For businesses all over the world, the last

12 months have been challenging to say the

least, and for Aedas those challenges have

been no different. However, despite the shock

waves and negative sentiment brought about

by the financial crisis, we have managed to

expand and grow our business.

In the Middle East, we have turned adversity

into opportunity by re-examining our core

activities and geographic spread. Building on

our respected reputation in Dubai, we have

created a strong position to explore

opportunities in Abu Dhabi, Bahrain, Qatar, the

Kingdom of Saudi Arabia and beyond to North

Africa. Our success in this region is evident by

work underway, including 47 stations for the

Dubai Metro, Abu Dhabi Investment Council

Headquarters, Pentominium and Empire Tower.

In Europe, we have continued expanding the

breadth and depth of our operations through

acquiring new businesses, developing joint

ventures and opening new offices. The

European-based offices have been highly

successful in procuring public sector projects

as a direct result of a European Union fiscal

stimulus.

In strengthening our Eastern European network,

we have opened new offices in Belgrade, Serbia

and Kiev, Ukraine. Whilst in Western Europe we

have established a new office in Turin, Italy and

are making inroads into France’s and Germany’s

highly competitive markets.

In the USA we are continuing to develop and

expand both our geographic base and our

specialist sector skills. Our newest business,

Aedas Sport, based in Los Angeles, is

developing fast with a range of exciting sports

and leisure projects. In New York we are part

of the successful team chosen to design the

Smithsonian National Museum of African

American History and Culture in Washington, DC.

Over the last year, we have built upon our core

infrastructure design capabilities to expand our

presence in key markets such as Canada where

we are working on major projects for the

Toronto Metro. The UK also has been successful

in winning significant rail projects such as

Farringdon Station, part of the London’s

Crossrail initiative. In Asia we have had similar

success recently completing our third airport

passenger terminal and securing the Hong

Kong – China Express Railway, one of the most

significant railway projects in the world.

In 2009 we met the challenges of a global

downturn and expanded our regional base and

worldwide reach. We improved efficiency and

increased our presence in major public sector

projects to take full advantage of the fiscal

stimuli implemented by governments across

the world.

We enter 2010 with optimism, having met the

downturn head on and not only survived but

flourished. We have every reason to be excited

about our future.

Abu Dhabi Investment Council Headquarters

Abu Dhabi, UAE

Won on the basis of an invited international competition, our

design for a new headquarters responded to a brief that called

for ‘a contemporary building which should be recognised as

one of the landmarks associated with the City of Abu Dhabi’.

Our concept, derived from an algorithmic composition,

informed by islamic principles of design, generated the design

of twin 25-storey office towers, each with a crystalline

honeycombed structural frame. The mathematically-complex

design has been supplemented by the application of a dynamic

translucent ‘mashrabiya’ which opens and closes in response to

the movement of the sun, reducing solar gain by up to 20%.

The resulting composition seeks to create a building which is

both culturally and environmentally responsive, reflecting the

aspirations of the brief while also respecting the emergent Abu

Dhabi 2030 Plan.

The two towers incorporate an entrance podium together with

two levels of basement parking and provide over 32,520 sq m

of high-grade office accommodation. The turnkey project,

which is targeting a LEED Silver rating, is due for completion

at the beginning of 2012.

The dynamic façade comprises over 1,000 translucent moving elements on each tower. Specially written computer software simulates the operation of the Mashrabiya on a daily cycle.

TRANSPORTDecades of experience in the design of rail, road, air and sea

transport facilities support Aedas’ position at the forefront of

DuBAI MeTRO

Dubai, UAE

On 9 September 2009, Dubai’s ruler Sheikh Mohammed

bin Rashid Al Maktoum inaugurated the largest and most

advanced automated passenger transit project in the world

and the first urban metro network in the Gulf’s Arab states.

