Wales 1 Business Park

Wales 1 is a high quality business park located at the gateway to South Wales just off Junction 23A of the M4 corridor between Cardiff and Bristol. Whitchurch Golf Club (Cardiff)

433 yards, par 4.

One of the best and most difficult par 4s in the Cardiff area. It tests you every step of the way.

Marriott St Pierre Golf (Newport)

574 yards, par 5.(Old Course)

Long and narrower than some but a gentle start to our round. The wonderfully stately trees for which St Pierre is justly famous line the left of the hole and the latter half of the right and lift the spirits. Avoid them and the battle is half over.

The Celtic Manor Resort (Newport)

595 yards, par 5.(Twenty Ten Course)

A classic finishing hole that will be demonstrated to its tantalising, devilish length when Europe face the US at The 2010 Ryder Cup. Long and slightly, not noticeably, downhill. Two bunkers at the turning point in the fairway force you to play to the right, the safer but longer route to the green. But if you go too far to the right you will discover mounds. There are ponds in front of the raised green and as if all that were not enough the green has bunkers to the left and to the right. A steep bank rises to the left of this fairway and it will be from this wonderful vantage point that the hole will be best enjoyed at the Ryder Cup.

Treforest Industrial Estate

Treforest has 50 years’ standing as a quality business location with an established infrastructure, located 3 miles north of Junction 32 of the M4. Treforest has a wide range of properties including self-contained offices, light industrial manufacturing units, warehouses, logistics and workshop units. There are also banks, a post office, shop, crêche, petrol filling stations, 2 public houses and conference/ training facilities on site.

St Athan Aerospace Business Park

Even for Wales, St Athan is an incredibly special site. Close to Cardiff International Airport, it has been an aerospace hub for over 50 years. Following a £6.5 million resurfacing in 2009, the 1,825 m (6,000 ft) runway with Cat 1 ILS is rated ‘one of the best in the UK’.

St Athan is home to Europe’s newest MRO facility for commercial and military rotary and fixed wing aircraft, and there is 35,900 sq yds (30,000 sq m) of hangarage, workshop and office space available now. Planning permission has been granted for high quality new and replacement hangarage up to 140,000 sq yds (117,000 sq m) to be built over the next 20 years.

St Athan is the preferred location for the UK MoD Tri-Service Technical College and could see £12 billion of investment from the UK government over 30 years. This site would become the home of the majority of UK military technical training.

Roath Basin

Roath Basin in Cardiff Bay will be one of the most significant waterfront developments in the UK. More than 1 million sq ft of commercial development space will be created for media and creative businesses and will be the home of the new BBC drama village comprising of 15,800 sq ft of studio and HQ facility. There will also be 200,000 sq ft of leisure and retail space and over 1,000 new homes.

The architectural quality of the site will be matched by the breathtaking beauty of the outlook – almost two miles of uninterrupted waterfront, much of which looks across Cardiff Bay lake towards the Wales Millennium Centre and the Welsh Assembly Government debating chamber.

Southerndown Golf Club (Ogmore-by-Sea)

168 yards, par 3.

Call me perverse but for all the talk about length when you play Southerndown in a wind, the hole I like is the short 10th. Harold Gould, a former pro at the club, used to say: “never give a putt on the 10th green.” There you have it.

Royal Porthcawl Golf Club (Porthcawl)

122 yards, par 3.

A hole that demonstrates that short and difficult are not incompatible. The same length as the Postage Stamp at Royal Troon and the 7th at Pebble Beach. Exquisitely bunkered and wonderfully shaped, this hole is only a flick on a calm day but much more difficult than might appear because of the shape of the green and its bunkers.

Pyle & Kenfi g Golf Club (Kenfi g)

509 yards, par 5.

One of the gems on the homeward nine holes and the only par 5. There is nothing to this hole, which bends slightly from right to left, so long as you can hit your drive a long way and with a little draw for a right hander and then make sure you clear the two cross fairway bunkers sixty yards in front of the green with your second.

Baglan Energy Park

Baglan Energy Park is emerging as one of Wales’ best business and industrial locations.

Situated at Junction 41 of the M4, the park is the first stage of the regeneration of Baglan Bay, which will eventually total some 1,500 acres.

The site has won awards for effective urban regeneration and is attracting tenants from all over the world. The park includes a Hydrogen Research Centre, in which the University of Glamorgan is exploring the potential use of hydrogen fuels. There is also a self-contained meeting facility in the Solar Centre and General Electric’s combined-cycle gas turbine power plant provides competitively priced electricity to businesses at the park.

