2016 has been a prosperous and rewarding year for Bay Future, Inc. We kicked off 2016 by unveiling our three-year Strategic Action Plan (2016-2018) which served as the launch point toward a successful fund-raising campaign, “The Future is NOW”. With the help of our campaign leaders and supporters, Bay Future was able to exceed our goal of $1.2 million over the three-year plan.

The proposed $1.2 million program has the following three-year goals:

• The creation of 600 new jobs in Bay County• $300 million of New Capital Investment in Bay

County

I am happy to report that in the first year of our Strategic Plan, due to the continued support of our investors, Bay Future exceeded single year expectations of those goals. Bay Future helped companies create 284 new jobs while retaining 70+ jobs, while investing more than $201 million in projects throughout Bay County.

Companies like Tri-City Brewery, GM Powertrain - Bay City, FP Horak, Consumers Energy, and more, reaffirmed their commitment to Bay County by investing in projects, helping them and our community grow this year.

The relationships and partnerships Bay Future has been able to fortify and build are also noteworthy. With more than 150 successful business engagements recorded last year, Bay Future is also committed to strengthening our partnerships with the City, County and local governments, the MEDC, and private investors. We have also worked collaboratively with the Bay Area Chamber of Commerce and the Great Lakes Bay Regional Alliance to foster an effective and sustained economic development program throughout Bay County and the Region.

These efforts are being recognized not only locally, but nationally. Business Facilities, an economic development trade publication, released its 12th Annual rankings report for 2016, breaking down the top municipalities nationally over a number of business-related categories. Bay County made the publication’s top 10 list of “Logistics Leaders,” coming in at No. 9 among the likes of Memphis, New Orleans, Louisville, and Houston. In addition, The Bay City and Saginaw metropolitan areas both tied for 9th in

Site Selection Magazine’s Top 10 Metro Areas: Tier Three New and Expanded Facilities in 2016 (Metros with population less than 200,000).

The rankings are part of the overall Governor’s Cup Awards in which the State of Michigan as a whole ranked 10th.

The Bay Future, Inc. Board of Directors and Staff would like to thank the outgoing board members, Tom Hickner, Julie Hoffman, Jeff Mayes, and Don Tilley, for their vision, leadership, and time. Without volunteers like you, our organization could not be successful.

The Board of Directors would also like to thank Trevor Keyes, Interim President & CEO of Bay Future, Inc. along with Sherrie Gray, Administrative Assistant, for continuing to serve our local businesses and for your commitment and dedication this past year.

Bay Future, the Board of Directors, and Staff, continue to be committed to economic growth and our strategic plan as we move toward great things this coming year. We know that we cannot accomplish our goal of a stronger economy in Bay County and the Great Lakes Bay Region without the continued support of our investors. We want to thank you for your support and investment and give you every opportunity to contact us with questions or feedback. With your help, we will fortify our efforts to spur local development and encourage new business investment, promote economic growth, and continue to lead economic development in Bay County. PROJECT SUMMARIES

1BID.US ONLINE AUCTIONS

1BID.us Online Auctions moved into a 25,000 square foot warehouse space on 605 Salzburg Ave., on Bay City’s West Side after outgrowing their contract and leased space at a former location. Bay Future, Inc. assisted the company with site selection, assessing zoning restrictions and ordinances with Bay City officials, and worked closely to help secure financing. Bay Future, Inc., in conjunction with the City of Bay City and City officials, worked to successfully attract the company and complete the project in Bay City. Investment totals more than $200,000 while bringing 16 jobs to Bay City.

ATS PRINTING

ATS Printing moved their headquarters and up to 65 employees into a 60,000 square foot building in Bay County’s Monitor Township in 2016. In addition to the building purchase, the business will be investing hundreds of thousands of dollars into renovations and new equipment, bringing the total

investment up to at least $1.3 million.

ATS prints products for sporting events and corporate accounts, with apparel orders being its main revenue driver. Bay Future, Inc. assisted with site selection and demographic information and an MEDC Connection. Bay Future, Inc. and Monitor Township Planning Commission and Board of Trustees worked closely to amend zoning in a PUD (Planned Urban Development) and to receive Board of Trustee approval. Bay Future, Inc. also partnered with Bay County and the Bay County Health Department along with Spicer Group for the successful securing of this investment.

