Quarter four of 2011 saw some 2,400 real estate transactions in the land department. Forty per cent of these transactions were mortgage related. This shows a clear trend towards opening up of the mortgage financing for real estate.
Eighty per cent of enquiries that Independent Finance receives are from end-users looking to buy a property to live in. A majority of these customers are in mid/senior level positions in medium- to large-sized companies earning AED30,000 and above. They are well established in their jobs, have families and see rent
as a financial loss. For them owning a home in Dubai is building a long-term asset.
We have also noticed some home-owners lookingto upgrade to a larger property. Some of these customers would sell their properties, use the equity as a down payment and move up the property ladder. Some want to retain properties and rent them out.
Interest rates on mortgages fell substantially last year. Average rates have now settled at between 5 and 6%. Most popular products are in 80% LTV category with interest rates of 4.99% fixed for five
years. Some lenders have adopted the practice of lending on properties with title deeds irrespective of where they are located. Others are still location and project specific. We are also seeing a gradual easing of lending on under-construction property; a mortgage product is now available for under-construction Jumierah Park.
Moving forward we expect more lenders to enter the mortgage market and competition to soar. However, unlike pre-crisis, credit analysis will remain stringent. independentuae.com

Nandu, tell us why you chose to buy in the Arabian Ranches? The family has been in Dubai for many years, and back in the property boom we bought a number of properties. We actually bought it off plan – we had no idea what the villa or the area would be like once they were finished. We didn’t even know where the Ranches would be – just that the area was somewhere outside central Dubai. I’m MD of Avia Insurance, so it’s important for me to be close to the city. We were told that the property would have the largest plot of all the villas, however, which was exciting for us – we thought it would be a great way for us to express ourselves and be creative with the outside space.
How has the Ranches changed since you moved in?The infrastructure around the property has really improved. At first, with the poor road network it took 50 minutes to get into the centre of Dubai, but new intersections and bridges have made it much quicker. As families have arrived here and planted gardens the area has become much greener, and there’s a real buzz about the place with nearby Motor City. It’s a really safe place to live, too – there is security on every entrance, so you can relax knowing your property’s secure.
What’s the best thing about living here?It’s close enough to the city for easy access and to still feel connected to urban life, but it’s far away enough to be a real haven of peace and quiet. It’s the perfect balance. The Hattan community is very family-

‘At dawn, the birdsong is beautiful – you just don’t get that in the city’
orientated too, and the landscaping in the area really is beautiful. People are always out walking their dogs, and we take pride in our properties. At dawn, the birdsong is beautiful – you just don’t get that in the city centre, so we’re very lucky.
What kind of local amenities are there?There aren’t many places to go out in the evening, but the city isn’t too far away for entertainment. For groceries we have Spinneys and Motor City, and the Community Centre in the Ranches. There are some good take away places too, and a nice Lebanese restaurant called Al Arrab. Everything is very handy, and home deliveries are no problem.

What about schools?Good schools aren’t far away – the Jumeirah English Speaking School is in the Ranches, and the road network means that Dubai’s best schools are only a short drive away – like Dubai College, the English College and International School of Choueifat.
Who shares the villa? It feels very much like a family home.Our son Avanish lives here with us, and his younger sister often visits from the UK. Other family members visit the house too, and it’s big enough to accommodate all of them. The house has a nice homely atmosphere and we enjoy the outside living – the basketball court is great for our children and their friends, and we’ve hosted lots of parties in the garden!
What was the inspiration for your interior design?The décor is very modern and minimalist, but it’s nice to have a hint of something antique and interesting too. The furniture is very sleek, but we also have a grandfather clock from Switzerland and a few Arabic pieces too. We are an Indian family, but we have tried to incorporate influences that are specific to Dubai and the different cultures that live here.
Is there a member of the family who takes care of decorating decisions, or is it a group effort?We try to make decisions as a family, but it gets very complicated! My son put together the home entertainment system, and my wife oversees the garden, but we all like to have a little creative input.
What should people looking to buy in Arabian Ranches take into consideration?Location within the area is very important – will you have good access to the main roads? Will it be handy for getting to work? Also, if the outside space is smaller you’ll spend less time and effort on maintenance, so it’s worth bearing that in mind.
Tell us about your garden – you’ve certainly made fantastic use of the outside space.None of us have training in landscaping, but we were all very keen to take charge of the outside space as a family. We were excited by the prospect of getting creative, so we chose to work really closely with the landscape gardener. In the beginning, all we had was 23,000 sq m of hot sand! We put the swimming pool in first, in the height of summer 2008; the patio, basketball court and
green spaces followed. The whole project took about two and a half years. It was great to see our vision come to life, and having so much input was certainly a cost-effective option, but it was very hard work! We worked with lots of different companies on the different aspects, and generally the service was very good.
What advice would you give to other home owners who want to try their hand at creating a garden?Think about how much time and money you can put into the project – Dubai is very hot, and this really affects the wear and tear of outside spaces. A lot goes into creating the landscape, but you will need to maintain the space once it’s finished too. My wife takes a lot of pride in looking after the garden, but it really can be a challenge at times. It’s very important to choose a variety of plants so that there is always something in flower year-round – garden centre nurseries will be able to advise you on which shrubs will work best, so definitely ask them before you buy. Plan the space carefully, too: large green areas will use a lot of water, which can get very expensive and difficult in the summer – patio areas and water features are a lot easier to maintain.

