Becknell launched into the industrial real estate business in 1990 when co-founders Dan Harrington and Fritz Hartrich joined forces to build and lease a custom warehouse to Nabisco in South Carolina.
Under Dan’s long-term leadership and strategic direction, Becknell’s national portfolio now includes more than 25 million square feet of industrial real estate property, representing over $2.1 billion in property value, with 476 acres of developable ground for future development.

MAGNA - Greenville, SC | 161,618 SF
The Becknell team has successfully developed six facilities totaling nearly 1.2 million square feet for various divisions of the leading global automotive supplier, Magna International. Having multiple architects and engineers in-house allows Becknell the ability to make changes rapidly, adjust plans quickly and keep projects on schedule.
Developing solutions for our customers, Becknell was able to solve Veritiv’s consolidation needs by providing a turnkey approach utilizing our in-house architectural/engineering and construction capabilities. Becknell’s ability to execute on this transaction has resulted in opportunities with Veritiv in other markets within the US, most recently in Appleton, WI.

Becknell was able to provide siffron a facility in a space designed to accommodate their growth while complementing their existing manufacturing location in Rockford, IL.
NB COATINGS - Hobart, IN | 124,000 SF
NB Coatings serves OEM and tier suppliers around the globe and is the leader in paint-on-plastics for both domestic and transplant OEMs in North America. Becknell’s ability to quickly design and quantify tenant specifications allowed NB Coatings to consolidate three facilities into one central distribution center for their line of automotive paints.

ECHO AVENUE - Reno, NV | 286,500 SF
A strategic objective of Becknell has been to expand its investment base in western U.S. markets. Reno was targeted due to its strong population growth, diversifying economy, industrial property demand and improving investment performance. This project represents Becknell’s second investment in the Reno market following an acquisition in the North Valleys submarket in 2017 that enabled the Company to gain exposure and created a platform to grow local relationships and identify new opportunities. The Echo Avenue project offers several advantages including frontage on three sides, proximity to major highways and a location adjacent to the Reno-Stead Airport.

MADISON BUSINESS CENTER - Tampa, FL | 300,000 SF
Located in the East Tampa submarket on 11 acres, Madison Business Center is comprised of two existing buildings totaling nearly 300,000 square feet and one additional build-to-suit pad. Completed in January, Building Two is fully leased to Puraglobe and O’Laker’s Moving and Building One is partially leased to CDS Logistics.
EAGLEPOINT 6 - Brownsburg, IN | 690,700 SF
Eaglepoint 6 was fully leased to Radial prior to the building being completed. Radial selected Becknell’s location due to its outstanding labor availability, as the company employs up to 600 people during its peak season. The company invested significant dollars into the space consisting of pick modules, mezzanines and racking systems.

In December 2017, Becknell successfully purchased this new property in the North Valley submarket of Reno. This acquisition represented an attractive opportunity for Becknell to own a modern, functional, leased building while expanding its footprint across the United States and providing the prospect of future development in the market.
EVERGREEN INNOVATIONS - Phoenix, AZ | 73,777 SF
Capitalizing on the opportunity to acquire a good asset at below market price, Becknell purchased this 100 percent vacant property and fully leased it to Evergreen Innovations. Evergreen is an electrical contractor that provides value to its customers by simplifying the electrical installation process using computer modeling and lean planning.

AIRPORT DISTRIBUTION CENTER - Henrico, VA | 116,000 SF
Located just outside of Richmond, Becknell completed this acquisition in June, 2014. This purchase included three pad ready sites totaling 40 acres. In only 18 months, Becknell was able to fully develop and lease the entire 575,000 square feet.
HAMMACHER SCHLEMMER- West Chester, OH | 101,000 SF
Becknell Industrial purchased this facility in September 2012 where they rebuild and remanufacture automatic transmissions as well as gas engines. Their customers include Ford, Honda, Chrysler, GM, Allison, Subaru and Saab.

WASHINGTON CAPITAL Washington Capital is a 100% employee-owned investment advisor based in Seattle, Washington. Founded in 1977 with the goal of representing the investment management needs of Taft-Hartley trusts, Washington Capital offers clients a wide range of real estate, fixed income and stock strategies. As of June 30, 2019, Washington Capital managed over $6.0 billion in assets. Washington Capital and Becknell have partnered on two development transactions, the recently completed 691K SF speculative industrial development in Brownsburg, Indiana leased to Radial, and the recently closed Blue Diamond Road speculative industrial development in Las Vegas, a to be built development consisting of twin buildings totaling 253K SF.

BOW RIVER CAPITALFounded in 2003, Bow River Capital is a private investment firm based in Denver, Colorado with a long term vision of building a world class, diversified investment management platform committed to the lower middle market. Bow River Capital has deployed capital into diverse industries and across the capital structure. Bow River Capital and Becknell have partnered on one speculative industrial development located in the North Las Vegas submarket. The development is currently under construction and will consist of twin buildings totaling 295K SF.
