Location

Glenstriven lies in some of the most attractive and accessiblewild country in Scotland. It is on the west side of the unspoiltCowal Peninsula, an area combining lochs, glens, sea,mountains and forests. Despite its remote feel, GlasgowInternational Airport lies just over an hour’s drive away, makingit an easy trip for a weekend, or even a day, from other parts ofthe country.

Innellan (10 miles) has a general store, post office, and twopubs. The seaside town of Dunoon lies approximately 14 mileson the east side of the Peninsula and provides two ferry linksacross the Clyde to Gourock. Dunoon offers a range of shopsand services, whilst Glasgow has all the shops, facilities andservices expected of a major city.

The area provides an excellent base for exploring Argyll. Thereis spectacular hill walking, climbing and mountaineering and,for the country sportsman, the dramatic Cowal scenery is alsohost to some of the most exciting deer stalking in Scotland.Numerous lochs and rivers throughout the county provide bothsalmon and trout fishing and the West Coast is famous for itsexciting sailing and varied coastline. Toward is a popularanchorage for yachts and also has an active small boat sailingclub. Nearby golf courses include Dunoon (18 holes) andInnellan (9 holes). Further afield are the renowned courses ofLoch Lomond, Troon, Turnberry, Western Gailes, andPrestwick, with a host of other magnificent inland but mainlylinks courses.

Description

Glenstriven is an exceptional quality residential, sporting andforestry estate, extending in total to some 2,121.70 hectares /5,242.84 acres. It was purchased by the current owner in 1981and during the past 30 years has been developed and improvedin many ways. Glenstriven House was totally refurbished andmodernised and is maintained and run to a high standard.Most of the other houses have also been modernised to providevery comfortable accommodation of good quality.

Apart from Pier Cottage, which sits adjacent to Loch Striven, allthe properties are in elevated positions with stunning views overLoch Striven, a sea loch providing wonderful access to excitingsailing.

One of the greatest developments on the Estate has been thecreation of a truly world-class pheasant and partridge shoot,which, undoubtedly, ranks as one of the best shoots inScotland. Much of the credit for this lies with the Head Keeper,Ian Smith, who has been with the Estate for the past 17 years.His determination, creativity, attention to detail and hard workmean that parties from as far afield as the US and Hong Kongreturn year after year to shoot the most challenging of birds.

The Estate was awarded highly commended in the PurdeyAwards in 2001 for Wild Game Conservation in recognition ofthe quality of habitat, conservation and game managementemployed on the Estate.

For the owner, Glenstriven has been a most wonderful project.A second home in the true sense of the word and the mostwonderful environment in which to bring up a family and toentertain friends.

The Estate pier provides access to the West Coast waters withsome of the best sailing in the British Isles and Europe.

The hills above Glenstriven House with their commercial andamenity woodlands on the lower slopes and heather-clad tops,produce grazing for both Red and Roe deer. Due to the mildwest coast weather and shelter from the forestry, the beaststhrive and tend to grow to a large size.

For those not wishing to partake in water or field sports,Glenstriven provides the most peaceful and secluded locationwith attractive walks, wonderful views, hills to climb andbeautiful gardens to appreciate.

The Estate runs a herd of Highland Cattle, which, at the time ofpreparing these particulars, numbered 40. They are well suitedto the combination of low and high ground and are availablefor purchase at a separate valuation.

There are 783 entitlements of Single Farm Payment alsoavailable and these are scheduled to produce £43,460 in 2011.Again, the entitlements are available by separate valuation.

Careful consideration has been given to the lotting of theEstate, which allows flexibility for a range of purchasers. Thereare a number of small houses and farmhouses with a few acresand two larger properties with 1,848.79 acres and 3,364.54acres, both estates in their own right. Lastly, it also allows anindividual to come forward for the whole property.

Historical Note

The story and success of Barnes Wallis’ Bouncing Bomb inWWII is well documented. Targets such as hydro electric damsand floating vessels moored in calm waters in the NorwegianFjords were seen as targets.