BAY CITY PROPERTIES, LLC

Bay City Properties, LLC purchased the former Do-All, Inc. building in Bay City. The company has invested nearly $1 million dollars in preparation for an announced tenant and project effort to begin in 2017. Bay Future, Inc. worked with the company on site selection and continues to work with the company to see the full investment potential reached.

CMU-RC INCUBATOR

CMU-RC Incubator, a new business incubator located in the Uptown Bay City development will offer budding entrepreneurs a creative space to launch and grow their venture. Those who use the incubator also have access to a team of service providers, from web and graphic designers to computer programmers, at theoffice.

There will also be roundtable opportunities with business experts to give entrepreneurs a chance to explore ideas and get advice. Bay Future, Inc. began working with administration from CMU-RC in 2014 and since that time assisted with site selection, demographic information, local connections, and letter of support to CMU Board of Trustees.

F.P. HORAK

F.P. Horak, a full-service print and marketing solutions company located in Monitor Township, is investing more than $8.7 million and creating 71 new jobs by adding an 87,000 square foot addition to their existing Straits Drive facility. Bay Future, Inc. worked with F.P. Horak while facilitating MEDC connections, assisted with the input of portal information, assisted in Private Activity Bond (PAB) process, letter of support, coordinated local support, and will be going through securing the Industrial Development District and IFT Application process.

LEGACY-CRAPO BUILDING

Legacy-Crapo Building, a historic downtown Bay City building will be redeveloped to include 24 apartments on the upper three

Cops & Doughnuts the long-awaited Bay City branch of Clare-based, police officer-owned doughnut chain opened in 2016, putting a century-old bakery back into business. “Cops & Doughnuts - Sutherland’s Precinct” preserves

the name, spirit and many of the recipes of Sutherland’s bakery, a Midland Street staple that closed for business in 2014. The company will create 20 jobs at the new location. Bay Future, Inc. assisted with site location and workforce assistance.

GM POWERTRAIN

GM Powertrain - Bay City announced investment of $118 million in the Bay City Powertrain facility in 2016 to support production of future high efficiency engine components.

The investment will create 29 new jobs and retain 55 hourly and 12 salaried jobs. The plant produces engine components used in Chevrolet, Buick, GMC and Cadillac vehicles. With this investment, GM has invested or will invest $249.4 million in Bay City Powertrain since 2010. Bay Future, Inc. assisted with data analytic reports, demographic reports, and met with plant leadership and UAW officials regarding future planning.

CONSUMERS ENERGY

Consumers Energy invested $58 million at its Karn Generating Complex in 2016. The investments included boiler, turbine and environmental projects at the site. More than 300 skilled trades supported the work along with amajority of Michigan-based contractors and subcontractors, which is representative of Consumers Energy’s pledge to spend $1 billion annually with Michigan businesses through Pure Michigan Business Connect.

TRI-CITY BREWING COMPANY

Tri-City Brewing Company, a microbrewery and beverage manufacturer, received approval for a tax abatement and invested more than $1.3 million investment at its new Bangor Township manufacturing facility and tap room. The new building is 10,000 square foot with 80% of that being dedicated to production and 20% consisting of the tap room. Five new jobs will be added to the already seven employees the brewing company employs. Bay Future, Inc. worked with the company, Bangor Township, and Bangor Township DDA for over a

year to help retain this company to Bay County through site selection, securing the Industrial Development District, service and support through the abatement and application process, and more.

floors, two office suites on the second floor and three retail and commercial spaces on the first floor. A total investment of about $12 million will transform the 125-year landmark into a multi-use building that includes residential apartment rentals and commercial space. Bay Future, Inc. assisted with MEDC connections, letters of support, coordinated local support, EDA connection, and consulting and data analytic reports.

UNIVERSAL PRINTING

Universal Printing, only a year after moving into their new space in Bay City, has invested more than $300,000 in equipment in 2016. Their purchase of a tunnel furnace has allowed the company to increase their production capacity by 600%. This purchase and expansion will allow the company to hire 12 new employees.

The company specializes in the growing market of screen printing drinkware such as glassware mugs, pilsners, candy jars, champagne flutes and wine glasses, along with a wide variety of ceramic coffee mugs and tumblers, including stainless steel. Bay Future, Inc. worked in conjunction with the City of Bay City to acquire proper procedure and permitting to have machinery installed.
