Does it pay to sell inwinter?
Formanyyears itwas true thatproperties
sell much better in the summer months.
This was true because in summer the
weather was obviously better.
Sohomesshowedwell thegardens flour-
ished, the swimming pool sparkled, and the
bright summer light and blue skies ensured
each property looked its best.
People were also generally more in a buy-
ingmood in thewarmerweather.Sometimes
when the rain came pouring down and the
weather was freezing cold, the average buyer
mayhavedecidedagainstviewingproperties,
andpreferred towait foramorecheerful time.
However, much has changed since then
(aside from the weather patterns). For one
thing, there wasnt a National Credit Act
then. People qualified for finance much easi-
er, evenwith fluctuating interest rates. There
wasnt a global financial crisis and banks had
much easier access to funds.When a property
contract was signed subject to mortgage fi-
nance, it was the norm that the financewould
be approved and the sale would proceed.
But things have changed.
Bank finance is much harder to
come by. Banks were badly hit
by bad debt when the global eco-
nomic crisis impacted on home-
owners unable to service their
debt. TheNational CreditAct al-
so meant that banks had to be
muchmore circumspect in qual-
ifying apurchaser and consider-
ing their ability to service the
loan.
So banks have been cherry-
picking the very best deals for
themselves.The result is that, in
some cases, as many as 50% of
home loan applications are ini-
tially declined at the banks.
It is interesting to note how the appetite the
different banks have for home loans fluctu-
ates. It is also possible that banks have differ-
entappetites for lendingamongst themselves.
These can change almost on a monthly basis.
So what is the key driver as to when the
best time is to sell? The harsh reality of the
world we now live in is this: The best time
to sell is when the banks have an appetite for
home loan finance.
No longer is theweather such an important
factor. In fact, at Harcourts Platinum some
of our best selling months were in the middle
of winter in 2012. Whilst banks are still cher-
ry-picking, and 100% bonds are much harder
to obtain, we are fortunate that home loan fi-
nance is much easier to obtain now than it
was three years ago.
For how long will this continue? No one
knows how the global economic crisis will
play itself out. No one can confidently predict
what will happen in the next three to five
years its all speculation. But what we do
now, depends on the current economic situa-
tion.
So, if you are considering
selling, there is nothing
wrongwith selling inwinter.
Buyers still need to purchase
homes. Andwhilst the banks
are doing home loan finance,
it makes sense to sell your
home. Warm sunny weather
helps. But its the economic
factors that are now of far
greater importance. Fair
prices will be achieved in all
seasons with correct pricing
and great marketing. List

Gettingyourgardenspring-colour ready
Theres a colour revolution going on
around us. Colour-blocking recently saw
a major resurgence in fashion and dcor,
and then out popped some blooms, and
peoplerealisedthattheirflowershadbeen
following this trend forcenturiesalready.
Take the magnificent Ixia known as the
wand flower (how can anything possibly look
this pretty without a bit of magic, right?)
that turns out brightly coloured petals, from
purple to red and yellow. The centre of this
flower appears in a contrasting hue, giving
it that fashionable edge that warrants closer
inspection. Plant it now, between April and
May, in full sun or semi-shade, to get the best
multicoloured results in spring.
Another plant that carries this inner-outer
colour clash is the Sparaxis, flashing its col-
our-blocking tendencies in tear-shaped
splashes on its star-shaped blooms. It loves
colour so much that its even available as
Sparaxis tricolor, with three contrasting col-
ours laid out on its petals. Its best grown in
full sun over the same period as Ixia, but
grows about a third shorter than Ixia, so be
aware not to hide these dashing petals behind
plants that are too tall.
Ornithogalum saundersiae and Ornithoga-
lum thyrsoides can grow up to a metre high,
so place these toward the back of a group of
plantings. Although the full sun-loving Orni-
thogalum flower is either white or green-
white, it can also occur in bright orange or
yellow shades. It doesnt quite follow the col-
our-blocking movement within its blooms,
but the impact these clustered flowers create
whenseenenmassewith the longgreenstems
is a striking colour pairing in itself, proving
that colour combos can sometimes be en-
hanced with striking foliage.
Because of its longevity as a cut flower, you
can easily transport this colourmovement in-
to all your rooms, with the added bonus that
Ornithogalum contains both summer- and
winter-growing species, so you never have to
be without flowers in your vases.
With the common name blazing star, its
obvious that Tritonia would fall into this
group of colour creators. Manifesting in any-
thing frombrightorangeandcreamtosalmon
and white, this indigenous plant is found
mostly in the Western Cape. Its cup-shaped
blooms appear a little later in spring (October
andNovember) thanthepreviousthreeplants
mentioned, although it should also be planted
between April and May, in full sun or semi
shade. When planting Tritonia in pots, allow
the corms to almost touch one another, and
then be sure to water regularly throughout
the seasons if you want them to flower every
year. For this amount of watering, ensure the
light, sandy, friable soil is always well
drained.
Sparaxis is a little less demanding, andwill
still grow in poor soil, but loosen this soil and
add organic matter or sand for even better
blooms (which obviously results in more of
acolour feast).Slugsandsnailswillbeattract-
ed to this plant as much as you will, so keep
them away.
Ixia and Ornithogalum require well drain-
ing soil, andyoushould increase thewatering
of Ornithogalum just before flowering if you
wish to maintain strong plant growth as the
weatherwarms up. This is also an easy genus
to multiply, simply by cutting its leaves.
Ixia clones itself by cormlet production,
with flowers developing from these cormlet
plants the very next season, increasing the
abundance of colour in your garden without
much effort. After all, thats how it should be.
Colour should be natural never forced.

