i would like to take this opportunity to wish you and your loved ones a holiday season that is full of love and happiness. may the upcoming year bring you good health and much joy!

the third quarter numbers are in with some interesting results. these results reflect the condominiums that i track in the 34236 zip code. we saw a drop in the number of sales, which is not unexpected as historically we see the number of sales drop in the third quarter, just before “season”. However, we did see a total of 29 sales over $1,000,000 in the first three quarters of 2012.

inventory continued to show a decrease with 29.8 percent from the third quarter 2011 with pending sales showing an 18.2 percent increase. Days on the market decreased by 12.9 percent for third quarter 2012 over third quarter 2011. although we saw a slight decrease in the dollars per square foot for the third quarter 2012, September saw a surge in dollars per square foot with a 61.9 percent increase over September 2011.

renewed vitality has continued throughout 2012 in the luxury market as buyers have become increasing interested in the lock-and-leave lifestyle. our current market is proving to be a sellers-market so let me help you navigate your way to a successful sale.
