•Will we get bank loans for building the Villas – ‘Yes’ Subject to your income availability and credit history

•What is our recourse if you don’t start Phase 2 – We have strong reasons to believe we will not fail in starting Phase 2; we are a zero debt company – However in the event of that not happening, you still have a freehold land registered in your name which you can either sell or go ahead and build through another party

•Is there any buyback scheme, we hear lot of buy back schemes in Kerala – We do not believe in wrongfully providing any kind of bait/lure for our clients to invest. We provide legally verified and clear freehold titles which can be resold in market if required. Our aim is to have long term appreciation for our clients

•Is the land title clear – Yes, by end of August ‘11 we will have the titles uploaded on website as well

•Can we decide not to go ahead with Phase 2 – Yes its your choice completely. We would definitely encourage you to go ahead with Phase 2 because without that Phase 3 is impossible, but its purely an investor’s choice. We do not have any pre conditions attached

•Is the developer registered? – Yes, it’s a legally registered company under the Companies Act and can be verified on the MCA website.

•Why is there a discount for upfront payment and no discount for deferred? – Our philosophy is not to charge customers for their deferred payment. However if any client has an ability to pay upfront we give him the equivalent of a bank deposit rate spread over 15 months.

•What will be the cost of Phase 1 and 2 put together – Our tentative estimates show that Phase 1 and 2 put together should be a shade below 39 Lac Rupees. However final costing will come out once we get a firm quote from the engineers