Renting and buying
Expats can buy or rent property in the Arabian Ranches, providing options for those with short or long-term plans. In fact, there are no less than 12 villa communities to choose from; be it a lake-side Alma Townhome (each set over two levels and with three bedrooms) or a sought-after Hattan villa (enclosed courtyards, open terraces and views across the Arabian Ranches Golf Club), to name but two. Drive into the neighbourhood and you’ll be immersed in a picture-book, villa-strewn community, offset with manicured lawns and pedestrianised walkways. What’s more, with all building work now complete you won’t have to contend with unsightly works or noise.
Shopping and a bite
The Village Community Centre is the hub of the Ranches and a real go-to spot for residents. Here you’ll find myriad stop-offs, including shopping, dining and entertainment – in total, some 20 outlets. Among them is an Eezi Clean for laundry drop-offs, Pet’s Delight for
all your pets’ needs, a pharmacy and supermarket as well as cafés like Costa Coffee and MBCO where you can satisfy nagging caffeine cravings. (We say make for MBCO for tasty sandwiches and salads). Head out a little further to Motor City, meanwhile, and you’ll be met with yet more convenient options, like a large Spinneys supermarket (a must for groceries) and local take away favourite London Fish & Chips (04 434 0540).
Leisure time
When it comes to where to spend your time off, the Arabian Ranches has a cluster of options within reach. Most of note is the Dubai Polo & Equestrian Club (poloclubdubai.com), which plays host to glamorous international Polo events (March 9 cues the Dubai Polo Gold Cup), where you can sit down with a picnic on the lawns or brunch on the pitch-side terrace – and stomp a few divots after. The club also has a riding academy where both adults and children can make the most of lessons and desert hacking. Golf enthusiasts, though, will want to make straight for the Arabian Ranches Golf Club (arabianranchesgolfdubai.com)
– some villas even overlook its greens – with an 18-hole, par 72, desert-style grass course, designed by Ian Baker-Finch with Nicklaus Design. Make for its Spanish Colonial-inspired Clubhouse post-round and you can kick back to views of the greens with a bite from its international menu. If relaxing is your idea of a good time, however, trade more active pursuits for the area’s beauty treats – residents love Shima Beauty Lounge (04 361 9494) and Tips & Toes (tipsntoeshaven.com) – or plump for a Pilates or yoga class at Exhale (04 447 4220).
Schooling
If you need to keep tots occupied, take a look at the Dubai Polo & Equestrian Club’s cutely-named Little Ponies, part of the better-known Jebel Ali Village Nursery ( jebelalinursery.com) whose Arabian Ranches branch is a chief pick for pre-schoolers. If your offspring are ready to head to school, two of the best in town are the Jumeriah English Speaking School or ‘JESS’ (jess.sch.ae) and GEMS World Academy (gemsworldacademy-dubai.com), both of which are just a short drive from the Ranches.

Question from Pauline, DubaiMy husband and I have decided to separate after 11 years of marriage. We jointly own a property in Arabian Ranches and he has told me that he will not sell it but wishes to keep it for himself. We do have other assets but they do not amount to the value of our home in Dubai. Is it possible to force a sale to achieve my share of the assets?Answer:Dear Pauline,Firstly, I am sorry to hear about the breakdown in your marriage. Unfortunately, it seems that over the past 10 years, divorce and separation have increased within the UAE, generally.I would need to consider what are the total assets that you hold, either jointly or eparately. You may not be including such assets as Pensions, insurance policies, end of service benefits, shares, stocks, cars and any other valuables in your possession. You also need to consider the net value of the Property by deducting the Mortgage, if applicable. All other liabilities also need to be deducted before clarifying the total net assets. This might well shed a slightly different light on the division of assets for you. If you have counted all of the above into your calculations and you still cannot achieve a clean split as your husband seeks, then you may well have to consider an action be-fore the Courts for a sale of the Property. It is jointly owned which means that you each own 50% and , effectively, are free to do as you please with your half share. Clearly, it is not always easy when your marriage hits the rocks and the Courts are usually the last sanction but if all else fails, you will likely have no other choice.If you are going to seek a divorce in your home Country, a Final Order on the Finances may be brought to the UAE Courts for enforcement and so if your home Country Court Orders a Sale of the Property, it can be achieved here by what we call Affiliation Proceedings i.e. the obtaining of a Mirror Order for enforcement. Divorce will often also mean that you need to review your assets , once a division is finalized. You must then give serious thought to the making of a Will to ensure that your children and family receive that which they are entitled and that which you wish them to receive, rather than the imposition of Shariaa Law for Non Muslims.

