INSPIRATION, ANDA FEW SURPRISES AWAIT

The Bank of Canada recently pegged the trend setting interest rate at one per cent – for the 29th time in a row. It’s great news if you’re in the market for a new home and mortgage, but how long can this last?

Experts predict interest rates will stay put until at least mid-year,but don’t take their word for it. If you’re considering buying a home, get pre-approved for a mortgage while rates are still low. This locks you inat the current low rate for between 90 and 120 days, while you shop without the worry of rate increases in the short term.

Aside from that peace of mind, do your due diligence and get the financial facts before you sign on the dotted line. Canada Mortgage and Housing Corp. offers some tips to help you manage your mortgage:

» Calculate what you can afford. Your monthly housing costs (mortgage principal and interest, taxes, utilities and monthly condo fees) shouldn’t exceed 32 per cent of your gross monthly income. Your entire monthly debt load (including housing costs, car loans, credit card payments, etc.) shouldn’t exceed 40 per cent of your gross monthly income.

» Don’t spend the maximum you can afford. It’s wise to set aside some savings for a rainy day.

» Choose the shortest amortization period. This will increase your monthly payments but can also save a small fortune in interest payments over the life of your mortgage.

» Stress-test your mortgage at a higher rate. If you can still afford to makeall your payments, you’re sitting pretty when rates do finally rise.

It’s that time of year again. The warm spring air gets us in the mood to pull everything out of the

garage and re-organize! If you’re fortunate to have a garage, you can’t afford not to maximize this precious space. This area needs to store so much more than just your vehicle.

But wait! Don’t go to all that work again this year without a plan to create long-lasting storage solutions. Prevent your “stuff” from taking over this much-needed storage space with these simple tips:

» Before you purchase any new garage storage systems, identify categories or zones for the items you absolutely need to keep.

» Sketch a quick plan including all of your “must-have” zones: sports gear, tool bench, car supplies.

a clutter-Free garage» Use every inch of vertical space and ceiling height to maximize “out-of-

the-way” storage.» Functional storage should be visible and easily accessible. Use clear

containers, and label everything! » Create a shopping list of products that will provide the best storage

Living in Quarry Park just got easier with tHe Gates

a gorgeous boutique-style condo is opening the gates to affordable luxury in the estate community

of Quarry Park without compromising on space, quality or features. And it is being well received by buyers.

Remington Development Corporation is crafting The Gates, a three-storey building featuring just 32 homes. It has proven so popular that 50 per cent of the suites have been reserved by interested buyers prior to the scheduled June open house at Remington’s presentation gallery.

“Interest in the project is really strong because of value and location,” says residential director Glen Deibert. “We’ve almost completed the parkade and we’ll be celebrating the raising of the walls above ground at the June opening. Buyers eager for launch of carlisle’s legacy gate

a long line of people eager to buy affordable, quality-built condos is expected when the Carlisle Group

launches sales at Legacy Gate in the beautiful south Calgary community of Legacy on May 3.

If early registrations, which tallied 350 interested buyers in the first four days, are any indication, “a lot of people are looking forward to buying a home at Legacy Gate,” says Jim Bryce, vice-president of sales and marketing for Carlisle Group.

“Our projects normally sell out before they are completed, so you

need to get in early if you want to buy,” he says, noting Carlisle’s Lakeview in SaddleRidge building is in the framing stage, with 150 suites and only three are still available.

The driving factor for buyers is the price – Legacy Gate offers an exceptional price starting in the $130,000s and ranging up to the low $200,000s.

“We can offer that kind of pricing because of our volume,” Bryce says. “We currently have more than 4,000 units either under construction or in pre-construction. With this many homes, we’re able to buy in bulk so we pass those savings on to our customers.

“Our goal is to make our homes affordable for first-time homebuyers and at these prices you only need a household income of $35,000 to qualify for a mortgage with monthly payments at $688.”

Legacy Gate consists of three, four-storey buildings with 12 different floors plans to meet the differing lifestyles of today’s buyers.

Plans include designs for one-bedroom suites with a den, two-bedroom and three-bedroom suites ranging in size from 615 to 1,025 sq. ft.

What the heck is a “UNIT fACTOr”?

Expenses to run commonly owned condominium property must be allocated

fairly, so what better way to do that than in proportion to the square footage you own within the building?

The concept of “unit factor” is as simple as that. It is just the percentage of the total privately-owned square footage that you own within a complex, taken to two decimal places.

One hundred per cent taken to two decimals is 10,000, so that’s the total unit factors to be divided among all the condominium owners.

