    Ben Templeton, HBA’s 2021 President, is an active member of the Association, has been a member of the HBA Board of

    Directors since 2001 and serves in a leadership role as Past Chair of the HBA Professional Remodelers Council.

    He earned professional credentials as a Certified Graduate Remodeler, Certified Graduate Builder and Certified Green Professional. In 2012 Ben was named to Professional Remodeler magazine’s prestigious 40 under 40. In 2013 he was named as HBA’s Remodeler of the Year and in 2016 the HBA Young Builder of the Year.

    In 2017, Ben was named HBA’s Membership Growth honoree for bringing in the most new members during the year. Then, in 2019 he was honored with Distinguished Service Awards for both Urban Home Building and the Remodeling Industry.

    In 2019 HBA’s Sales & Marketing Council and Remodelers Council presented the first Sales & Design Achievement Competition. Ben and Templeton Building Co. won gold awards in the two categories they entered: Whole House Remodel over 2,000 square feet and Basement Remodel.

    A year after graduating from Lawrence Technological University in 2004, Ben joined the family business. Founded in 1980 by his father, Steve Templeton, the company does residential

    remodeling, additions, historical restoration, and new home building. The company also operates a Service Division that provides routine home maintenance, and a Commercial Division that provides all aspects of commercial construction.

    Ben’s 2019 award for Urban Home Building stems from his invaluable work on HBA’s Tiny Home Project, a charitable endeavor which was completed in September 2019. “Your leadership and dedication to completing the task at hand made a positive impact on all three homes as well as several other homes as part of this development phase,” commented Michael Stoskopf, HBA CEO. The project is helping to provide homes that will positively impact the lives of many for years to come.

    Ben credits the HBA for playing a large part in his success. “As I took professional education classes, I got to know people,” says Ben. “With that networking, I became involved in the Remodelers Council. The best thing about the HBA is that there is always someone in the room that can give you a different perspective on any situation, and everyone is always willing to help.”

    Ben is serving as President during a pivotal time as the industry comes to terms with the changes in the economy, the labor market and the way business is conducted, as the threat of the pandemic is resolved. For HBA, Ben will

    work alongside Michael Stoskopf to bring back the Novi Home Shows and other in-person events, when it is safe to do so.

    One of the most critical ways to keep HBA strong during 2021 is to increase membership numbers, insuring that the Association has the political clout necessary to work toward heading off unreasonable legislation and to keep homes affordable for the families of Southeastern Michigan.

    “I am a strong proponent of the value of HBA membership for everyone involved in the building and remodeling industry,” said Ben. “One of my priorities for the coming year is to continue to encourage every current HBA member to make sure their associates and subcontractors become HBA members and get involved! Taking advantage of the educational and networking opportunities is a way to increase professionalism and support business growth for us all.” n

    by the Home Builders

    Association of Southeastern

    Michigan (HBA) and reported

    in the HBA/Carter Lumber

    Southeastern Michigan Residential Building

    Activity Report™ a total of 325 single-family home (SFH) permits were issued in Macomb, Oakland, St. Clair and Wayne counties in

    November 2020. This is over 5 percent higher

    than November 2019 (309).

    In addition, HBA’s econometric model had

    forecast only 248 permits, accounting for

    seasonality. The higher permit number leads to the conclusion that the energy for new home construction in southeastern Michigan continues. November also marked the sixth consecutive month above 300 permits.

    Finally, the number of permits in October was adjusted upward to a total of 429, resulting in four consecutive months (June – October) above 400 permits.

    The sustained rebound of new home

    construction from June through November

    is truly remarkable given the pressures from

    COVID – including workplace safety, material

    price increases and employment concerns from

    potential home buyers – coupled with a tense

    election season. It will be interesting to see

    how the colder, snowy weather that is typical

    of December through February will affect the

    number of actual permits issued compared to

    what we expect based on economic factors.

    North American vehicle production continues

    to rebound as November’s production is nearly

    4 percent higher than November 2019. The

    price of crude oil also remains 23 percent lower

    than the same time last year. Of significant

    note, preliminary employment numbers from

    the US Bureau of Labor Standards, shows a

    significant increase, indicating an even more

    rapid recovery.

    Looking ahead, seasonal slowdowns in new

    home permit activity are expected to level off

    before turning sharply upward in April 2021. n

    Resilience in New Home MarketingFOR POST PANDEMIC SUCCESSWRITTEN BY NANCY ROZUM

    The pandemic has changed many aspects of the American lifestyle. How new home buyers shop for homes and what they

    want and need in those homes is also changing, shaped in part by social distancing and the necessity of working and learning within the home environment.

