    Does it pay to sell inwinter?Formanyyears itwas true thatpropertiessell much better in the summer months.This was true because in summer theweather was obviously better.

    Sohomesshowedwell thegardens flour-ished, the swimming pool sparkled, and thebright summer light and blue skies ensuredeach property looked its best.

    People were also generally more in a buy-ingmood in thewarmerweather.Sometimeswhen the rain came pouring down and theweather was freezing cold, the average buyermayhavedecidedagainstviewingproperties,andpreferred towait foramorecheerful time.

    However, much has changed since then(aside from the weather patterns). For onething, there wasnt a National Credit Actthen. People qualified for finance much easi-er, evenwith fluctuating interest rates. Therewasnt a global financial crisis and banks hadmuch easier access to funds.When a propertycontract was signed subject to mortgage fi-nance, it was the norm that the financewouldbe approved and the sale would proceed.

    But things have changed.Bank finance is much harder tocome by. Banks were badly hitby bad debt when the global eco-nomic crisis impacted on home-owners unable to service theirdebt. TheNational CreditAct al-so meant that banks had to bemuchmore circumspect in qual-ifying apurchaser and consider-ing their ability to service theloan.

    So banks have been cherry-picking the very best deals forthemselves.The result is that, insome cases, as many as 50% ofhome loan applications are ini-tially declined at the banks.

    It is interesting to note how the appetite thedifferent banks have for home loans fluctu-ates. It is also possible that banks have differ-entappetites for lendingamongst themselves.These can change almost on a monthly basis.

    So what is the key driver as to when thebest time is to sell? The harsh reality of theworld we now live in is this: The best timeto sell is when the banks have an appetite forhome loan finance.

    No longer is theweather such an importantfactor. In fact, at Harcourts Platinum someof our best selling months were in the middleof winter in 2012. Whilst banks are still cher-ry-picking, and 100% bonds are much harderto obtain, we are fortunate that home loan fi-nance is much easier to obtain now than itwas three years ago.

    For how long will this continue? No oneknows how the global economic crisis willplay itself out. No one can confidently predictwhat will happen in the next three to fiveyears its all speculation. But what we donow, depends on the current economic situa-tion.

    So, if you are consideringselling, there is nothingwrongwith selling inwinter.Buyers still need to purchasehomes. Andwhilst the banksare doing home loan finance,it makes sense to sell yourhome. Warm sunny weatherhelps. But its the economicfactors that are now of fargreater importance. Fairprices will be achieved in allseasons with correct pricingand great marketing. Colour-blocking recently sawa major resurgence in fashion and dcor,and then out popped some blooms, andpeoplerealisedthattheirflowershadbeenfollowing this trend forcenturiesalready.

    Take the magnificent Ixia known as thewand flower (how can anything possibly lookthis pretty without a bit of magic, right?) that turns out brightly coloured petals, frompurple to red and yellow. The centre of thisflower appears in a contrasting hue, givingit that fashionable edge that warrants closerinspection. Plant it now, between April andMay, in full sun or semi-shade, to get the bestmulticoloured results in spring.Another plant that carries this inner-outer

    colour clash is the Sparaxis, flashing its col-our-blocking tendencies in tear-shapedsplashes on its star-shaped blooms. It loves

    colour so much that its even available asSparaxis tricolor, with three contrasting col-ours laid out on its petals. Its best grown infull sun over the same period as Ixia, butgrows about a third shorter than Ixia, so beaware not to hide these dashing petals behindplants that are too tall.Ornithogalum saundersiae and Ornithoga-

    lum thyrsoides can grow up to a metre high,so place these toward the back of a group ofplantings. Although the full sun-loving Orni-thogalum flower is either white or green-white, it can also occur in bright orange oryellow shades. It doesnt quite follow the col-our-blocking movement within its blooms,but the impact these clustered flowers createwhenseenenmassewith the longgreenstemsis a striking colour pairing in itself, provingthat colour combos can sometimes be en-hanced with striking foliage.Because of its longevity as a cut flower, you

    can easily transport this colourmovement in-to all your rooms, with the added bonus thatOrnithogalum contains both summer- andwinter-growing species, so you never have tobe without flowers in your vases.With the common name blazing star, its

    obvious that Tritonia would fall into thisgroup of colour creators. Manifesting in any-thing frombrightorangeandcreamtosalmonand white, this indigenous plant is foundmostly in the Western Cape. Its cup-shapedblooms appear a little later in spring (OctoberandNovember) thanthepreviousthreeplantsmentioned, although it should also be plantedbetween April and May, in full sun or semishade. When planting Tritonia in pots, allowthe corms to almost touch one another, andthen be sure to water regularly throughoutthe seasons if you want them to flower everyyear. For this amount of watering, ensure thelight, sandy, friable soil is always well

    drained.Sparaxis is a little less demanding, andwill

    still grow in poor soil, but loosen this soil andadd organic matter or sand for even betterblooms (which obviously results in more ofacolour feast).Slugsandsnailswillbeattract-ed to this plant as much as you will, so keepthem away.Ixia and Ornithogalum require well drain-

    ing soil, andyoushould increase thewateringof Ornithogalum just before flowering if youwish to maintain strong plant growth as theweatherwarms up. This is also an easy genusto multiply, simply by cutting its leaves.Ixia clones itself by cormlet production,

    Youngdrivers show little regard for road rulesGoodyear road safety survey revealsSouth African under-25s top the list ofdisobedient drivers.