1 FRESHEN UP We all rely on air conditioning, but if your system isn’t
maintained correctly the build-up of nasties can be costly and dangerous. General guidelines state that units should be checked at least every four months, but some filters need to be changed every four weeks. Set up a regular maintenance contract – and remember that failure to comply with servicing recommendations can void your warranty.
2 GET RID OF THE GRIME Sludge, debris and dirt can build up in water
tanks, and if not removed swiftly they can lead to legionella and other water-borne illnesses. Check with your building maintenance provider that your tank is cleaned on a regular basis, or set up your own cleaning contractor to give it a regular once-over.
3 CONTROL CREEPY CRAWLIES Hot climates are the perfect breeding
ground for roaches, bedbugs and other scuttling pests. To help avoid outbreaks, ensure bedding is fresh, keep a rigorous cleaning schedule, and empty bins on a regular basis. If you are faced with an outbreak, don’t try to tackle it yourself: leave it to the professionals. Pest control methods can be dangerous if not carried out by specialists.
4 PERK UP YOUR POOL There are simple ways to improve
day-to-day pool care – showering before every use and clearing filters of toys can really make a difference. For maintenance and deep cleans it’s worth arranging professional help – and if you use a shared pool that’s looking tatty, quiz the maintainers and contact the building authority if you don’t get the right answers.
5 GET GARDEN-SAVVY Gardening can be a great way to unwind, but
when you’re bedding and pruning unfamiliar plants it’s wise to keep an eye on their warning labels. SUKIYAKI (BEEF HOTPOT)Serves 4
• 600g thinly-sliced beef (sirloin or strip loin)
• 300g tofu
• 100g shirataki (a jelly-like noodle made from konnyaku potato)
• 50g Japanese thick scallion or leeks
• 400g chinese cabbage
• 8 shiitake mushrooms
• 100g enoki mushroom
• 2 small blocks of beef fat
• 100ml katsuo dashi (bonito stock)
• 100ml soy sauce
• 60ml mirin (sweet sake) – optional
• 50g sugar
• 1 tablespoon oil
• 4 beaten eggs
1. Boil the noodles for two minutes, rinse them with luke-warm water and then cut into 10cm pieces.2. Cut the tofu into bite-sized pieces, and dice the scallion/leeks. 3. To make the warishita sauce, mix the katsuodashi, soy sauce, mirin and sugar in a small bowl, stirring well, and set aside.4. Heat the oil in a frying pan, and add the beef slices. Pour in the warishita sauce.5. As the sauce starts to boil, add the remaining ingredients and simmer until they start to soften.6. Serve the meat, mushrooms and vegetables on a garnished platter, and drizzle with sauce. Fill a small cup with the beaten raw eggs and use for dipping.

YAKITORI (BARBECUED CHICKEN ON A BAMBOO SKEWER)Serves 1
• 120g boneless chicken legs
• 50g leeks
• 1 bamboo skewer
• 100ml soy sauce
• 100ml mirin – optional
• 50ml sake – optional
• 150g sugar
• 20g garlic
• 20g ginger
• 10g corn flour
1. For the teriyaki sauce, add the soy sauce, mirin, sake, sugar, garlic and ginger to a pan, and boil for 30 minutes on a low heat. Dissolve the cornflour in small amount of water, and use it to thicken the sauce.2. Chop the chicken and leeks into bite-sized pieces and thread alternately onto the skewer. Grill until golden.3. When the chicken is cooked through, pour the sauce over the skewer and serve.
GREEN TEA ROLL CAKE WITH SAKURA FLOWERS AND STRAWBERRIESServes 4
• 4 large eggs, beaten
• 65g flour
• 10g maccha powder
• 80g white sugar
• 30g 37% cream
• 170g cream
• 15g sugar
• 150g strawberries, halved
• 25g salted sakura flowers
• 2 pints water
1. Preheat the oven to 190oC, and cover a greased 28x38cm baking tray or swiss roll tin with baking paper. Soak the salted sakura flowers in water for 10 minutes, then remove and drain. When dry, Sprinkle the flowers onto the top of the prepared tin.2. Sieve the flour and maccha powder into a medium-sized bowl, and bring the water to the boil in saucepan.3. Beat the eggs, then add the sugar and heat the mixture over the pan of boiling water. Test the mixture with a temperature proble – if it reaches 35-38oC, remove it from the heat.4. Add the 37% cream over the heat, and keep mixing until the batter becomes thick. Then, stir in the flour and maccha powder and blend well.5. Pour the batter over the sakura flowers on the baking tray, and heat in the over for 12-14 minutes. 6. When cooked through, cover the cake with a sheet of baking paper to keep moisture in, and set aside to cool. 7. Whip the normal cream until it forms soft peaks, then add the sugar.8. When cooled, turn the sponge and tin upside down and peel off the bottom baking paper (now on the top). Spread the cream and sugar mixture onto the sponge, then add the strawberry pieces along the right-hand edge.9. Using the underneath piece of baking paper, roll up the sponge from the right to the left, making sure the strawberries are at the heart of the cake. Cover with a tea towel and chill in the fridge for at least two hours before serving.