    Carving out space for home schooling and for work-at-home situations and highlighting those multi-function use options is one of the biggest changes taking place in marketing new homes. “Even prior to the pandemic, many new home buyers were working from home and builders were incorporating their needs into new home plans,” said Kate Brennan with Eleni Interiors. “Because technology continues to be more portable, home buyers don’t need big executive-sized spaces. Pocket offices or secondary spaces have become more in-demand and now we are creating adaptive use spaces for multiple family members working or schooling at home.” The apartment home builders are adapting to changes by incorporating more flexible community amenities. “In addition to the usual social, fitness and mail areas, we have worked with one client recently on the interior design of three midsize conference rooms, six rentable office spaces and a co-working space,” said Kate. “The client tells us the rental offices are sold out and the co-working space is occupied up to the allowed COVID gathering restriction numbers.”

    Another change is a renewed focus on the kitchen prompted by more time spent preparing

    at-home meals and gathering to enjoy those meals as a family. “Now more than ever, home buyers are realizing the importance of design that is efficient and effective for meal preparation and entertaining the core family group,” said Kate. “The kitchen design elements including furniture and lighting selection have taken on more importance in our designs as well as our presentations to clients.” The other area that is getting increased attention in homes is a

    multi-use fitness area, as people are staying away from gyms and fitness centers. “Even in smaller townhomes we are designing for spaces that builders have carved out, oftentimes multi-use spaces, where people can work out,” said Kate.

    Incorporating spaces where people can feel connected with nature is also moving up in prominence on the wish lists of home buyers and renters. In residential new home construction, outdoor kitchens and outdoor living spaces are increasingly becoming part of the original home plans, rather than an addition which home buyers make after a number of years in their homes. “City Flats, the luxury apartment complex built in Rochester Hills by Aragona Properties, offers a community space on the rooftop,” said Mary Olk with Designer Interiors. “It is a place where residents can connect with the outdoors without having to

    leave the building,” said Mary. “In addition to plants, it has beautiful specialty tile stone flooring and outdoor furniture made by a manufacturer based in Michigan. I try to buy local, sourcing as many of the furnishings as I possibly can from Michigan or United States companies.” Mary always works with Aragona Properties early in the planning process, stressing how important that collaboration is to the finished project. “Working as a team with

    my clients to select everything from the tile for the vestibule, to cabinets, to paint colors, creates impactful, cutting-edge properties that sell/rent,” said Mary.

    How new home buyers shop for homes is also changing and builders must adapt to those changes. “The real estate market had already been using a tremendous amount of technology before the pandemic,” said Anita Blender broker/owner of Blender Realty and the 2021 chair of the HBA Sales & Marketing Council. “This situation has just brought the industry further down the technology road. People are now shopping online first and then visiting the property to validate that it is what they want and where they want to live. It is critical that your customers can find your homes using different search engines. In addition, your communities must be listed on top online real estate sales platforms, including Zillow.com, Realtor.com, Trulia.com, Movoto.com and Homes.com. Today, it’s essential for builders to have a dynamic website with professional photos, a virtual tour, drone shots and even 3D images.”

    The online information provided needs to be as thorough as possible. “Builders need to put their best foot forward and include items like a chat box where online shoppers can immediately connect with someone who can answer their questions,” said Anita. “Buyers are tech savvy and data driven and will check out builder reviews and builder websites. When buyers come into a sales office, they often ask about the builder – how long have they been in business, how many homes they have built, etc. This information should be included on builder websites.” While most real estate transactions can now be done online, selections

    and inspections are still done in person. “People still want to see and touch the products going into their homes and this can be accomplished because builders have fully adapted to safety protocols,” said Anita. “Home builders today have implemented Covid safety protocols. While open houses and crowded sales centers are not feasible today, I believe that those clients who do make an appointment to see a home are very interested potential customers.”

    The ways we capture customers’ attention have also been shaped by the pandemic. “The number of people watching television/cable has increased dramatically since the pandemic hit,” said Beth Monicatti Blank with All Seasons Communications. “Not only are people watching more television, a home builder client saw engagement about 50 percent greater than it was last year, as viewers are using the ads to further research companies through social media and websites. Our clients who have consistently run television ads throughout this year are seeing good returns on their investment. It proves once again that staying with your marketing plan, especially when your competitors are pulling away from advertising, can really pay off in the long run.”

    Television advertising can be an affordable option, even for smaller volume businesses. “Once we supply demographics and the key components of what our clients want to do, the media gives us research data so that we can target which programs a certain audience is viewing,” said Beth. “While prime time advertising may be too expensive, there are other more cost-effective time slots that will work. We can regionally place ads, especially with cable, which is zoned. Advertising on the local networks, such as WDIV and WJBK can also be affordable.”