The Hyundai Veloster is powered by a live-
ly, efficient 1,6 litre four-cylinder GDI petrol
engine, generating 103 kW maximum power
and 167 Nm torque. Buyers will be offered a
choice of a six-speed manual gearbox or the
companys first dual-clutch transmission
(DCT).
This dual dry clutch transmission is Hy-
undais own, in-house developed gearbox
which features two shafts one with first,
thirdandfifthgear,andtheotherwithsecond,
fourth and sixth gear.
As one changes gears up or down, the
clutchesalternate toengage therelevantshaft
for feeding the power from the engine to the
front wheels.
The new DCT builds on the benefits of a
manual gearbox, including low fuel consump-
tion and engaging driving characteristics, by
adding the advantages of a traditional auto-
matic transmission, such as high comfort lev-
els (particularly during city driving), and su-
per-smooth shift quality.Other benefits of the
DCT include a 5 to 6% improvement in fuel
efficiency, as well as a 3 to 7% improvement
in acceleration.
When amore sporty drive style is required,
the DCTs gear lever can be moved to the left
into sports mode where a gear will stay en-
gaged up to higher engine revolutions before
it changes, when driven in automatic mode.
The driver can at any time change a gear up
or down by tapping the gear lever forward or
backward.

Youngdrivers show little regard for road rules
Goodyear road safety survey reveals
South African under-25s top the list of
disobedient drivers.
Rules, it seems, are there to be broken
at least by many young drivers, as a recent
in-depth survey by Goodyear has revealed
and this attitude could well be a contribut-
ing factor to South Africas distressing
number of road deaths.
While National Transport Minister Ben
Martins calls repeatedly for cautionary
driving and an obedience of the rules of the
road, Goodyears 2012 Young Drivers Road
Safety Survey revealed that these are traits
sorely lacking in the on-road mindset of
SouthAfricas youngdriver, saidLizeHay-
ward, Goodyear South Africa Group brand
communications manager.
Speeding is the number one on-road sin
amongst young drivers, as they admitted in
Goodyears Road Safety Survey. South Afri-
can respondents ranked second highest
(79% vs global 66%) to Polish speedsters
(81%). The survey probed the behaviour of
6 400 drivers under the age of 25. It covered
16 markets (15 European countries and, for
the first time, South Africa) and was de-
signed to get inside the brain of young
drivers and shed light onawide range of fac-
tors from training through to their on-road
concerns.
Speeding is a real cause for concern as
the split-second decisions we take when
driving are governed by the parietal lobe ar-
ea of the brain, which deals with perception
and spatial processing.Driving too fast does
not give the parietal lobe time to catch up,
somakes itmore difficult for us to judge dis-
tance and read the road, Hayward ex-
plained.
In the survey, South Africans ranked
highest in admitting to an improper estima-
tion of speed of traffic when changing lanes
or overtaking (59%vs global 43%) and, even
more frighteningly, topped the charts at dis-
obeying traffic signals or signs (62% vs glo-
bal 39%). Interestingly, the survey explored
anumber of national driving stereotypes: in
previous studies of peer perceptions, Ital-
ians have been viewed as the least careful
andGermans themost careful drivers inEu-
rope, however Goodyears 2012 survey in
fact found Italians tobeamong the least like-
ly to speed or misjudge the speed of traffic
when overtaking. Similarly, the perception
of German drivers is not fully supported as
their young drivers were among the most
likely to disobey traffic signals!
German andRussian drivers are themost
likely to try out the top speed of their cars,
with 53% and 46% respectively saying they
have pushed their motors to the maximum.
This is perhaps not surprising for Germany
as it is one of the only countries in theworld
to have no speed limit on its motorways.
South Africans ranked fifth here out of the
16nations,with 38%admitting to testing the
top limits of their cars, which is still higher
than the global average of 31%.
Despite extensive publicity and increas-
ingly stringent penalties for offenders, an
alarming 20%of youngmen (24%) andwom-
en (15%) globally admit to driving after hav-
ing consumed alcohol. The knife twist for
South Africans is that our youngsters come
in streets ahead of that at 45% a full 14%
more than the next worst offenders, the
Spanish (31%).
Speeding and drunk driving are not the
only areas where young drivers are exhibit-
ingdangerousbehaviour. Itappearsthat,de-
spite only having had their licence for a few
years, youngdriversarealso ignoringmany
important rules of the road. Goodyears sur-
vey revealed that 43% of men and 35% of
women (average 39%) globally admitted to
disobeying traffic signals or signs, with
South Africans topping the list by far at an
average 62%, a full 11% higher than the
Polish who are the next worst offenders.
Overall results confirmed that men take
more risks than women and are more in-
clined towards aggressive or dangerous be-
haviour.
Young drivers who finished studying at
an earlier age (18 or younger) are generally
more inclined to make mistakes than those
who continue their education longer. One
example is that as much as 47% of those re-
spondents who had finished studying at 18
were inclined to disobey traffic signals com-
pared to 36% of those who continued until
they were 22 or older.
While transport officials initially boasted
betterdriving, thenumberofreportedfatali-
ties in fact rose tragically in the days follow-
ingSouthAfricas 2013Easterweekend.The
final death toll from theAutomobile Associ-
ation (AA) has been set at 241 people killed
on the roads between 28 March and 1 April,
a 11% increase from 2012.
Reporting these figures,AAspokesperson
Gary Ronald said that little has been done
in South Africa to create change or prevent
road deaths during the busiest times of the
year.
Young people are disproportionately in-
volved in road accidents and fatalities,mak-
ing it crucial to ensure that they are trained
adequately in driving school, said Hay-
ward.