Let’s say your condo building has 20 units of equal size, so you each must carry five per cent of the collective costs for maintenance, heating and common-area janitorial services (20 multiplied by five equals to 100 per cent). Add two zeros to five, and you have 500/10,000, which is how expenses will be apportioned among all the owners. This system creates fairness when a condo project has a variety of sizes of suites, townhouses or villa homes.

When considering the purchase of a condominium, a look at the unit factor can tell you a few things. First, move the decimal to the left two spaces, and you know exactly what percentage of the total project your home or “unit” comprises. If the unit factor is 265, you know that of all the privately owned square footage in the project, your unit comprises 2.65 per cent. Divide that 2.65 per cent into 100, and you find it goes about 38 times, so if units are roughly the same size, it’s a 38-unit development.

As well, the percentage that the unit factor represents (265 = 2.65 per cent) tells you exactly how much you’ll have to pay of any dollar amount for a proposed expenditure. If new exterior lighting is proposed at a cost of $10,000, you know you are responsible for 265/10,000, or 2.65 per cent of that cost, in this case $265.

The same applies to the condominium’s annual budget. If the proposed operating budget for next year is $86,000, your percentage of 2.65 means your fair share will be $2,279. Divide that by the 12 months in the year, and you arrive at your unit’s projected monthly condo fee of $189.92.

Don’t worry that anyone will manipulate the unit factors. They are assigned upon the creation of the condominium plan, based on a professional survey of square footage, all according to rules laid out in that plan. Although survey methodology can vary from one condo plan to another, they must – under Alberta law – be consistent within a given project, so you’re assured of fairness.

Calgary real estate market surges in first quarter of 2014 Low inventory leads to strong price appreciation

Survey released recently showed robust year-over-year price increases in all housing types surveyed in Calgary.

The average price for a standard condominium increased 5.3 per cent year-over-year to $274,700. During the same period, the average price for detached bungalows increased 6.3 per cent to $480,222. Standard two-storey homes recorded the highest price increase, surging 7.5 per cent to $472,644.

“Prices for every housing category have increased due to a very high demand in the market and an inadequate supply of inventory,” says Ted Zaharko, broker and owner, Royal LePage Foothills. “The market continues to be red hot and new listings are being snatched up quickly, with most properties being sold in less than a week. Calgary is still very much a sellers’ market.”

According to Zaharko, unit sales have been strong – up 14 per cent over the first quarter of 2013 – there is still pent-up demand. “If there were a better supply of

inventory on hand, there would probably be even more sales. While this high demand exists there are still well-positioned listings that are not getting showings or the activity we would expect across the market.”

Nationally, most regions showed healthy year-over-year price growth, with the average price of a home in Canada rising between 2.5 per cent and 5.4 per cent. In the first quarter, the average price of a two-storey home increased 5.4 per cent to $428,943, while detached bungalows rose 4.4 per cent year-over-year to $380,765. Standard condominiums posted slightly lower gains of 2.5 per cent to $252,174.

“With the slightest trace of a weather recovery in most parts of the country, we are now finally seeing the arrival of housing inventory. This, combined with pent-up demand following a particularly long and harsh winter is setting the stage for an exceptionally robust spring 2014 market,” says Phil Soper, president, Royal LePage. “This is good news for buyers, as the price spikes we have seen in a number of cities will be alleviated by this additional supply.”

“With a number of supportive economic factors in place, the country’s healthy real estate market continues to display its strength,” Soper adds. “The federal government is heading toward a balanced budget for the first time in over six years, while all signs point to a continued low interest rate environment. Moreover, the strengthening global economy and a weaker Canadian dollar are fueling demand for Canadian exports and reducing dependence on the household sector to sustain our economic success.”

Bank of Canada maintains overnight rate target at 1%

Core inflation is expected to stay well below two per cent this year due to the effects of economic slack and heightened retail competition, and these effects will persist until early 2016. However, higher consumer energy prices and the lower Canadian dollar will exert temporary upward pressure on total CPI inflation, pushing it closer to the two per cent target in the coming quarters. Total CPI inflation is expected to remain close to target throughout the projection, even as upward pressure from energy prices dissipates, because the impact of retail competition will gradually fade and excess capacity will be absorbed.

The global economic expansion is expected to strengthen over the next three years as headwinds that have been restraining activity dissipate. The economic recovery in the U.S. appears to be on track, despite soft readings in the last few months largely due to unusual weather. Indeed, private demand could turn out to be stronger than anticipated. Europe’s economy is growing modestly, but inflation remains too low and the nascent recovery could be undermined by risks emanating from the Russia-Ukraine situation. In China and other emerging-market economies, growth is expected to be solid, although there are growing concerns about financial vulnerabilities. Overall, global growth is expected to pick up to 3.3 per cent in 2014 and increase further to 3.7 per cent in 2015 and 2016 – largely unchanged from the January Monetary Policy Report (MPR).