Aedas was appointed on the strength of our station concepts

which provide an innovative yet culturally-inspired response

to the clients brief:

“The station architecture shall have an aesthetic form and

external appearance which is unique, innovative, iconic and

reflecting Dubai’s identity and character”

The unique shell-shaped roofs, while modern and iconic,

invoke the heritage of pearl diving which is an integral part

of Dubai’s early history. The metro is a modern day gem,

enhancing the culture and business of Dubai by providing an

efficient transport system. The shell enclosure is purposefully

conceived for good aesthetic and functional reasons. Resting

lightly on elegant inclined rib supports, it provides a very

attractive covering to the public areas of the station. While

the beauty of the shell is visible from afar it is also very much

appreciated within the public space, where the inner surface

creates a wonderful, smooth and lustrous enclosure. The shell

structure is also a highly efficient means of creating one long

span large volume space without internal columns or obtrusive

supports.

2 An elegant structural solution dramatically reduced the tonnage of steel used for each station.

3 The shell form is derived from a conical geometry which is developed from the extrusion of an elliptical cone over a curve, cutting the resulting volume at the level of the station concourse. The resulting geometry is thus continuous through the roof and supporting structure to the floor. The conical geometry fits well with the volume and footprint constraints.

Knowsley Schools BSF

Knowsley, UK

This groundbreaking £150m Building Schools for the Future (BSF)

scheme delivers seven new Centres for Learning across the

borough of Knowsley. The new centres create innovative

design solutions focused around the principle of one space for

many uses. This concept enables a variety of teaching and

learning styles to be accommodated and increases the ability

for a building to respond to changes in pedagogical provisions.

All designs are based on a common set of elements integrating

architecture, structure and environment. Teaching spaces flow

into large central light-filled atriums while open glazed walkways

offer views into the internal and external spaces that weave

their way through the building’s main envelope.

The design of each of the Centres for Learning responds directly

to its community context and to the individual specialism of

the learning centre. The scheme is recognised as being at the

forefront of education design in the UK.

Los Angeles, USA

A state-of-the-art new National Football League (NFL) stadium

for Los Angeles, this innovative 75,000-seat sports facility will

be the first LEED-certified stadium in the NFL and will capture

the luxury and drama of the world’s entertainment capital.

Both the NFL and the client are committed to making a

progressive statement with this building and are exploring a

number of initiatives that will make this the most environmentally

progressive stadium in the USA. in addition to being “green”,

the innovative design approach to building the stadium into

the hillside allowed for a cost savings of nearly US$400m by

removing 40% of the steel structure. While intended primarily

for the NFL, this 365 day-a-year entertainment destination is

designed also to accommodate soccer, college and high school

football, and large concerts.

1 While the stadium itself would only be used on game and event days, the retail promenade will be a mixed-use development available at all times to service the neighbouring communities, offering commercial and entertainment opportunities year round.

2 Utilising the natural site topography, the bowl was designed directly into the hillside removing 40% of the steel structure and saving US$400m in total costs.

3 The efficiency of splitting the luxury suites from the general admission seating allows the ‘premium’ elements to be placed in a small but dense zone with more desirable seating, closer proximity to the field, and more efficient servicing possibilities.

4 Aerial model: integrating with the hillside topography allows concessions and circulation to flow outside and around the seating areas, offering a “uniquely LA” atmosphere throughout the stadium.

Valeo Security Systems

São Paulo, Brazil

The new security system assembly facility for valeo, an

international automotive systems manufacturer, is similar to

other facilities Aedas has designed for the company in that

it reflects their commitment to quality and innovation.

Designed to accommodate 700 employees, the facility comprises

10,220 sq m of manufacturing space and 6,500 sq m of

laboratory/research, administrative and support spaces.

The building is prominently sited on a slope 30 metres up

from the Aerton Senna highway that connects Rio de Janerio to

São Paulo. The use of glass on the exterior and interior offers a

sense of transparency. The internal environment was designed

to foster collaboration and communication, promoting

integration between different departments. The layout also

encourages flexibility among fabrication, laboratories and

administration by eliminating physical impediments, allowing

for easy changes in the industrial process and technology.

1 The three volumes housing the production area were thought of as big curves, where roof and walls merge formally and structurally.

2 The framework of the bars supported by split double columns permits the independent forms of the roofs to follow the primary structural grid and creates opportunities for skylights along the shears.

