I t was a night filled with excitement as a number of first-time and previous winners were honoured at the Canadian Home Builders Association - Calgary Region’s 27th Annual SAM Awards on March 29.

This year’s gala event at the TELUS Convention Centre saw more than 1,600 people join in recognizing the outstanding achievements by the home-building industry’s finest from builders and developers to marketing and sales professionals.

There was a record 776 entrants from 99 companies and 253 finalists competing for 57 SAM Awards this year.

This year’s Grand SAM Award winner for Builder of the Year was no stranger to the award as Morrison Homes, which won this award a record-setting 10 consecutive years from 2001 to 2010, returned to the podium to take top honours once again.

“Winning this award for the 11th time is an incredible honour that I share with the whole Morrison team, including all our trade partners and suppliers,” says Al

Morrison Homes also won two New Home Award categories for Best New Home – Up to $229,999 and Best New Home – $1,000,000-$1,499,999 and an Advertising and Marketing Award for Best Website. As well, it was a finalist in four other New Home Award categories: Best New Home – $310,000-$349,999; Best New Home – $400,000-$459,999; Best New Home – $460,000-$534,999; and Best New Home – $535,000-$599,999.

Homes by Avi and its multi-family division, Avi Urban, had a strong showing. Homes by Avi was a finalist in five New Home Award categories and took home the award for Best Home Renovation (without addition) for its Lakeview Condo project. Avi Urban won the Best Multi-Family Community Award for The Enclave and was a finalist in three Multi-Family Design and one Multi-Family Home Award categories.

“Our competitors set the bar pretty high. Year after year, I’m amazed at the quality of work presented by our industry peers, so to be recognized among them is truly an honour,” says Alice Mateyko, president of Homes by Avi’s single-family division in Alberta, adding that receiving 14 nominations demonstrates the “hard work our team puts in every day.”

Other New Home Awards winners were: ReidBuilt Homes, Best New Home – $230,000-$269,999 and Best New Home – $400,000-$459,999; Brookfield Residential, Best New Home – $270,000-$309,999; Douglas Homes, Best New Home – $310,000-$349,999 and Best New Home – $350,000-$399,999; Homes by Us, Best New Home – $460,000-$534,999; Augusta Fine Homes, Best New Home – $535,000-$599,999; Brad-Mar Homes, Best New Home – $600,000-$699,999; Canterra Custom Homes, Best New Home – $700,000-$849,999; Lupi Luxury Homes, Best New Home – $850,000-$999,999; and McKinley Masters, Best New Home – $1,500,000-$2,299,999 and Best New Home – $2,300,000 and over.

In the Developer Awards, Hopewell Residential won the Community of the Year – City of Calgary Award for Mahogany and the Show Home Parade of the Year Award for Lakefront parade in Mahogany. F illing a niche in the inner city market by crafting vibrant new semi-detached homes that offer stylish urban living at an affordable price point is proving

successful for Cardel Homes. “We’re really excited about being able to offering an

inner-city product of this type,” says Cardel’s sales manager Travis Burnside. “With some of our suburban communities reaching completion, we had to look at other projects that fit into our business plan and allow us to make inroads into the downtown area for the first time and it’s becoming a great market for us. These homes are filling a need we’ve seen in the inner city and they’re a great option for people who are looking for that established neighbourhood lifestyle closer to their work downtown.”

Cardel started by building 12 of these semi-detached homes in Altadore, Killarney and Richmond as part of their

Solstice Series. These homes were so well received that Cardel is now building more in Killarney and Richmond, which are in various stages such as ready to move in, under construction and awaiting permits.

“We’re getting quite good at understanding what it takes to develop these homes and the costs involved,” Burnside says. “We decided from the start that we wanted to craft homes that gave buyers really good value with great specifications at an affordable price around $800,000.”

The response to Cardel’s Solstice has been so good that “we now have people coming to us asking us to buy their property so that we can build more homes – in fact our last five acquisitions have been from people coming to us – and we also have people wanting us to build a Solistice Series home for them.

“We’re also very excited to open our showhome on May 3rd in Killarney,” Burnside says. “This is our ‘A’ plan, which is 1,907

are exaggerated.

Calgary housing market gets a boost from energy Industry

Improvements in energy markets have boosted sales in Calgary’s resale market, and the market is approaching sellers’ conditions, according to The Conference Board of Canada’s initial Housing Briefing: Bubble Fears Overblown.

Sales have not fallen on a year-over-year basis since April 2011 and price growth accelerated sharply last year.

The ratio of housing starts to population growth has been below its 20-year average in four of the past five years. Relatively high incomes have sustained demand for single-detached units in Calgary. But multiple starts are rebounding solidly. Although the 2013 flood hampered starts, skewing historical comparisons, developers enjoy decent prospects.