The Bank continues to expect Canada’s real GDP growth to average about 2 1/2 per cent in 2014 and 2015 before easing to around the two per cent growth rate of the economy’s potential in 2016. Competitiveness challenges continue to weigh on Canadian exporters’ ability to benefit from stronger growth abroad. However, a range of export subsectors have been growing in line with fundamentals, which suggests that as the U.S. recovery gathers momentum and becomes more broadly based, many Canadian exports will benefit. The lower Canadian dollar should provide

additional support. We continue to believe that rising global demand for Canadian goods and services, combined with the assumed high level of oil prices, will stimulate business investment in Canada and shift the economy to a more sustainable growth track.

Recent developments are in line with the Bank’s expectation of a soft landing in the housing market and stabilizing debt-to-income ratios for households. Still, household imbalances remain elevated and would pose a significant risk should economic conditions deteriorate.

In sum, the Bank continues to see a gradual strengthening in the fundamental drivers of growth and inflation in Canada. This view hinges critically on the projected upturn in exports and investment. With underlying inflation expected to remain below target for some time, the downside risks to inflation remain important. At the same time, the risks associated with household imbalances remain elevated. The Bank judges that the balance of these risks remains within the zone for which the current stance of monetary policy is appropriate and therefore has decided to maintain the target for the overnight rate at one per cent. The timing and direction of the next change to the policy rate will depend on how new information influences the balance of risks.

The next scheduled date for announcing the overnight rate target is June 4.

Home-building industry celebrates its finest with annual saM awards

of first-time and previous winners were honoured at the Canadian Home Builders’ Association – Calgary Region’s 27th Annual SAM (Sales and Marketing) Awards on Mar. 29.

This year’s gala event at the Telus Convention Centre saw more than 1,600 people join in recognizing the outstanding achievements by the home-building industry’s finest, from builders and developers to marketing and sales professionals.

There was a record 776 entrants from 99 companies competing for SAM Awards this year, and 253 finalists competed for 57 awards.

A strong group of contenders was in the running for this year’s Grand SAM Award for Multi-Family Builder of the Year, which ultimately saw Jayman Group of Companies come out on top.

The Canadian Home Builders’ Association – Calgary Region saluted the very best in the

Calgary and area new-home building industry at the 27th annual SAM Awards held Mar. 29 at the Telus Convention Centre.

This year, more than 1,600 people attended the SAM Awards that drew a record 776 entries, which through the judging process was narrowed down to 253 finalists competing for 57 awards in 10 categories.

Calgary’s SAM Awards program is amongst the largest of its kind in Canada and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry.

The SAM Awards program was developed as a way to recognize excellence in the local home building industry. SAM stands for Sales and Marketing, and all aspects of the industry are recognized. As in previous

years, the quality of submissions for the 2013 SAMs was outstanding and the competition tight, as the home-building industry continues to raise the bar each year in their commitment to developing unique design and innovative building practices.

Last year was even more monumental as CHBA – Calgary Region members, while continuing to meet the growing housing demand in the Calgary area by building outstanding homes and communities, responded immediately to offer assistance to those affected by devastating flooding in June by volunteering labour, equipment, financial aid and more – a testament to the dedication of the industry.

CHBA – Calgary Region presented awards in categories including New Home, Renovator, Developer, Multi-Family, Partner, Advertising & Marketing, Industry Achievement, Sales & Information Centre and, of course, the most prestigious of them all – the Grand SAM Awards, which encompass Builder of the Year, Builder of Merit, Multi-family Builder of the Year, Renovator of the Year, and Partner of the Year.

Builders, developers and industry members compete for awards such as Best New Home in various price categories, Best New Design for multi-family projects in various segments, Sales Achievement Awards, Best Sales & Information Centre (attached and detached), Community of the Year in Calgary and in the surrounding area, various Supplier awards, and Best Home Renovation and more.

The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top five in each category receive additional placement points that help determine the Grand SAM winners, plus companies must enter a set number of categories and meet the required criteria for the individual Grand SAM placement.

The SAM Awards competition is not a popularity contest. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting firm. So, considering the judging process each entry goes through, to be named a finalist in any category is an achievement and provides CHBA – Calgary Region members with valuable feedback from industry peers, often the most incisive of critics.

Now, those worries about selling our home have shifted to buying one and meeting everything on our must-have list – budget and timing included.

In a casual chat with a real estate agent about our plan – selling our home first, then buying – he advised me and my husband to take the reverse route and buy first. “It’s a sellers’ market,” he warned. “Selling won’t be the problem, it’s buying that you should be concerned with.”

