We’re creating a new destination

When we acquired the site in 2002, Wembley Park was an unloved expanse of surface car parks. We are leading its £3 billion transformation, delivering new homes, jobs, restaurants, shops, offices and hotels, transforming the land around the National Stadium into a vibrant and self-sustaining new destination for London.

Over the past 16 years, we have worked in close partnership with the London Borough of Brent, the Greater London Authority, Transport for London, Network Rail and numerous other stakeholders to obtain a series of Masterplan approvals that will deliver 7,500 new homes, three quarters of a million square feet of office space, and half a million square feet of retail and leisure space.

Wembley Park will have 5,000 build to rent (BtR) homes, the largest concentration of BtR property on a single site in the UK, with beautiful apartments, all-inclusive offers and impeccable customer service.

We’ve also created a new lifestyle-focussed residential rental operating platform, called Tipi, established in 2016 to provide first class and long term management of our property portfolio.

The Yellow Pavilion is our community centre at Wembley Park and our engagement strategy aims to foster a vibrant and happy neighbourhood by bringing together existing and new residents, workers and local groups through a well thought out, balanced and accessible programme.

We are determined to create benefits for the whole Brent community and have implemented initiatives to maximise the long term impact from our investments into the area which go well beyond our Section 106 obligations.

Quintain and all of our contractors have committed to a framework to promote local employment, offer community skills courses, and run student and schools outreach programmes. We have also created a local fund to support small charities and community projects.

We built London Designer OutletOur retail team is committed to creating one of London’s premier shopping destinations, just 12 minutes from the West End.

London Designer Outlet (LDO), opened in 2013, now welcomes over 7 million visitors a year and is home to over 70 shops, cafés and restaurants and a nine screen Cineworld cinema.

In addition to the LDO we have 200,000 square feet of new retail and leisure units due to be completed by 2020. Beginning with Boxpark Wembley in 2018, we expect to deliver the majority of the retail and leisure by the end of 2019.

When we’re finished, Wembley Park will expect over 20 million visitors a year.

A Masterplan at another iconic London siteWe have been involved with creating exceptional neighbourhoods for years.

Following a land swap in 1999, we acquired a large site, next to what was then the Millennium Dome, now The O2 and secured planning permission for a 14 million square foot mixed-use Masterplan across the 150 acre site. At the time this was the largest single planning application in London, if not the UK.

We even facilitated AEG’s entry into the London market, converting the Millennium Dome into the O2 entertainment venue.

Alongside the Masterplan we were instrumental in delivering the early phases of development at Greenwich Peninsula, including the 150,000 square foot Ravensbourne College, 440,000 square foot of office space at 14 Pier Walk and 6 Mitre Passage and a 280 room student block.

We establish long term partnerships Establishing long term partnerships is one of our core values. We have a framework of contractors at Wembley Park, some of whom we have worked with for over 12 years. The framework is made up of John Sisk & Son, Wates, McLaren and McAleer & Rushe. We have deep working relationships with each team and each have delivered outstanding results.

In 2018 we also announced a £10 million deal with Samsung, for their first ever leasing agreement with a property company, to supply state of the art digital appliances to over 3,000 homes at Wembley Park.

We have formed a 10 year joint venture with Boxpark to create Boxpark Wembley, opening 2018.

As a group we hope to encourage other women to join the industry from work experience to apprenticeships and graduates upwards. The first in a series of events celebrating Women in Construction was hosted by Quintain with speaker Mary Kelly-Mannion, our Head of Procurement.

We embrace heritage

We understand the importance of heritage to communities and are not afraid of scale or complexity.

We undertook a substantial renovation of the iconic Grade II listed SSE Arena, Wembley (formerly Wembley Arena). As well as preserving the original, 1934 built, Empire pool beneath the auditorium, we introduced state-of-the-art acoustic treatments to transform the sound quality for events.

We’re always forward facing

We offer an holistic approach to the built environment, looking beyond the present and to the long-term future benefits.

As part of the reconfiguration of The SSE Arena, Wembley we had the foresight to rotate the building to face the National Stadium so the two venues could ‘connect’ across Arena Square. The square was the first major piece of public realm we completed at Wembley Park. With fountains, music and lighting displays incorporated into the infrastructure, it proves particularly popular in the summer time with families and before major events.

We have the financial fire power

Post Brexit vote, we agreed a new £800 million corporate development facility following our acquisition by Lone Star Real Estate Fund IV. Through this debt facility we were delighted to have secured the support of three major global financial institutions. We are well capitalised and have the equity and debt in place to deliver on our ambition at Wembley Park and we have access to capital to enable significant projects beyond this site.

The complete redevelopment of 63 Brook Street in Mayfair, behind its retained façades, managed and delivered by Quintain.

We built the Bristol & Bath Science Park, held in a joint venture with Aviva Investors plc, a 59 acre innovation hub and home for the region’s many science and technology businesses.

Designed with a centralised energy centre, the buildings achieved BREEAM Excellent and the public realm and engineering were awarded CEEQUAL Excellent.

We invest in knowledge and operationsWe created iQ, one of the UK’s largest and most successful purpose built student accommodation companies. iQ went on to achieve an occupancy rate of 99% in 5,183 bedrooms across 13 properties, located in nine UK cities.

We disposed of our iQ shares in 2014 to our partner in the project, Wellcome Trust.

We deliver on time

We built the first 4-star hotel within five miles of the National Stadium and opened it in time for the London 2012 Olympics, accommodating athletes competing at the adjacent Stadium and The SSE Arena, Wembley and brought large-scale conferencing and banqueting back to the area.