SA1 Swansea Waterfront

SA1 is recognised as a best practice benchmark for waterfront regeneration across Europe – and it has become a sought after location to live, work and visit. This former docklands area is now a vital part of Swansea, linked via footbridges to the city centre.

SA1 is an imaginative mix of land uses and urban design that accommodates a balance of business, residential and leisure facilities.

The business accommodation includes high quality office developments ideal for SMEs, particularly in the knowledge-based sectors. And at the heart of the commercial quarter, two Technium innovation centres provide incubation space for young, fast-growing technology businesses.

Llanelli Gate Business Park

Situated on the North Eastern periphery of Llanelli town centre, the business park is within easy reach of Junction 48 of the M4. Ashburnham Golf Club (Burry Port)

556 yards, par 5.

A good risk and reward hole. It is long and could rightly be described as a safe par 5 if you choose to play it carefully. But if you get a good tee shot away and then take the brave line to get on to the green it is possible to be putting for an eagle. The long, thin green has an air of mystery about it.

Machynys Peninsula Golf & Country Club (Llanelli)

451 yards, par 4.

My reasons for choosing this hole are simple and vainglorious. The last time I played it I nearly holed for a birdie. Like so many of my favourite holes, I find it suits the eye. The drive across a pond behind the clubhouse is rewarding because when you drive well over water it seems more satisfying than a drive over land because of the degree of danger involved.

Langland Bay Golf Club (Swansea)

343 yards, par 4.

Named Braid’s Choice, so the old course architect gets another mention. The hole is something of a dogleg that runs along the side of Caswell Bay from a tee near the beach to a green overlooking the sea. The views are stunning – keep your eye on the hole.

ParcAberporth is Europe’s only dedicated test and development site for Unmanned Aerial Vehicles. It’s an exceptional and unique environment in the UK for Unmanned Aerial Systems businesses to test and develop their products, because it includes Europe’s only civil licensed airport enabled for routine UAS operations, dedicated over-sea and over-land civil and military fly zones, and a UAS operations centre.

ParcAberporth is home to Thales’s Watchkeeper programme, and accommodates all the requirements of the programme – from the development and manufacture to the initial support of over 50 tactical unmanned air vehicles.

Llanelli Waterside

Llanelli Waterside is transforming the region’s waterfront into a thriving new business, leisure and residential community. North Dock is the heart of it, with significant waterfront development opportunities for commercial usage. As part of this is Dragon 24, a joint venture between the Welsh Assembly Government and RO Developments offering high quality office accommodation ranging from 95 sq m to 663 sq m.

Pembrokeshire Science& Technology Park

Pembrokeshire Science & Technology Park is an attractive location for small businesses, with a pool of skilled and enthusiastic talent in the catchment area.

The park includes a Technium innovation centre which supports the growth of emerging technology businesses, and there are 13 independent workshop units suitable for companies requiring industrial/business space close to the Technium facility.

Tenby Golf Club (Pembrokeshire)

390 yards, par 4.

One of the favourite holes of Dai Rees the great Welsh golfer and named after him. It is one of my favourites, too. I like it because it’s tricky… I once saw a golfer chart the course of his putt exquisitely on this hole. He aimed for Anglesey in the knowledge that his ball would curl round and end near Birmingham.

Newport Links Golf Club (Pembrokeshire)

190 yards, par 3.

Played across dunes to a sliver of a green set slightly at an angle and defended by dunes to the left. It is some test if the wind is straight into you – I’ve used everything from a 5 wood to a 7 iron on this hole.

Llanymynech Golf Club (Powys)

339 yards, par 4.

How can you not like a hole that starts in one country and ends in another. Fifteen holes here are in Wales, three in England and its boundary is part of Offa’s Dyke. Plenty of views here from what was a hill fort in Roman times. Try dropping that casually into the conversation at the 19th.

Buttington Cross Enterprise Park

Buttington Cross Enterprise Park is one of the largest business parks in Mid Wales with nearly 300,000 sq ft of high quality industrial units. It’s close to the automotive and engineering cluster in England’s West Midlands, and is already the European base for international engineering and manufacturing companies such as Cobra UK, WIPAK and SPX Contech.