    Television or cable advertising should be just one part of a comprehensive media plan. “Any good marketing campaign has a multitude of different touch points because you can’t reach everyone with just one approach,” said Beth. Websites and social media should be part of the mix. “Websites need to be updated periodically

    or they cause credibility issues. They also need to be re-done every three to five years to keep up with trends and technology. Be sure to use photography on your website and share those pictures on Instagram. Your website is your online resume so you should make it the most important tool in your marketing arsenal.” Beth also recommends paying attention to, and responding to reviews. “A measured, educated response to a bad review is ultimately better than not responding,” said Beth. n

    It is not an overstatement that 2020 has been a year that has demanded resilience in order to not only survive but to be successful. Many of our annual award honorees were selected this year, in large part, because of their demonstrated resilience – sometimes over a lifetime of service.

    While several

    companies still

    require employees

    to work either on job-site,

    at location or on the road,

    many are now having some

    positions work from home

    for the foreseeable future. Employers are finding

    that productivity and employee morale tends to

    increase, and office expenses and utility bills

    seem to drop, when we shift to working at

    home. However, something employers are

    finding more often now, is that working

    from home can be an ergonomic nightmare!

    Whether it is back strain, a sore neck or early

    carpel tunnel, most ergonomic injuries take

    months to become a recognized problem and

    take even longer to heal. Those working from

    home should consider these three ergonomic

    factors: a proper chair, a proper working surface

    and a proper environment.

    Although it may seem like a good idea to

    set up shop on the living room recliner and

    begin reading emails while sitting in comfort, it

    absolutely should not be considered. Yes, it is

    comfortable to sit on a recliner or the couch but

    there is a difference that should be understood

    between something that is comfortable and

    something that is ergonomic. An ergonomic

    chair would imply that you are able to freely

    sit in it for the duration of your work day and

    not have any aches or pains. The difference

    between something that is comfy and something

    that is ergonomic, is that a comfy chair does

    not promote adequate posture and allows your

    muscles to relax for extended periods of time,

    eventually weakening them and increasing the

    chance of injury. Ideally, a rated office chair will

    promote sitting upright and support the natural

    curve of your back, while also allowing your

    feet to rest on the floor with your knees slightly

    below your hips.

    While the name implies that you could use it

    without a desk, a laptop should be treated the

    same as a computer when working from home

    – having an external keyboard, mouse and

    monitor. The importance of having a secondary

    or primary monitor for your work station at a

    proper height cannot be understated. The top

    of your monitor should be just below your eye

    level and about arm’s length away. This keeps

    your neck and head level and you do not end

    up with a sore or strained neck. A keyboard,

    separate from the laptop, if possible, should

    be just below elbow height, which leads us

    to the most important aspect of this factor:

    an adequate working surface is a must. A

    work surface that is too tall is going to create

    a hard corner that is going to pinch a lot of

    nerves and lead to long term issues, such as

    carpel tunnel. A work surface that is too short

    is going to have you leaning forward and lead

    to back problems that come with slouching.

    Additionally, ensure the surface you are

    working on has plenty of space that does not

    cramp or limit your working area.

    Lastly, working from home should be treated

    very similarly to working in the office. You

    should have a designated working area that is

    free of clutter, tripping hazards, excessive noise

    and anything else that could cause injury while

    working. This not only ensures a safe working

    environment, but also promotes productivity.

    Even though someone may be in their own

    household, if someone is within their working

    hours and they are injured as a result of

    something that could be work-related (such

    as tripping while walking over to a printer)

    the injury could be considered work-related.

    Additionally, at-home safety audits can be

    done to see where there may be hazards of

    working in your own home.

    Since home office environments are

    so incredibly different from typical office

    environments, there is no “one size fits all”

    procedure, practice or recommendation. As

    long as you stick to the three main factors –

    having a proper chair, an adequate working

    surface and an environment that promotes

    safe working – you will be headed in the right

    direction!

    Rent Control Bills Do Not Advance

    As the 2019-

    2020 Michigan

    Legislative Session

    came to an end, two

    efforts related to rent

    control did not advance in the Michigan

    Senate. The first bill, Senate Bill 1129,

    proposed a complete repeal of the existing law

    which prohibits local governments in Michigan

    from enacting rent control ordinances. A

    second effort, which was a two-bill package,

    proposed to allow rent control in specific

    situations, with the potential for offsetting

    property tax breaks. These bills would have

    authorized local units of government to

    limit rent for disabled individuals and senior

    citizens. AAM’s work does not end here,

    however, as it is expected that these bills will

    be reintroduced in the next legislative session.

    Michigan House Leadership ElectedHouse Republicans have elected their

    leadership team for the 2021-2022 Legislative

    Session. Rep. Jason Wentworth (R-Clare) was