Two sizes of bombs were used and dropped by LancasterBombers and Mosquito Fighters. The bombs were dropped at“precisely” sixty feet above the water at 232 mph with back-spinat 500 rpm.

There are many accounts of test runs including Chesil Beach,Dorset and the spectacular destruction of a redundant damnand Nant-y-Gro near Rhayader in Wales; however, one of thesecret test sites was Loch Striven, where the topography of thesurrounding hills at the head of the loch was similar to somesites in Germany.

Dundee University has recently carried out a survey anddiscovered fourteen test bombs lying at the bottom of LochStriven. The rocks at the side of the Loch still show signs ofblackness where tar was set alight during practices to confusethe local population.

All the local residents had been evacuated due to the secretnature of the tests. Only the family of Glenstriven Houseremained. We have been informed that “during test flights,they were taken into a back room with the curtains closed untilthe end of the trials”.

Glenstriven House was built in 1860 and is accessed by a mostattractive driveway with an avenue of lime trees followed byspecimen conifers.

The property comprises a most comfortable country house ofstone and slate with a harled and painted exterior. It sits in awonderful, elevated position with far reaching views over LochStriven.

The Stable BlockA short walk from Glenstriven House is a most attractiveconverted stable block constructed of mainly stone, which hasbeen harled and painted under a slate roof. Part of theaccommodation comprises 2 en suite double bedrooms knownas the house annexe. The annexe is used in conjunction withthe main house, which then allows a total of 20 people to stayand be entertained at Glenstriven.

The building also incorporates a wonderful pine clad shootroom with fireplaces, utility room, estate office, a 1 bedroomstaff flat and store-room.

Lying close by is a traditional stone barn (16.8m x 5.7m) with aslate roof, which is used for general storage.

Opposite the Stable Block is an implement shed (11.6m x 6.1m)made of timber frame construction. A game larder and separatechilled deer larder area with easy access.

General purpose shed (16m x 18.3m), constructed of steelportal frame, 4m height to eaves rising to 5m height at thecentre, timber clad walls and profile metal sheeting roof panelswith skylights, provides extensive storage, workshop space, hardstanding and an area for keeping all the Estate machineryincluding shooting equipment, boats and associated vehicles.

There is one further, rather unusual building, lying close to theStable Block, “The Glenstriven Arms”, a small, discreet, privatebar used by guests from the main house. It comprises a singleroom with working bar, bench and stool seating.

Estate PierThe Estate has its own pier constructed from Greenhearttimbers. It is designed to work in low or high tide and is a greatasset. It allows access to spectacular yachting off the West Coastof Scotland, water ski-ing in the sheltered loch and sea fishing.Included in the sale is approximately 5km of sea loch frontage.

The LandThe land rises from the edge of Loch Striven to the highestpoint at Cruach nan Capull at 611m above sea level.

The woodland comprises a mix of commercial conifers,principally Sitka spruce, some larch and pine and amenitybroadleaves scattered along the shore line, up gullies and at thesides of burns. In 2010, an area of mature timber and youngercrops were sold to a timber operator and this is currently beingextracted. The land under these trees is still owned and is let tothe operator for a period of time to allow him to fell the timberas the trees mature. Further details are available from theselling agents.

The hill ground is home to a strong population of Red and Roedeer that use the forestry for shelter. This, combined with thewarm weather at Glenstriven, which is influenced by the GulfStream, produces big beasts and exciting sporting opportunities.As the timber is felled, stalking opportunities will increase.

Pheasant ShootTwenty years ago, Glenstriven ran a low-key family shoot. Overthe years, through a combination of dedicated hard work,investment, creativity, trial and error, the most varied,challenging and exciting shoot has been created. On the wholeEstate, there are a total of 21 pheasant drives and 12 partridgedrives. The majority of the pheasant shooting takes place onLot 1. Some steep ground, a variety of habitat, including tallconifers, birch banks and craggy cliffs, help produce pheasantsof world-class quality. Some of the drives have Loch Striven asthe back-drop and the scenery is quite wonderful.

