Provided research on housing industry concerns and their relationships within the state of Delaware.
Identified and developed a dissimilarity model which depicted the level of residential segregation
within the state of Delaware. Also developed and moderated a focus group as an evaluation research
mechanism for Wilmington, DE nonprofit service provider.

Performed contract work for a Durham-based community development financial institution. Provided
detailed quantitative analysis on a variety of mortgage delinquency-related issues.
Ewing Kauffman Entrepreneurial Internship, City of Lancaster Department of Economic
Development, 6/99 – 9/99.
Studied the effects of neighborhood blights and other variables on the price of housing units within the
city of Lancaster, PA. Worked with city and county resources to help identify factors that might erode
away the city’s property tax base.

Reported to the Chief Economist and served as lead researcher for a new mortgage program for first-
time home buyers. Performed extensive research on similar programs in other countries; provided

Introduction to Housing textbook was adopted for housing-related courses in at least 49 academic
institutions outside of UGA from 2005-2014, covering an estimated 4,200 students in over 140
separate college classes using the textbook during that time. Many of the adopting institutions are
non-HERA member institutions, which suggests fairly broad interdisciplinary appeal. The textbook
can also be found housed in over 60 college and university libraries. Estimated gross sales revenue

Some of the academic journal articles mentioned earlier have been singled out for various awards
and recognition. The following represents descriptions of these honors:
- In January 2015, Wiley Blackwell Publishing chose the Skobba/Carswell 2014 FCSRJ article on
community land trusts as one of its “Best Papers” for that year’s journal volume. The CLT article was one
of six total that received the “Best Paper” designation. The recipients of this award will be honored in a
ceremony to be held in June 2015 at the AAFCS Conference in Jacksonville, FL.
- In May 2010, Emerald Publishing issued its “Highly Commended Award” to the Carswell/Smith article in
the Journal of Engineering, Design & Technology. The award was determined through an independent
panel of publishing and academic judges, and represents approximately the top 20% in terms of quality for

There are various social networking sites geared toward the academic and professional communities
with which I have recently become affiliated. They are the following:
- Since September 2013, a number of my industry/class slide show presentations have been posted on the service
known as SlideShare, with a degree of interest from outside observers and subscribers. As of October 2014,
SlideShare’s Analytics feature has identified over 2,100 specific external views of my presentations and
Webcasts (which excludes internal SlideShare searchbot views, plus viewings from the UGA/Athens/Atlanta
metro areas), with over 1,200 of these qualifying as “unique views”. These external/unique views include: a)
several of international origin, covering 85 countries (outside of the U.S.), b) views from 57 separate outside
universities (excluding UGA), and c) 19 city/county/state/federal government offices. These presentations are

Reception to the Encyclopedia of Housing (2nd
edition) has been fairly widespread, and is evidenced
in a variety of ways. The following are some of the indicators of the scope of its overall reach:
In 2013, the encyclopedia received the following prestigious awards from within the publishing industry:
- American Library Association’s RUSA “Outstanding Reference Sources List” award
- Library Journal’s “Best Reference of 2012” award
With these two awards, the encyclopedia claims a notable distinction within the reference publication
industry, which includes encyclopedias, dictionaries, almanacs, anthologies, and chronicles. In a publication
niche such as this one, which produced well over 1,000 titles in 2012, the Encyclopedia of Housing stands
alone as the only publication to claim both of these awards.
Over a dozen university courses have used chapters from the encyclopedia as either required or recommended
readings for both undergraduate and graduate level courses. These courses cover a diverse array of academic
disciplines, including consumer studies, architecture, economics, English, public policy, law, geography and
urban planning. [Note: Participating universities include Appalachian State, Barnard, Brown, California
University of PA, George Mason, Glasgow School of Art, Kansas State, Macalester, McMaster, Michigan
State, New School, Queen’s University (Canada), Sacramento State, Smith College, Washington & Jefferson,
Washington University-St. Louis, and Wayne State]
Since its publication in mid-2012, the encyclopedia is now housed in a number of libraries. The following is
a sampling of the types of libraries that have purchased and adopted this publication for their collections,
according to various sources (WorldCat, LibDex, Lib-Web-Cats, Library of Congress, and several
country/state specific online public access catalogues, or “OPACs”, among other sources):
- Over 370 public and private four-year colleges/universities within the U.S., with over 60% of the classified
“Research I” institutions included within this list. Geographically, these schools cover 49 states, plus the
District of Columbia. Some schools are also part of an interlibrary consortium which allows the e-book
version to be viewed by patrons of partnering libraries, broadening its overall reach.
- Over 200 international college and university libraries outside the U.S., representing 52 different countries
across 6 continents.
- Several national libraries (China, the Czech Republic, Denmark, Great Britain, Japan, the Netherlands, Qatar,
Scotland, South Africa, and Wales), plus the U.S. Library of Congress and an agency of the European Union
(EU)
- Over 130 community colleges or 2-year academic institutions in the U.S. and Canada
- Over 130 other libraries, mostly state, municipal and public libraries, both in the U.S. and abroad
- Given the broad interest in housing as a diverse subject matter and the interdisciplinary nature of the
encyclopedia, a number of specialty libraries have purchased the reference book, including: 19
architectural/design libraries; 9 law libraries; 10 business school/economics libraries; 5 medical/health
sciences libraries; an international development bank (in South Africa); a multinational engineering firm
(Larsen & Toubro, Inc. in India); and an international institute for consumer research (in Norway).
As of mid-February 2015, total gross sales revenue for the book is estimated at over $350,000, based on
sales price and volume information from a variety of sources (SAGE Publishing, BookScan, Amazon.com,
WorldCat, LibDex, Lib-Web-Cats, Library of Congress, and several country/state specific OPACs).
As of mid-February 2015, the encyclopedia had attained a few notable sales milestones when compared
against similar publications. When using WorldCat library adoption tallies as a proxy for overall sales, the
following comparisons can be made regarding unit sales and sales revenue:
- Ranked in the top 4% for unit sales and in the top 5% for gross sales revenue of all subject-based
encyclopedias published in 2012 [Note: N=875 for such publications; WorldCat advanced search parameters
include “title: encyclopedia”, “format: book”, “year: 2012”, “content: non-fiction”, and “audience: non-
juvenile”; sales revenue figures incorporate the publisher’s listed book price]

- Ranked #10 in unit sales and #2 in gross sales revenue for all housing-related publications released in 2012.
This list includes all domestic and international non-fiction books (reference, academic, textbook, professional,
and current affairs) related to housing, which represents an estimated universe of over 1,000 publications.

Magazines: Appeared as either interview subject or reference in twelve articles within industry trade
publications, including American Libraries, Booklist, Business & Finance Week, Default Servicing
News, Housing Wire, Informed Design, Land Matters, Library Journal, Nation’s Building News,
National Mortgage Professional, and UNITS magazines.
Book: Served as a mortgage finance source for Beth Kobliner’s best-selling book, Get a Financial
Life: Personal Finance in Your Twenties and Thirties, from Simon & Schuster. (Acknowledged in
Chapter 7: “Oh, Give Me a Home: The New Rules for Getting a House or Apartment of Your Own”) Online Forums: Served as Q&A expert on residential property management careers/internships for
undergraduate students in online forum presented by Institute of Real Estate Management in late 2008.
Web Logs: My research has also been covered on seven fairly high-traffic Web logs (‘blogs”)
devoted to household finances, real estate agency, white collar crime, the U.S. financial crisis, and
