SVN Northco and SVN Commercial Specialist, as exclusive agents for ownership, are pleased to offer the opportunity to acquire Cutalong, a Lake Anna waterfront golf course community. Cutalong (“The Site”) is a master planned community just outside of the town of Mineral in Louisa County, Virginia. A total of 891 lots are currently approved in the Cutalong Master Plan, and 22 lots have been sold. 212 additional townhouses or golf cottages are planned, which would bring the total approved lots to 1,103 in 1,030 acres. The Site consists of the remaining inventory – 1,081 lots (including the 212 in the planning stages) with 1,005.97 acres and partial infrastructure installed. Upon completion, Cutalong will include an 18-holed championship golf course, tennis courts, horse stables, access to Lake Anna via community docks, beach, and boat hotel, as well as other amenities. Near term development potential consists of 417 residential attached and detached housing units, golf course, plus a clubhouse and practice facilities.
The Master Plan includes a wide variety of product reaching many price points. The Site offers townhouses, golf course cottages, single-family lots and estate lots. All of the lots in the Site have access to Lake Anna, via a common area beach and boat hotel.
PREMIER GOLF COMMUNITY DEVELOPMENT
Cutalong is a proposed 18-hole golf course at the site that is being designed by renowned architect Tom Clark. Upon completion, the course will be a total of 7,399 yards, which classifies it as a championship course. Currently, the only holes that have been completed are holes 10, 11, and 12. A 12,000 square foot clubhouse and 4,000 square foot maintenance shed are planned for the course. The course will be the only golf course in the greater Lake Anna area, and is expected to bring 25,000 to 30,000 rounds per year upon completion.
CHAMPIONSHIP GOLF
Louisa County is located less than 90 miles from Amazon’s HQ2, 50 miles from Richmond, the state capital, and 25 miles east of Charlottesville, home of the University of Virginia. Louisa County’s proximity to Richmond and Charlottesville provides local residents a tremendous variety of cultural, educational, and entertainment options within easy driving distance.
Lake Anna, located in the northern portion of the county, provides a scenic setting for water-related recreation with 13,000 acres and 225 miles of shoreline. The 2,000-acre Lake Anna State Park is located on the lake’s shore and offers developed picnic, hiking, and boating facilities along with a visitor center. Property surrounding the lake provides ideal sites for vacation and year-round living.
Most destination, second-home and retiree communities in rural Virginia capture the majority of their buyers from within a 100-mile radius. Due to the rising housing costs in Northern VA/D.C., many are making the move outside the region to Lake Ann and other rural resort communities. For these reasons, Lake Anna becomes a more popular vacation spot as the northern housing markets expand. The Site, with its many amenities, is primed to capture more than its market share of this audience moving from Northern VA/D.C. Vacationers see Lake Anna as a viable spot to purchase a second home, due to many of the same reasons, as well as the considerable amenities of Lake Anna and the Site.
