examples of how to save money by cutting back on discretionary spending. They’re all good ideas, but even with the best of intentions, some people have

trouble controlling the impulse purchases.If it’s tough to muster up the self-control not to spend when

you have money in your account, trick yourself into thinking you don’t have the money to spend.

“If you have trouble saving because you’re a chronic spender, make your savings automatic,” says Raymond Chun, a senior vice president at TD Canada Trust. “When you transfer small amounts to your savings account regularly, you may not even notice a difference in the money you have to spend day-to-day, but will see a big difference as you watch your savings grow.”

Chun offers his adviCe on how Canadians Can “triCk themselves” into saving:» Save it before you see it: A pre-authorized transfer of a portion

of your paycheque into a tax free savings account (TFSA) or to another high-interest savings account will help you put money aside before you see it or get a chance to spend it.

» Save every time you spend: Some banks offer programs that allow you to automatically transfer a small pre-set amount into you savings account with each debit purchase or ATM withdrawal. That means every time you buy your groceries or pay for gas, you could be saving without even trying.

» Know what you can spend: You should aim to save at least 10 per cent of your pre-tax income. So, once you have automated your savings and covered bills and other financial obligations, you can treat yourself with the knowledge that you are responsibly setting aside money for the future. Watch your account balance carefully, especially in the first few months of the automatic transfers, to make sure you don’t spend more than is available. NC

02 Lock your doors 24/7 — 50 per cent of all break-ins are through unlocked doors!

07 Been at the same house for a while? Replace your outside locks as you’ve probably given out your house key a lot through the years.

2012 residential sales activity

Combined residential sales activity in the City of Calgary in 2012 soared close to 15 per cent above the previous year totals, according in figures released by the Calgary Real Estate Board (CREB).

The combined residential sales – single-family homes and condos – within city limits for 2012 totalled 21,207, a 14.7 per cent increase over the 18,496 in sales recorded in 2011. The combined residential sales in the month of December were 1,083 up 5.7 per cent from December 2011’s 1,025 sales.

Meanwhile, single-family sales in December in the City of Calgary were 745, a 3.9 per cent hike over December 2011’s 717, although a 25.9 per cent drop from the 1,006 sales in November.

Condo apartment sales in the City of Calgary totalled 219 in December, a 19.7 per cent increase over the 183 sales recorded in December 2011, but a 13.4 per cent decrease from November’s 253. Condo townhome sales were 119 in December, an 4.8 per cent drop from last December’s 125 total, and down a whopping 39.9 per cent decline from the 198 in sales recorded in November.

The drop in sales from November to December “is very seasonal, we typically see activity drop off in December,” says CREB president Bob Jablonski, but adds the good news is “the sales in 2012 we’re better than what we expected at the beginning of the year.

“As time went on, the confidence in the local marketplace increased and it helped

maintain sales,” he says. “We definitely saw recovery from 2011 and enjoyed a balanced market.”

Jablonski was surprised at the continued drop in inventory throughout 2012. “The listings are down quite a bit. New listings are coming on, but when people see what’s new on the market they zoom in on it and if they see value, it moves quickly.”

The number of new listings added for combined residential sales in Calgary during 2012 totalled 31,847, down 6.5 per cent from the 34,068 added in 2011.

The number of new single-family homes listings added in December totalled just 626, a 45.9 per cent drop from November’s 1,157, and down 16.9 per cent from the 753 new listings added in December 2011.

New condo apartment listings added in December were 143, down 50 per cent from the 286 in November, and a 28.1 per cent drop from the 199 recorded in December 2011, and new condo townhouse listings in December were 113, down 39.9 per cent from the 188 added in November and a 8.9 per cent drop from the 124 added in November 2011.

With the drop in inventory, it was clear that buyers who couldn’t find what they were looking for in Calgary looked to the surrounding towns, as residential sales were up 20.6 per cent compared to 2011.

The decline in inventory also helped to boost prices during 2012. The average price for combined residential sales for the year was $428,655 up 3.44 per cent from 2011’s average of $414,391.

The benchmark price for single-family homes in the City of Calgary in December was $434,800, an 8.7 per cent hike over the $399,900 price in December 2011, and up slightly from November’s $433,600.

Meanwhile, the benchmark price for condo apartments in December was $248,700, 5.4 per cent higher than last December’s $236,000 and up a notch from November’s $248,000. The condo townhomes’ benchmark price was $284,100 in December, up 4.2 per cent from December 2011’s $272,700, and up slightly from November’s $282,800.

“The lack of inventory put some upward pressure on prices, and prices steadily increased during 2012, but we didn’t see a big uptick,” Jablonski says. “We enjoyed a more normal marketplace and with more people coming into Calgary, more jobs being created and continued confidence in the local economy, we should see the market continue along this course in 2013.”

Meanwhile, single-family sales in December in the City of Calgary were 745, a 3.9 per cent hike over December 2011’s 717, although a 25.9 per cent drop from the 1,006 sales in November.

Condo apartment sales in the City of Calgary totalled 219 in December, a 19.7 per cent increase over the 183 sales recorded in December 2011, but a 13.4 per cent decrease from November’s 253. Condo townhome sales were 119 in December, an 4.8 per cent drop from last December’s 125 total, and down a whopping 39.9 per cent decline from the 198 in sales recorded in November.

The drop in sales from November to December “is very seasonal, we typically see activity drop off in December,” says CREB president Bob Jablonski, but adds the good news is “the sales in 2012 we’re better than what we expected at the beginning of the year.

“As time went on, the confidence in the local marketplace increased and it helped

maintain sales,” he says. “We definitely saw recovery from 2011 and enjoyed a balanced market.”

Jablonski was surprised at the continued drop in inventory throughout 2012. “The listings are down quite a bit. New listings are coming on, but when people see what’s new on the market they zoom in on it and if they see value, it moves quickly.”

The number of new listings added for combined residential sales in Calgary during 2012 totalled 31,847, down 6.5 per cent from the 34,068 added in 2011.

The number of new single-family homes listings added in December totalled just 626, a 45.9 per cent drop from November’s 1,157, and down 16.9 per cent from the 753 new listings added in December 2011.

New condo apartment listings added in December were 143, down 50 per cent from the 286 in November, and a 28.1 per cent drop from the 199 recorded in December 2011, and new condo townhouse listings in December were 113, down 39.9 per cent from the 188 added in November and a 8.9 per cent drop from the 124 added in November 2011.

With the drop in inventory, it was clear that buyers who couldn’t find what they were looking for in Calgary looked to the surrounding towns, as residential sales were up 20.6 per cent compared to 2011.

The decline in inventory also helped to boost prices during 2012. The average price for combined residential sales for the year was $428,655 up 3.44 per cent from 2011’s average of $414,391.

The benchmark price for single-family homes in the City of Calgary in December was $434,800, an 8.7 per cent hike over the $399,900 price in December 2011, and up slightly from November’s $433,600.

Meanwhile, the benchmark price for condo apartments in December was $248,700, 5.4 per cent higher than last December’s $236,000 and up a notch from November’s $248,000. The condo townhomes’ benchmark price was $284,100 in December, up 4.2 per cent from December 2011’s $272,700, and up slightly from November’s $282,800.

“The lack of inventory put some upward pressure on prices, and prices steadily increased during 2012, but we didn’t see a big uptick,” Jablonski says. “We enjoyed a more normal marketplace and with more people coming into Calgary, more jobs being created and continued confidence in the local economy, we should see the market continue along this course in 2013.”