Volkswagen Driving Academy (VWDA) in
South Africa and Goodyear 4x4 Academy in
the Western Cape, to provide young people
withmore training on driving safely and re-

The 3.2-litre Duratorq TDCi five-cylinder
diesel engine offers a substantial 470 Nm of

The newMercedes-Benz A-Class is a huge
deal. Those extraordinary looks guaran-
teed it phenomenal attention even before
its launch.
Tons of online information, international
reports and a fewpre-launch local appearanc-
es mean that, unless you live under a rock,
you already know about this car.
It makes me feel like I am
preaching to the converted, but
it is concrete proof that Mer-
cedes-Benz has produced an ab-
solute stunner. Even thosewho
thought that Mercs were for
grandparents, have taken no-
tice, if not researched and goog-
led the newbie.
Mercedes graciously gave all
journalists at the launch an ex-
tra edge part of the presenta-
tion was done by Mark Fether-
ston, the As chief designer. I
was seated next to this pleasant
Britat lunchandhispassionfor
the vehicles radical new look
infected everyone around him.
Based on solid proportions
and detail, a lot of work makes
sure that the little Mercedes
hatchback stands out from the
crowd. The Germans also con-
firmed that A means Attack
on newer, younger customers
while the B-Class serves MPV
clientele.
Mercedes uses its new front-
wheel-drive platform for the A-
Class, B-Class, upcoming CLA
and future models; AMG and
four-wheel-drive versions in-
cluded. Start/stop systems, su-
perb aerodynamics, high effi-
ciency engines and gearboxes
ensure they are very eco-friendly.
The interior has also been created with
quality and individuality in mind; if the out-
side wasnt a clue, this will be your next re-
minder that they started with a clean sheet
of paper. Mercedes-Benz SA aims to be the
leading luxury brand by 2016 and a lot of that
work will be down to the A-Class.
Demand already exceeds supply and South
Africa currently gets five models, all turbo
four-cylinders.A180andA200are1.6 Lpetrols
(90 kW/200 Nm and 115 kW/250 Nm), A250
Sport isa2Lpetrol (155 kW/350 Nm),A180CDI
is a 1.5 L or 1.8 L diesel (80 kW/250 Nm or
80 kW/260 Nm) and A220 CDI is a 2.2 L diesel
(125 kW/350 Nm).
Next to a six-speedmanual gearbox (A180s
and A200), Mercedes also offers their 7G-DCT
double-clutch transmission. Claimed fuel
consumptionrangesfrom3.8to4 L/100 kmfor
diesels and 5.5 to 5.8 L/100 km for petrols
while average CO2 emissions start at just 105
or 135 g/km.
The A-Class independent suspension rolls
on 17 to 19-inchwheels and promises themag-
ic mix of sporty handling and ride comfort.
Except forbigwheelsat small speeds, our test-
drive established that they had pulled it off;
theA-Class feelsnimbleandplantedonmoun-
tain passes and highways alike.
A250 Sport obviously has masses of clout
and its AMG-developed front suspension pro-
vides the most involving ride. It feels more
nervous than the others while
A200s performance is sedate; the
sparing A180 CDI even more so
while the A220 CDI was a good
combination fast and frugal.
Mercedes fitted the A-Class
with impressive standard kit,
over and above central locking or
electricpower steering, everycar
gets big-boy toys like Attention
Assist, Pre-Safe, multiple air
bags, ABS brakes, EBD, ESP, et-
cetera. Optional extras include a
myriadofstylepackagesandtrim
choices.
All A-Classes are sold with a
two-year unlimited mileage war-
ranty and PremiumDrive six
year 100,000 km fullmaintenance
plan. Prices are R300 000 for the
A180 CDI (add 10 grand for auto),
R355 000 foranA220CDI,R273 718
for A180, R296 632 for A200 and
R392 606 for A250 Sport.
That is not exactly cheap but
neither is the A-Class.
We had words like exciting,
safe, luxurious and comfortable
thrown at us and can confirm
them all.
And lets not forget the pre-
launch hype about its looks
which might be a very lonely but
valid reason why you want one.