Nationally, and in some local markets, Canadian house prices may be headed for a modest decline, but fears of a housing bubble are exaggerated.

“Mortgage costs, not just house prices, are the principal deciding factor for potential homebuyers,” says Robin Wiebe, senior economist, Centre for Municipal Studies. “Mortgage rates are expected to rise this year, but not dramatically, because the Canadian economy remains in a slow-growth mode.

“The housing market may be undergoing a correction in some regions and market segments, but it is more likely to be a soft landing than a bubble bursting.”

Fears of a housing bubble hinge on the ratio of house prices to apartment rents and house prices to incomes. The Conference Board’s view is that while these ratios are high, they are also misleading. Better indicators of affordability are the ratio of mortgage payments to rents and mortgage payments to incomes, and neither presents much cause for alarm about a housing bubble.

Eliminate clutter hot spots We all have spots in our homes that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone.

Keep your pantry De-cluttered Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner.

Stop papers from piling up Are you wasting your valuable time shuffling through papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. Ask yourself whether you have a specific use for it, and if you don’t have a clear answer, leave it behind. Be realistic about what you’ll actually have time to read. Paper hoarding is a habit that you can break, and doing so will save you time and energy.

Purchase furniture that does double-duty Consider purchasing a few multi-functional furnishings, like an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage.

Create an in/out zone Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again.

Are you being held hostage by your stuff? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home.

Feeling stuck If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

A fabulous estate home community just west of the city that earned awards last year as the best

community in the Calgary region and in all of Canada has just proven how distinctive it is by doing it again.

Watermark at Bearspaw, a 287-acre community being crafted by Macdonald Development Corporation, earned its second consecutive Community Development Award as the best community in the nation at the Canadian Home Builders Association national conference held in Whistler on April 4.

This came hot on the heels after winning its second consecutive Community of the Year – Calgary

Region Award at the Canadian Home Builders Association - Calgary Region SAM Awards on March 29.

“It was exciting to win these awards last year, but to earn both again this year, especially at the national level, is incredible,” says Ian Macdonald, director of sales and marketing. “It’s an honour to be recognized for our achievements in community development and an even greater honour for our builders and residents as it reinforces their belief in the community, developer and a vision that we all work hard to bring to life in Watermark.

“And we’re not going to take our feet off the gas, we want to keep setting the bar and setting the

standard and try to exceed that every time,” Macdonald says.

Making Watermark an outstanding community are the residents and home builders who shape the community and the amenities that are already built, he says.

“We really started with a great vision and we brought it to life. Even before the first residents moved in we had developed the Central Plaza, pathways and the cascading waterfalls and ponds, plus the landscaping; people saw there were large mature trees already present giving the area an established look and making it attractive for families.

“It has that ‘If you build it, they will come’ feeling; it is our field of dreams –

we built all the amenities and great homes and families have come,” Macdonald says.

The response to Watermark at Bearspaw has been so strong that the first phase is sold out and the second phase is 80 per cent sold.

“We had 108 lots in the first phase, that’s a large number to release and they were very well received,” Macdonald says. “Phase 2 still has some amazing lots to choose from including those that offer spectacular views of the Rockies, those that back onto the cascading waterfalls and walkouts where people can build a custom home. And, our builders have a number of wonderful lots that are exclusive to them.”

Things To consider before buying a new homeQ: Do you have some advice for someone looking to buy a new home for the first time? A: “There are many things you should consider even before you start your search for a new home,” says Jeff Luif, area manager for Shane Homes in Nolan Hill. “One of the most important things is to settle on an area of the city you would like.”

When choosing a community, he says, consider what your needs are. For example, do you need or want to be close to work, transit or major routes for commuting? If you have children, being close to schools, day cares, parks, playgrounds and recreation centres are likely a priority. And, you’ll want to consider other amenities such as, close proximity to shops, services, restaurants, health centres, etc.

“Finding the right community to live in is just as important as finding the right home, so take your time to drive through the newer communities to see what they have to offer before deciding which one is right for you and your family,” he says.

Before you start house hunting you should also visit your financial institution to discuss a budget and get pre-approved for a mortgage. This helps save time during the house search because you can narrow it down to homes that are in your price range.

“I also suggest people make a list of their needs and wants before viewing showhomes,” Luif says. “This way you know what you want before you begin and you can save time by focusing on homes that meet those requirements.”

Also, talk to friends and family that have built before – they can give you an idea of the construction process and what your obligations are throughout building your new home.

“When it comes to buying a new home be prepared to get involved,” Luif says. “Our clients select everything inside and out so you’re going to need to make time for the process.”

Before you buy any new home make sure you know what comes with the home, what are standards and upgrades, what are the warranties and service offered and, most importantly, get everything in writing.

“And, don’t be afraid to ask as many questions as you want – there are no STUPID questions!” Luif says.