Well, the agent was right on one count – our house sold in a matter of days. But buying before selling? While the idea of taking our time to house hunt, pack and move appealed to us (my husband are I are both meticulous planners; we had our whole wedding timed, right down to the minute!), the possibility of paying two mortgages, or settling for less than list price on our home in the interest of a quick sale, was certainly not in the plan. Ultimately, our comfort level dictated that selling before buying was the way to go. To us, this peace of mind is worth the risk of possible bidding wars and being beaten out by a bigger, better offer. If fact, we almost expect that scenario. After all, it is a sellers’ market, right?

While it’s a good idea to pay attention to the headlines and all the advice offered – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. Experts guess at where the market is going based on trends and historic data. And while the picture may look a certain way from a national, provincial or city-wide perspective, what happens from one street to the next, from one price range to the next, can differ dramatically. Your guess as to what the housing market holds in your specific circumstances is as good as anyone’s.

Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while we search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should we buy now, or wait until the feverish, spring-time frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts.

Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income? Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a decision without being bombarded by the latest headlines.

The key message? Buy when you’re ready for the market, not when the market is ready for you.

during the home-building process, by connecting showhome decorators with homeowners through a just-released do-it-yourself video tutorial.

Working with Avi Urban’s showhome decorators, the Calgary-based multi-family home builder has taken the showhome experience one step further by providing tutorials for homeowners on how to transform their spaces. The video, hosted by an Avi Urban showhome decorator, stemmed from discussions during homeowner events and questions on their social media pages.

“During one of our homeowner get-togethers, we noticed a lot of people chatting about things our showhome decorators had done in the space,” says Chris Pollen, sales and marketing manager for Avi Urban. “A lot of homeowners wanted to know how to make their place look like the showhome, and we saw an opportunity to provide a behind-the-scenes tutorial on how to get that showhome look.”

The “Avi Urban DIY” video features a do-it-yourself headboard project, designed by showhome decorators and built by a member of the Avi Urban construction team. “We wanted to build something that was an affordable alternative to the furniture we see on our shopping trips,” shares Homes by Avi’s manager of showhome selections and presentation, Julie Punter. “We’re always coming up with ideas to transform a space, and we wanted to share some of those ideas with homeowners to help them make their house a home.”

– taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

� e following example, which admittedly doesn’t involve a new-home move, is an experience that is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of fi ve pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several fi rms – including large, well-known companies and smaller, independent ones, I selected a moving company and we agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confi rmed in a “contract” exchanged via email.

� e crew showed up on time for the move the next morning, but almost immediately they began talking about a higher rate – $360. Not a huge diff erence, but it immediately raised my suspicions.

Here are the lowlights of what happened next:» � e company originally contracted for the job was inexplicably unavailable to

actually do the move the next morning, and passed it off to another fi rm.» My original contact, who was easily available by cell phone repeatedly the

night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » On arrival at our destination, the fee became $500. “It’s taking longer than

expected, and the furniture is heavier,” the movers said. “Sure,” I replied, “right after I call the police.”

With that, the sordid tale ended, the job incomplete and left for my son and I to move the furniture indoors ourselves. We were now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB).

consumer protection agencies.» Ask three movers for estimates in writing.» Get the terms and conditions in writing.» Ensure your goods will be protected for loss or damage.» Read customer reviews on movers’ websites and other forums.

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself and your stuff .

packing tipsto make your move a little easier

❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Label boxes containing fragile items with large red lettering.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less.

❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.

❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

When it comes to moving, a little common sense goes a long way in transporting

your belongings to your destination so that they arrive in good shape and on time.

Considering the importance our “stuff” has in making us feel comfortable in our surroundings, these items deserve special thought

and care. Thinking ahead is the best thing you can do when it comes to making arrangements and packing. Organization should be your mantra, efficiency your goal.

If you are doing the packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van. Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life.

During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other. In addition, someone will have to lift each box and place it into the moving vehicle. Packing too many heavy items into one container can result in no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa.

Did I mention labeling? Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last – and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues and dish liquid into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items.

Another way to apply common sense to packing is to look at each item with the thought, “Do I really need and use this?” Especially if you are moving from a house into a condominium suite, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money. And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want their moves to go smoothly as much as you do.

Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

With a constant barrage of doom and gloom headlines these days, and no one

could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction?

The real question is, “Do Canadian homeowners or prospective buyers need to be concerned?” Every time there is talk

It is rare that someone buys a home without selling their home first. If you are a homeowner and you’re looking for the right time to sell your home so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at that: assume the value of the home you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for.conclusion: In most cases, the net effect of a market correction is zero.

If you are buying real estate as an investment either for cash flow or as a second home, then this is the perfect market condition for you. When there are more sellers than buyers, you have more bargaining power.