3 The heights of the volumes were varied to allow for an increased use of natural light and ventilation. The result is a mixed system of natural and artificial lighting and ventilation that represents a reduction in energy consumption and provides a comfortable working environment.

4 Cut into the slope of the terrain, the building is formed by four separate bars independently sheared to allow torrential rains to run off the ends.

5 The slicing of the building into separately expressed volumes and the sinuous curves of its roof generated a formally expressive envelope with a design that is harmonious with the existing topography.

CIVIC CuLTuReAedas applies a structured rigor to the process of designing

complex building types and urban environments, particularly

civic and cultural projects which require public involvement.

The practice’s extensive experience of working in the public

realm has honed its special capacity to understand and

harmonise the design aspirations of multiple stakeholders

including the local planning authority and wider community.

Each project is viewed as a collaborative opportunity for

innovation and exploration of new ideas. The practice’s work

National September 11 Memorial Museum at the World Trade Center

New York, USA

The National September 11 Memorial Museum at the World

Trade Center preserves and displays the physical remains of

the site of the original twin towers, houses important artefacts

from the period of recovery and is the place that tells the

stories of all those who experienced the tragic events of the

day. These diverse charges are presented to the visitor as a

sequence of experiences which allow for individual and

personal encounters within an overall context of a historical

narrative. The nature of the museum is such that the building’s

shell, comprising existing foundations, the slurry wall and other

in-situ elements of the site is as much an artefact of 9/11 as

the contents of the exhibit galleries and casework.

1 The Memorial Hall level provides a place of orientation just before the continuing descent. The act of descending to this first below-grade level transitions the visitor’s senses from the bright and active life of the plaza to the quieter, more contemplative environment of the museum.

Hilton Hotel

Liverpool, UK

Aedas has completed the design of a 4-star landmark hotel

for Hilton in Liverpool, which opened mid-November 2009.

The hotel stands prominently as a gateway to the Paradise

Street project with its north façade integral with the arc

defining the boundary to the parkland. As part of the dramatic

£920m scheme on the historic Mersey waterfront, the ten-storey

state-of-the-art hotel features 215 guest rooms over six floors,

with a presidential suite, nine meeting rooms, a ballroom,

restaurant, bar, coffee shop and fitness centre, with 47 residential

apartments on the top three floors of the development.

The hotel serves as the centrepiece of Grosvenor’s massive

Liverpool One mixed-use development.

Orchard Road, Singapore

313@somerset offers unique retail experiences with priority

for permeability at street level for the benefit of pedestrians,

commuters and shoppers around the area. Existing Stamford

Canal that runs through the site is converted into Discovery

Walk, activated by food and beverage units with Outdoor

Refreshment Area (ORA) as al fresco dining, the first of its

kind in Singapore.

To meet the client’s expectation of heightening retail activity,

Aedas focused on the design of the external façades to engage

the interest of passers-by along both Orchard and Somerset

Road. We created an ‘Urban Mosaic’ as an interesting visual

element to the building. in the evening, the façade transforms

into a series of animated light boxes, creating a dynamism that

enlivens the Orchard Road experience.

The façade serves multiple functions of entertainment, window

display and signage. The building also incorporates various

sustainability considerations for which it was awarded with the

Building and Construction Authority’s BCA Green Mark

Platinum in 2009.

empire Tower

Al Sorouh Abu Dhabi, UAE

The Empire Tower is a 60-storey luxury residential development

located in Al Sorouh Abu Dhabi, United Arab Emirates. The

building occupies a prime site near the coast and is surrounded

by three major streets while taking advantage of the site’s

vista. The complex is oriented to maximise the nearby ocean

view to the northeast and overlooks the outdoor park to the

southwest. The overall development has a maximum total

Gross Built-up Area (BUA) of approximately 136,147 sq m.

The residential tower has a Gross Floor Area (GFA) of 95,411 sq m.

The curvaceous form of the tower is the direct response to its

site surroundings maximising its presence on the street with

vertical layers spreading out to the property lines. The building

then bends away from the street across from a large

commercial tower enlarging the view corridor between the

central park of the community and the sea one block away.

The splayed vertical layers converge while rising up before

bending forward together as the 231-metre tower rises toward

the sky, taking advantage of its views between the park and

the sea.

