to the above schemes planned maintenance andsustainability works will also be undertaken. The plannedmaintenance works will include projects such as external painting,upgrade works to balconies, railings and gates and DisabilityDiscrimination Act (DDA) and fire safety works.

Heating Replacements
Following a concentration on this area, this year will see a smallprogramme of heating replacements, referred to as a ‘Mop-Up’which will aim to complete those properties that have not beendone in previous years.
These works will be carried out in the following areas:
Rewires
Rewires will be carried out across the Borough. A large proportionof this work will be undertaken in conjunction with the kitchen andbathroom replacements. The rewires will be carried out to therelevant properties in the areas identified below.

Overcladding and Roofing to non-traditional properties
The overcladding and roofing works to non-traditional propertiesimprove the aesthetics of the area as well as delivering aconsiderable saving on customers’ fuel bills.

Various works will be done across the Borough including lift replacements, paintingworks, and health and safety works which we are required to carry out due toregulatory and legislative requirements.

We understand that nobody likes upheaval in their home. However,some of the works to be carried out are extensive and it isinevitable that disruption will be encountered.