Parc Cybi

Parc Cybi is a well connected business base: it’s next to Junction 2 of the A55 North Wales Expressway linked to the UK motorway network, and 1.6 km(1 mile) from the Port of Holyhead which links to Ireland. There is also high speed fibre-optic broadband. The site has planning permission for mixed employment uses, so it’s flexible too.

Parc Menai Business Park

Parc Menai is a prestigious business park set in 75 acres (30 hectares) of mature parkland, very close to Junction 9 of the A55 North Wales Expressway.

The Park includes Technium CAST (Centre for Advanced Software Technologies), which supports young companies exploiting the commercial potential of visualisation and communication technologies.

Technium CAST combines high quality accommodation and links with Bangor University’s highly ranked School of Computer Science, which offers great opportunities for knowledge transfer – especially in business systems, e-learning and bilingual technology.

Aberdovey Golf Club (Gwynedd)

405 yards, par 4. (Old Course)

I do not share all the enthusiasm for Aberdovey of Bernard Darwin, The Times’s greatest golf writer and a predecessor of mine. That would not be possible because Darwin described it as the course his soul “loves best of all the courses in the world.” To me Aberdovey is merely wonderful and of its 18 holes I find the 17th to be a real handful. Imagine teeing off when a stiff wind is blowing from the right, the opponent to whom you do not want to lose is one up and has just hit his ball into in the middle of the fairway, and you suspect that any moment you will hear the whistle of an oncoming train on the railway line that runs to your left. Little more need be said.

Nefyn & District Golf Club (Gwynedd)

190 yards, par 3.

The drive is intimidating, across an inlet, but rewarding when you reach land the other side. Beware a fairway coming the other way, though. The second shot is inspiring because it is hit to a green cradled by lichen-covered rocks with the sea beyond. Pause before you putt and look around. What you see is stunning.

Royal St. David’s Golf Club (Gwynedd)

432 yards, par 4.

This is links golf at its best, a hole that looks difficult, is difficult and looks as though it has been there for years. As you approach the green, look at the natural way the dunes rise on either side of you. This hole could have been a prototype of many holes built on the so-called stadium courses around the world.

Hawarden Business Park

Hawarden Business Park is adjacent to Hawarden Airport, in which Airbus has invested billions of pounds, and the area has become a major aerospace cluster employing around 10,000 people. Raytheon, BAe Systems, Hawker Beechcraft and Alcontrol are also nearby, as are call centres, mainstream manufacturing, bio-pharma, food processing and logistics firms. The park is six miles west of Chester and offers rapid access to the UK motorway network.

The Point,Llandudno Junction

The Point has been purpose-designed to accommodate smaller, high quality office buildings within its 1.74 hectares (4.3 acres). Close to Junction 19 of the A55, its elevated position provides dramatic views over the Conwy Valley and Snowdonia. Also on the site, a new Welsh Assembly Government office building will house around 525 people including tourism, transport and enterprise employees.

St Asaph Business Park

St Asaph Business Park is a prestigious business park on the outskirts of St Asaph, Denbighshire, at Junction 26 of the A55. The park includes Technium OpTIC (Optoelectronics Technology & Incubation Centre), which supports young companies who are developing optical and electronic technologies.

Technium OpTIC consists of three centres: an incubation centre of 24 units, a technology centre with 1,900 sq m of laboratory and clean room space, and a business centre providing facilities for conferences, exhibitions and seminars.

The building also features a Photovoltaic Wall to provide electricity for the facility, and is the largest Copper Indium Diselenide (CIS) photovoltaic wall in Europe and the first of its kind in the UK.

Holyhead Golf Course (Anglesey)

180 yards, par 3.

The name of James Braid, who designed the course in 1912, will occur again and again, much as rocky outcrops do on this course. I like Braid’s courses because the holes seem to have been placed naturally in the landscape. This hole has echoes of a favourite of mine, the 12th at Royal Birkdale. Go when the gorse is in bloom.

Conwy Golf Club (Conwy)

503 yards, par 5.

A good par 5 where you have to be straight from the tee because of four bunkers that lurk around the landing area and a green that is, oddly and distinctively, without a single bunker around it. Just as all good par 4s do not have to be 450 yards so all good par 5s do not have to be well over 500 yards.

Vale of Llangollen Golf Club (Llangollen)

439 yards, par 4.

The river Dee runs along the right of the hole, giving it left either. Imagine trying to land your ball on a policeman’s helmet. If you play too safely, you might have a long putt to the flagstick, overhit the putt and you could be down the back of the green.
