Quality, a�ordable housing linked to our Advantage Services is a powerful combination for changing lives and communities.

We hope you enjoy the CommonBond 2013 Annual Report. With your support and partnership, 2013 was perhaps the best year in the history of CommonBond, both �nancially and from the standpoint of impact. We thank you for your commitment to CommonBond and the almost 9,000 residents who call CommonBond home. �e need for what we do is great and CommonBond sta�, at every level, take that challenge and responsibility to deliver the organization’s mission seriously. 2013Through new construction,

property acquisition, and rehabilitation of existing

properties, CommonBond opened 279 new housing units in 2013.

Almost 1,300 donors showed their commitment and changed

hundreds of lives in 2013 through support of our annual fund

and special events.

CommonBond Advantage Services staff spent over 11,500 service

hours with residents in 2013 helping adults and people with

disabilities maintain their housing, resolve individual and family crisis,

and remain independent and active.

The TallcornH O U S I N G P R O F I L E

Hotel Tallcorn �rst opened its doors on Main Street in Marshalltown, Iowa, in 1928. �e hotel was converted to market-rate housing andrenamed the Tallcorn Tower in the 1970s. Over time it fell into disrepair. Nearly 86 years after it �rst opened, the historic building has come full circle when CommonBond transformed the property into �e Tallcorn, a completely renovated, 49-unit, $11.3 million a�ordable housing development.

In keeping with historical requirements, CommonBond moved entire stairwell sections to their original locations and relocated the street entryways to replicate the historic exterior. Wherever possible, original historical details were preserved and integrated into architectural updates. �e hotel’s ballroom on the ground �oor was restored and building enhancements include a �tness room, community room, craft room, computer lab, Advantage Services and property management o�ces. �e hotel’s restaurant has become commercial retail space in an e�ort to attract more businesses to the neighborhood. Overall, �e Tallcorn is part of an enhancement and revitalization of Marshalltown’s historic Main Street.

�rough its Advantage Services program, CommonBond will o�er on-site services, such as counseling, case management and advocacy. A coordinator will work with local service providers to connect residents with any other services they may need. �e Tallcorn represents the best of what CommonBond does, including historical preservation and award-winning a�ordable housing, combined with life-enhancing services and community engagement. �is grand hotel is once again a valuable long-term asset to the community and the 49 families and individuals who call it home.

Wally Kammeier is a resident at CommonBond’s Norwood Square in Fridley, Minnesota. Despite being 86 years old, keeping up with Wally on any given day can be a challenge. He organizes “movie night” and leads the exercise class on Fridays; coordinates the straw bale garden in the summer; is in charge of an annual deep cleaning of all residents’ apartments; and is working with employees of Cummins to complete an energy audit of Norwood to see where they can cut costs. Wally believes it’s crucial to not only remain physically active, but to keep a focus on mental health in order to remain independent. As Wally stated, “We can all get in a rut, but especially for seniors who may have limited mobility or chronic health issues. I believe that the Advantage Services that CommonBond provides has helped to promote mental wellness with the residents.”

CommonBond provides on-site services that truly meet residents where they live, including youth. �e goal is to engage kids in quality, consistent, and intentional programs by partnering with parents, schools, community resources and, perhaps most importantly, volunteers. �e Study Buddies program, which engages volunteers with youth as homework mentors, has had measurable impact and success year after year. Youth in the program bene�t from weekly one-on-one tutoring while, at the same time, forming friendships with other “buddies” in the program.

CommonBond recently completed a 2014-2016 strategic plan. Some of the key metrics include:

Ann and Bill Wernz have graciously included CommonBond in their annual giving for nearly 30 years. �eir desire to help provide a�ordable and safe housing is rooted in their strong belief that housing is a cornerstone for success in life. As Ann states, “Housing is absolutely critical, but having a stable and supportive community for a family is crucial. O�ering a stable home and showing

kids the vision of what a good education can do is a powerful combination.”

Our fundraising results in 2013 were exceptional

and, in some cases, unprecedented. We exceeded all

expectations in terms of operating support in 2013

by raising $2,726,159, which was up 18% over 2012.