The birds are challenging, not because all are extremely high,but other factors have been very carefully considered, includingthe precise positioning of gun pegs. The variety of birds isfantastic; high curling birds coming off crags, gliding pheasantsover treetops and some extreme pheasants at such drives as “RioGrande” with other notable drives including Invervegain Burn,The Birches and Quarry Drives.

The Head Keeper has been at Glenstriven for 17 years and hisenthusiasm, hard work and careful planning are in evidenceeverywhere you go. Much of the shooting is done by thecurrent owner, his family and friends but double days are letcommercially on the whole Estate. Guns usually arrive on aThursday evening, shoot Friday and Saturday and departSunday. Bags range but there is a usual expectation to shoot2,000 cartridges over the two days with a total bag of 500 birds.

There are also a number of rough days shooting – 50 birds plus– which takes place on the Estate and on neighbouring ground.The 2011/2012 season is scheduling some 25 driven days and15 rough days.

In addition to pheasants, there are wonderful wild fowlingopportunities, good numbers of woodcock inNovember/December and a few coveys of grouse on the hill.The grouse have really been left alone, apart from theoccasional outing by the family on the 12th of August to shoot abrace or two.

LOT 8 – INVERCHAOLAIN GLEN 1,361.58 Hectares / 3,364.54 Acres (coloured orange on thesale plan)

A residential and sporting estate comprising farmhouse,keeper’s house, woodlands, hill ground, outstanding partridgeshoot, stalking, coastline and potential for both hydro andafforestation.

Inverchaolain is derived from the Gaelic word meaning “themouth of the narrow stream” and pronounced Inverhoolin. Thepopulation of the Parish used to be considerable. In 1755 therewere as many as 944 people; reducing to 699 by 1841 and nowonly a handful remain. Inverchaolain is a most attractive deepglen with Inverchaolain Farmhouse and Stronyaraig House lyingat its entrance. Both properties sit in elevated and secludedsettings with views over Loch Striven. They are reached by Estatetracks from the county highway. From here a number of ancientroutes and tracks head up the Glen. These have beenmaintained over the years and provide access to the top of theGlen.

Of late, the main activity in the Glen has been the partridgeshoot. Guns are located at the bottom beside the InverchaolainBurn. Partridges from both sides of the Glen produce the mostchallenging of sport. In all, there are some 20 drives and,without exception, they are of superb quality and have beentested by some of the best guns in the country. Coffin Path,Green Knapp and Lands End drives produce magnificent birds;however, Cappul Pond drive stretches the very best of them all.The drives are flexible and the Head Keeper can drive them indifferent ways or drive parts of drives to ensure the quality ofbird matches the standard of the guns or number of birdsrequired.

On average some 12 partridge days are carried out each year,followed later in the season by partridges being mixed withpheasants; again, producing birds of exceptional quality.

In addition to the partridges, there are wonderful stalkingopportunities in the Glen. Principally, Roe deer with some Reddeer stalking.

There is heather on the higher ground and although there aresome grouse, the present proprietors rarely shoot them. Verminis, however, controlled and heather has been burned.

Included in the lot is over 2km of coastline to Loch Striven.This provides access to marvellous sailing around the Kyles ofScotland and further afield amongst a myriad of islands off theWest Coast. Finnart Point would make an good location toconstruct a pier or jetty.

Subject to appropriate consents, the soils and topography of theGlen would be most suitable for a large-scale afforestationproject. The land is suitable for either timber producingconifers or for a Native Broadleave Scheme for which currentgrants are most attractive. It is estimated that perhaps a third ofthe area may be appropriate for planting. Potential purchasersare advised to make their own enquiries with the ForestryCommission to discuss suitability and grant potential.

TaxationAt present, all revenue from timber sales is Income andCorporation Tax free. There is no Capital Gains Tax ongrowing timber, although there may be a liability on the land.Under the Inheritance Tax regime, 100% Business PropertyRelief should be available on commercial woodlands. VAT ischarged on forestry work and timber sales, although its effect isneutral if managed as a business. Government grants arereceived tax free with the exception of farm woodland andsubsidy payments.

TimberWith the exception of the area of timber within Lot 1 that wasrecently sold and subject to a lease, all other standing andfalling timber will be included within the sale.