Winter is over. Spring has sprung. Time to dust off the annual chore list. Before you roll up your sleeves and tackle the dirty work, though, you should review (and save) this spring safety checklist. It will ensure your seasonal spruce-up is a blooming good time – and not a bundle of accidents waiting to happen.» If electrical work is in your plans,

consult a licensed electrical

contractor. They will ensure your spring-renovation projects are completed in a safe manner, consistent with codes, protecting you and your family from electrical shock and fire hazards.

» Spring is the perfect time to build something new, but you may be in for a shock if you aren’t aware of underground hazards. Check with your local utility companies to mark underground

electrical wires or gas and water mains before you start any digging. Avoid doing any work directly under or beside these areas. Remember: Always call before you dig.

» With flowers soon to bloom, your green thumb is likely itching. Be sure to plant large shrubs and trees at least three feet (one metre) away from hydro poles, powerlines and other utility equipment. Keeping clear access to utility poles allows professionals to safely perform inspections and repairs – and will prevent much bigger headaches down the road.

» Before entertaining in your backyard, make sure your outdoor recreation routine involves a thorough inspection of your yard. If there are tree limbs within three metres of powerlines anywhere on your property, contact a professional to clear them. Do not attempt to do it yourself.

» What better time than spring to dust off your barbecue, outdoor appliances and garden and power tools? Before you use them, check if any of the electrical cords have cracked or frayed, or if plugs have broken. If so, repair or replace the tool.

» Never stand on wet floors or moist grass when using electrical tools. Wear rubber-soled shoes when using them, as the wet ground can conduct electricity. Keep your outdoor tools unplugged in a safe and dry area when not in use.

» If you’ll be doing any outdoor cleaning or maintenance using a ladder, watch out for overhead wires. Placing any ladder near powerlines is dangerous, even if it’s not metal. Be aware of where powerlines are located – and keep at least 10 feet (about three metres) away.

Every spring, there is a line up at building supply stores or specialty stores that sell products or materials to construct outdoor storage.

This is to accommodate the miscellaneous materials that have accumulated either from moving, downsizing or extra purchases. Often this accumulation ends up in the garage and you are forced to inconveniently park your car in the driveway or on the street.

There is a lot more to a storage shed or building than simply building a box with a roof over top. Plan ahead as to what you are going to be storing in the shed — hand tools, garden tools, garden chemicals and car parts will all have differing storage requirements. You may find that in many cases a lot of items should have been weeded through, thrown out or donated to charity. As you start your planning do not forget to check your local city or municipal bylaws as well as your strata if you live in a complex. Regulations may govern what size you can build, the height restrictions, foot print size and even sometimes the materials to be used, as well as what it will be used for. The bigger the structure the more potential use of adjustable racking or shelving.

I do not recommend a combo structure with a storage area and a children’s play area attached. Separate storage areas are needed for these types of materials.

Now for the big question: will the structure be wood, plastic or steel? Whether it will be a home-built or a packaged type will depend on what type of cosmetic look you want in your backyard area. As a safety precaution,

you should consider the security aspects of placing the structure very close to a fence or with too much room behind it. What are “quantitative easing” and “tapering”? Over the last few months, you’ve likely read the words “quantitative easing” and “tapering” in any news story about the U.S. economy. What you may not have read about yet is the impact this has had on Canadian mortgage rates. Here’s a look at what’s been happening and what it could mean for mortgage rates in the future.

In the midst of the financial crisis, the U.S. Federal Reserve lowered its short-term overnight interest rate all the way to zero. This effectively left them with little power to further stimulate the economy. So, the central bank essentially printed more money to buy bonds and other financial assets from banks, in a program known as quantitative easing.

The banks, now flush with cash, were then able to loan more money to Americans, helping the economy grow. The bond-buying spree drove up bond prices and lowered yields (which have an inverse relation with prices). Lower yields then lowered borrowing costs, which stimulated the economy further.

The central bank repeated this a few times, until it eventually took its balance sheet to slightly more than $4 trillion – from roughly $800 billion pre-financial crisis.

In the first half of 2013, the U.S. Federal Reserve started talking about “tapering off” the quantitative easing program. The taper was officially announced in December, with a plan to purchase only $75 billion of debt securities in January and to reduce the purchases in future months.

The effect on Canadian mortgage ratesSo, what does this all have to do with Canadian mortgage rates?

Under quantitative easing, the 10-year Treasury yield jumped from 1.65 per cent before any talk about tapering to 2.80 per cent in late August 2013. In January, it was sitting at 2.86 per cent.

U.S. markets often act as something of a “price setter” for the Canadian market, and Canadian bond yields tend to follow U.S. bond yields. Generally speaking, higher U.S. bond yields will result in higher Canadian bond yields.

