Following in the French tradition of farming, Burnt Toast offers a naturally unaffected landscape abundant with

Area

Property Details The new BTF property encompasses approximately 20 acres of land. Within these boundaries the property boosts 4 acres of growing fields, 2 acres of parking surface area, 2 acres of event space, and 3 acres of recreational land use. The property is located just north of the highway 71 and ST36 intersection, and is in close proximity to Tanger Shopping Outlets, Alum Creek and Mohican State Parks, numerous suburban and

exurban communities, and is approximately 5 miles from the City of Delaware and 2 miles from Sunbury and 24 miles from Columbus. The property features one large wetland/lake stocked with fish and two boat docks (north & south sides), and surrounding old growth woodland. The natural features are protected under the Ohio Environmental Protection Act, Class 3 protection (no development permitted). In addition, there are two roads for accessing the venue areas. Both roads flank the central growing field leading back to the venue area.

What is the maximum number of guests permitted? BTF is capable of hosting a maximum capacity of 500 people in size.

What is the venue rental rate?

The daily rental rate starts at $6,500, not including party rentals and service fees.

Is floral included in my rental? We provide complimentary floral for all event types. Cut flower items are

available when in season and any items that is not guaranteed to an existing client and/or custom grown. High ticket blooms may be used within reason.

Events whereby the design and aesthetic is above and beyond standard floral usage, a fee is assessed. Fees are based on current fee structure. County and

state tax will apply.

Is there a dressing area or indoor area?

BTF is primarily an outdoor venue space. However, we provide two cottages for clients and their wedding party. Each cottage is outfitted with one restroom and

accommodations, fully furnished.

Is there an outdoor sound system? There is currently no outdoor sound system available onsite. We recommend

contracting with your entertainment vendor or DJ service provider.

Must we use a licensed caterer, or may we bring in our own foodstuff? No, a licensed caterer is not required and outside foodstuff is solely the

responsibility of client. Food trucks, BBQ pits, professional catering, DIY catering, are all permitted unless otherwise specified.

Is there onsite coordination and does it cost extra?

Yes! Clients receive a dedicated staff of 3 to assist with onsite coordination and event management day of event. There is no additional fee or costs associated.

What about dress rehearsals?

Rehearsals are permitted during weekdays only (Mon-Thur) and no weekend dates, and should be scheduled in advance.

Can we bring our own alcohol?

Yes. However, you must obtain additional event insurance for alcohol consumption onsite as required by law. Typically your catering company will carry

this coverage on your behalf.

Does the venue design and put together florals for the event? Clients may contract BTF for this service. While we offer complimentary floral for all event types, design services are not free. There is a $65 per hour service fee.

Where do guest park, and is there valet service available?

Parking is near the front entrance to the party lawn / event area as depicted on the property map. We recommend using a valet service for your event. However, clients are not required to. Valet ranges from $500 - $2500 depending on number

of guests and length of event.

What are your methods of payment? All invoicing is done through our automated system and is emailed to client and

due upon receipt. To reserve a date, a 50% deposit is due upfront with the remaining due 30 days thereafter. Service and cleaning fees and other associated

fees are due within 60 days.

What happens if it rains? Our party tents are fully capable of handling inclement weather. That said, in the case of weather such as rain, we strongly recommend rental of additional tents

and canopies to house catering, DJ/Entertainment, and create safe walkways for guests.

For weddings, can there be both ceremony and reception?

Yes!

What is the load-in and set-up time?

Load-in begins at 7AM. Event time is typically from 12 noon till 11PM. However, special accommodations may be made. Breakdown can begin whenever client

determines, or next day if the farm is not under contract.

What does your insurance cover? Our insurance covers general liability for all events, guest visiting the property,

and is protected and governed by the Ohio Agritousirm Laws.

Does the venue provide dishes such as plates, glassware, and silverware? No. BTF does not offer this service nor provide linens for large events. We only offer this for smaller events such as retreats and private dining experiences and

farm dinners.

Are family pets welcome? Yes. Family pets are welcome.

Do you recommend any nearby accommodations?

No, not at this time. However, the cities of Sunbury, Delaware, Wersterville, Powel and Dublin are nearby and have a number of local hotels and B&Bs

available.

What happens in the event of cancellation? Should an event need to be canceled, first know that clients have up to 30 days

after their deposit or payment to received a full refund. Thereafter, cancellations are subjected to our cancellation policy of 50%. Events cancellations 90 days out

forfeit deposits and any associated costs are the responsibility of client.

Are decorations allowed, and who is responsible for setting them up? Decorations are the sole responsibility of client. While BTF offers onsite

coordination and assistance, the design and implementation is client’s or event planner’s duty unless contracted with BTF.

Where in the event of inclement weather, is road ply or turf protectors

required? Yes! We take good care of our party lawns and turf areas to ensure they are presentable for future client use. Vendors setting up equipment, supplies or

decorations should make every effort to ensure turf area or lawns are not destroyed by their activity. Vehicle use for setting up should use road ply, or,

equipment should be moved to desired location using man power.

When does everything have to be removed or cleaned up? Ideally breakdown of events take place same day. However, we recognize in

some cases this may not be possible. If client and/or a client’s vendor require additional time/day(s) to remove and retrieve supplies and/or equipment, a daily fee of $250 is applied. See Venue Agreement concerning allotted time overage.

How will trash be managed onsite?

Venue provides adequate trash receptacles at no additional cost.

Are there landscaping issues that need to be addressed prior to the installation of additional tents and other party rentals?

Landscaping is fixed and may not be altered in any way except for grassy areas or where assigned. Grassy areas may be cut and manicured to suit client’s need, i.e.: creation of a dance area without a dance floor. Grass may be requested to be cut as low as possible. Growing fields are a NO PARTY ZONES. No exceptions. Parties

may be utilized growing field areas for photos and viewing and tours only. No equipment may be set-up in these areas.

Is there access to water and/or electricity?

Yes. BTF provides electricity and water. A water supply may also be accessed using standard water hose. Please inform us if you required access to either of

these items.

Does the venue offer outdoor climate control? What!? Are you, crazy? This is a farm, not the Ritz Carlton Hotel.

What do you do for bugs outside? BTF prides itself on being a biodynamic and chemical-free property. Any use of

such products must be authorized and natural, including organic items.

Where do ceremonies take place on the property? The design and overall configuration of the event and equipment is determined by the event planner of bridal party. However, we may make recommendations

based on our intimate relationship with the property.

Can we bring in outside vendors? Yes, outside vendors are welcome with the exception for items and service

offerings which we provide.
