OVERVIEW FAQS HOUSEHOLD INCOME LIMITS

Ongoing Eligibility Re-Assessments (Existing tenants)

Existing tenants are assessed annually on the anniversary of their initial lease start date using the ‘Existing tenant income limit’ (please refer to the table)

For example, the household income for one adult should not exceed $63,112 per annum.

Why do I need to provide personal income details?

To confirm eligibility initially and on an annual basis, we require proof of all household income from every occupant over the age of 18 and any independent minors as follows:

• Bank statements,

• Centrelink statements,

• Payslips,

• PAYG summary,

• Child support assessment.

This list is not exhaustive. Any questions, please contact your Tenancy and Property Manager.

What if my income changed in the last 12 months?We require proof of income from any source that you received money from in the specified 12 month period. If you have changed jobs or held more than one job in the specified 12 month period, you will be required to supply proof of income for all jobs held during that timeframe.

What if I do not provide my income details?If we do not receive the required documents and we are unable to determine your eligibility, your tenancy may be at risk of being non-compliant with the NRAS regulations and the tenancy will be at risk of ending.

What happens if I am over the income limit?

If the household income of an existing tenant exceeds the indicated limit (e.g. $63,112 for one adult), the tenant will cease to be an eligible tenant.

The tenancy will then be non-compliant with the NRAS regulations and the tenancy will be at risk of ending.

If you are concerned about your eligibility, please speak with your Tenancy and Property Manager immediately.

NRAS rental homes are available to low and moderate income Australians – people who may find it hard to pay market rental rates. To be eligible to rent a NRAS property, prospective and existing tenants will need to provide evidence of their gross income for the previous 12 months before the day they enter the dwelling, both with their initial application and every year afterwards; and

• Must not exceed the income limits for their household type as shown in the table.

• The total income of all tenants of a NRAS rental property is used to calculate the overall household income for that property.

Point of Entry Assessment (New Tenants)

New tenants are assessed using the initial household income limit (please refer to the initial household income limits in the table below).

For example, the household income for one adult should not exceed $50,489 per annum.

For ease of application purposes, a variety of 2018-19 income eligibility limits for various household compositions are presented below.