Furthermore, Canadian fixed mortgage rates follow Canadian bond yields with a strong correlation. Since last May, both the five-year Canadian bond yield and average five-year fixed mortgage rate have risen substantially (shown in chart).

Overwhelmingly, economists expect U.S. bond yields to keep rising in 2014, as a result of an allegedly stronger U.S. economy and further (expected) tapering by the U.S. Federal Reserve; this would in turn push Canadian mortgage rates up even further.

Why use a mortgage

broker?

For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option that most people have been aware of, or felt obligated to use... perhaps until now.

In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit.

So why exactly Should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients), rate… rate… rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part… it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a .25-per-cent lower rate can save you thousands of dollars over the course of your term in interest.

Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.

Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where

and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply.

Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your bank’s criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.

01 Calculate the combined monthly before-tax income

of you and your spouse.

02 divide by three. this figure is the monthly payment you

can afford to make on your home.

03 take the total price of the home and subtract the

amount of money you expect to make as a down payment. this is the money you will have to borrow.

04 refer to the chart on the opposite page. look down

the left column and locate the interest rate you expect to pay. line this up with the amortization period of your choice. (most first-time buyers take the 25-year amortization.)

05 multiply this figure by the amount you need to borrow.

divide by 1,000.

06 add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in step 2), you’ll qualify for a mortgage on your dream home.

The Canadian Home Builders’ Association - Calgary Region saluted the very best in the Calgary and area new home building industry at the 27th annual SAM Awards held March 29 at the TELUS Convention Centre.

This year, more than 1,600 people attended the SAM Awards that drew a record 776 entries, which through the judging process was narrowed down to 253 finalists competing for 57 awards in 10 categories.

After more than a quarter century, the CHBA - Calgary Region’s SAM Awards continues to draw interest with the number of entries this year up over last year. In total, 99 companies submitted entries to this year’s awards.

Calgary’s SAM Awards program is amongst the largest of its kind in Canada and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry.

The SAM Awards program was developed as a way to recognize excellence in the local home building industry. SAM stands for Sales and Marketing and all aspects of the industry are recognized in the awards program.

As in previous years, the quality of submissions for the 2013 SAMs was outstanding and the competition was tight as the home building industry continues to raise the bar each year in their commitment to developing unique design and innovative building practices.

Last year was even more monumental as CHBA - Calgary Region members, while continuing to meet the growing housing demand in the Calgary area by building outstanding homes and communities, responded immediately to offer assistance to those affected by devastating flooding in June by volunteering labour, equipment, financial aid and more – a testament to the dedication of the industry.

CHBA - Calgary Region presented the SAM Awards in various categories: New Home Awards, Renovator Awards, Developer Awards, Multi-Family Awards, Partner Awards, Advertising & Marketing Awards, Industry Achievement Awards, Sales & Information Centre Awards and, of course, the most prestigious of them all – the Grand SAM Awards. The Grand SAMs include: Builder of the Year, Builder of Merit (small volume), Multi-family Builder of the Year, Renovator of the Year and Partner of the Year.

projects in various segments, Sales Achievement Awards, Best Sales & Information Centre (attached and detached), Community of the Year in Calgary and in the surrounding area, various Supplier awards, and Best Home Renovation (both with and without an addition) and more.

The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top five in each category receive additional placement points that help determine the Grand SAM winners, plus companies must enter a set number of categories and meet the required criteria for the individual Grand SAM placement.

The SAM Awards competition is not a popularity contest in any way. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting firm.

So, considering the judging process each entry goes through, to be named a finalist in any category is an achievement and provides CHBA - Calgary Region members with valuable feedback from industry peers, often the most incisive of critics.

There is no doubt the SAM Awards have contributed significantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year. As a result, Calgary and its surrounding communities have some of the most innovative product found anywhere in Canada.

Congratulations to not only the winners and the finalists, but to all the companies that submitted an entry for the 2013 SAM Awards and strive to make the industry better.

We’ve always felt that a neighbourhood should always have lots of things for families to do. That’s why we have parks and playgrounds and walking/biking trails in the community.

It’s also why we plan regular community events.

In the spring, we have Flower Festivals where we provide potted plants to place on front porches. We also have community BBQ’s at our Flower Festivals. Free burgers, dogs and drinks.

Lots of laughter and smiles all around. There is also the Mattamy Spray Park in the Chinooks Wind’s Park adjacent to Windsong.

Winter is a wonderland in Mattamy communities with our tree lighting ceremonies. Hot Chocolate makes a great ending to a great gathering.

Every event has lots of things to make kids happy. They can have their faces painted, play in a bouncy castle, see balloons turn into animals and often, a magician will make

eyes light up with amazing acts of enchantment.

So no matter what time of year, there is always a good time to be had right at home. Every neighbourhood is a better place when neighbours can gather, enjoy each other’s

company and become friends.