    Rules, it seems, are there to be broken at least by many young drivers, as a recentin-depth survey by Goodyear has revealed and this attitude could well be a contribut-ing factor to South Africas distressingnumber of road deaths.

    While National Transport Minister BenMartins calls repeatedly for cautionarydriving and an obedience of the rules of theroad, Goodyears 2012 Young Drivers RoadSafety Survey revealed that these are traitssorely lacking in the on-road mindset ofSouth Africas young driver, said Lize Hay-ward, Goodyear South Africa Group brandcommunications manager.

    Speeding is the number one on-road sinamongst young drivers, as they admitted inGoodyears Road Safety Survey. South Afri-can respondents ranked second highest(79% vs global 66%) to Polish speedsters(81%). The survey probed the behaviour of6 400 drivers under the age of 25. It covered16 markets (15 European countries and, forthe first time, South Africa) and was de-signed to get inside the brain of youngdrivers and shed light on a wide range of fac-tors from training through to their on-roadconcerns.

    Speeding is a real cause for concern asthe split-second decisions we take whendriving are governed by the parietal lobe ar-ea of the brain, which deals with perceptionand spatial processing. Driving too fast doesnot give the parietal lobe time to catch up,so makes it more difficult for us to judge dis-tance and read the road, Hayward ex-plained.

    In the survey, South Africans rankedhighest in admitting to an improper estima-

    tion of speed of traffic when changing lanesor overtaking (59% vs global 43%) and, evenmore frighteningly, topped the charts at dis-obeying traffic signals or signs (62% vs glo-bal 39%). Interestingly, the survey exploreda number of national driving stereotypes: inprevious studies of peer perceptions, Ital-ians have been viewed as the least carefuland Germans the most careful drivers in Eu-rope, however Goodyears 2012 survey infact found Italians to be among the least like-

    ly to speed or misjudge the speed of trafficwhen overtaking. Similarly, the perceptionof German drivers is not fully supported astheir young drivers were among the mostlikely to disobey traffic signals!

    German and Russian drivers are the mostlikely to try out the top speed of their cars,with 53% and 46% respectively saying theyhave pushed their motors to the maximum.This is perhaps not surprising for Germanyas it is one of the only countries in the worldto have no speed limit on its motorways.

    South Africans ranked fifth here out of the16 nations, with 38% admitting to testing thetop limits of their cars, which is still higherthan the global average of 31%.

    Despite extensive publicity and increas-ingly stringent penalties for offenders, analarming 20% of young men (24%) and wom-en (15%) globally admit to driving after hav-ing consumed alcohol. The knife twist forSouth Africans is that our youngsters comein streets ahead of that at 45% a full 14%

    more than the next worst offenders, theSpanish (31%).

    Speeding and drunk driving are not theonly areas where young drivers are exhibit-ingdangerousbehaviour. Itappearsthat,de-spite only having had their licence for a fewyears, young drivers are also ignoring manyimportant rules of the road. Goodyears sur-vey revealed that 43% of men and 35% ofwomen (average 39%) globally admitted todisobeying traffic signals or signs, withSouth Africans topping the list by far at an

    average 62%, a full 11% higher than thePolish who are the next worst offenders.

    Overall results confirmed that men takemore risks than women and are more in-clined towards aggressive or dangerous be-haviour.

    Young drivers who finished studying atan earlier age (18 or younger) are generallymore inclined to make mistakes than thosewho continue their education longer. Oneexample is that as much as 47% of those re-spondents who had finished studying at 18were inclined to disobey traffic signals com-pared to 36% of those who continued untilthey were 22 or older.

    While transport officials initially boastedbetterdriving, thenumberofreportedfatali-ties in fact rose tragically in the days follow-ing South Africas 2013 Easter weekend. Thefinal death toll from the Automobile Associ-ation (AA) has been set at 241 people killedon the roads between 28 March and 1 April,a 11% increase from 2012.

    Reporting these figures, AA spokespersonGary Ronald said that little has been donein South Africa to create change or preventroad deaths during the busiest times of theyear.

    Young people are disproportionately in-volved in road accidents and fatalities, mak-ing it crucial to ensure that they are trainedadequately in driving school, said Hay-ward.

    preaching to the converted, butit is concrete proof that Mer-cedes-Benz has produced an ab-solute stunner. Even thosewhothought that Mercs were forgrandparents, have taken no-tice, if not researched and goog-led the newbie.Mercedes graciously gave all