The 60 non-typical floor plates are dynamically held together

by the blades, creating an iconic feature on the water’s edge.

The design challenges the limitations for high-rise residential

development, requiring the services and structural elements to

stack vertically.

MIxeD-uSeThe success of a mixed-use development arises from a design

that demonstrates an in-depth understanding of all building

types, including commercial office, retail, hospitality, serviced

apartments and residential spaces. The goal should be to

integrate these mixed usages with viable forms of transportation

so that they form mixed-modal urban hubs that create a sense

of place and easily accessible destination points for cities

throughout the world.

parameters of each use and orchestrates their elements into

R&F Commercial Complex

Beijing, PRC

The R&F City is one of the largest and most successful

residential developments in Beijing, so it is only fitting that

the final touch should be the signature of the development.

The client brief for the commercial complex, as part of R&F City,

was based on three sets of design elements: a 81,300 sq m

retail mall; a 50,600 sq m grade A office with the top five

floors as R&F’s corporate headquarters; and a 5-star, 58,900 sq m

hotel with 539 keys to be operated by the Marriott Group

under the Renaissance brand. These three elements total

190,800 sq m of mixed-use development along a street

frontage of more than 650-metres in length.

All these elements, including run-in/out, drop-offs/pickup,

had to be incorporated within a very narrow strip of land

approximately 40-metres deep, making this project extremely

challenging. in terms of design, the development should

become the gateway of R&F City and an immediately

recognisable image in Beijing.

We saw an opportunity in the sheer length of the site to

design an iconic statement. The design pallet was restricted to

just two materials and colours – bright silver coherent metal

panels and glass. The buildings use clean, engaging geometric

forms and lines.

Cleveland Clinic

Abu Dhabi, UAE

Aedas won the commission in February 2009 to complete

the development of construction design information on this

prestigious hospital project in Abu Dhabi for Mubadala and

Aldar Properties, based upon the original design works

undertaken by US architects HDR. The 250,000 sq m hospital

will provide high-end, class-leading cardiothoracic care and will

be operated by the world-renowned Cleveland Clinic Foundation

from Cleveland, Ohio, USA. Our commission was to develop

the tender and construction design information to allow a

contractor to price and execute the works. The programme

for achieving this was nine months and in this time the Aedas

team produced more than 8,000 drawings as well as all the

schedules and reports required to complete our commission.

The works involved extensive collaboration across Aedas

offices on three continents: the local office established on site

in Abu Dhabi coordinating the whole team effort; the UK

clinical teams undertaking detailed hospital design works; our

interior designers in Dubai creating the high quality internal

environment; and the “base build” team in Hong Kong who

were charged with stitching together all the various inputs

from the Aedas teams, as well as those from our engineering

sub-consultants, AECOM. This project has now become the

model for many other similar projects which we intend to

deliver overseas and in the UK.

Aedas is looking ahead positively at the

prospect of new and significant opportunities.

Our rationalisation, restructuring and

diversification in the last year positions us

to take advantage of both recovering and

emerging markets.

We have seen signs of Asia bouncing back,

although the Middle East still lags. in Europe

and the USA we are anticipating a slower

recovery but are planning for the return of

private sector investment and a reduction of

the financial stimulus driving public sector

projects.

The end of 2009 saw the Copenhagen Accord

on climate change. As a global practice we are

cognizant of the challenges and opportunities

the accord presents. To date, our work through

our R&D group supports this initiative with

projects including the RiBA’s CO2 reduction

programme, CarbonBuzz, which leaves us well

placed to meet challenges and lead further

initiatives.

Mindful of our social responsibilities, Aedas

as a practice serves a diverse range of

communities. The coming year will see us

strengthen links with these communities and

their projects ranging from building new

schools for the deprived in india, to the

sponsoring of education programmes for

the disadvantaged, and the funding of

international arts projects.

As designers, we have a duty to create new

and exciting places, but to also make them

sustainable and efficient. We will manage our

resources effectively and be inventive and

innovative in our design solutions.

As an industry leader we aim to set standards

of design based on holistic approaches that

extend lasting value to the communities in
