The design concept for this option features a two storey indoor sports facility 9m in height on the ground level and 10m in height on the second level. The second level has a smaller footprint to reduce overshadowing to the neighbouring open space, which only allows for two tennis courts to be re- provided on the roof. Ridge Street and James Place are addressed by an active retail frontage and the public car park access with a gym and community facilities located on a mezzanine level above. The existing 2-3 storey character of Ridge Street is continued through the ground floor volume and the upper levels of the development have a transparent facade to reduce the overall bulk of the building.

The diagrams to the right show a level-by-level configuration of the different land uses on site. The indoor sporting levels show how numerous playing courts may be configured within the available space. Each level has the possibility of either a single playing court layout or a multi-court layout where various playing courts can be overlapped to allow for a flexibility of use. The layout of the basketball and tennis courts requires an overlapping of the required curtilage, as specified in the international standards. The levels within the development includes:1. Ground floor
· An active retail along Ridge Street and the northern edge of James Place.
· Entry to sporting facility located towards the west of the site to increase foot traffic past the retail.
· Playing courts located towards the south-east of the site · Visual connections to James Place from the sporting facility. · Access into the car park located on the north-west corner. · Servicing off Cunningham Street. 2. Basement
· Split level basement with two aisles running along the east west orientation of the site with ramps on each end.
· Parking is accessed via lift and stairs from the lobby of the facility above.
3. Indoor/outdoor sports mezzanine
· Administration zone along the western elevation of the site overlooking the playing courts.
· Gym located along the northern elevation.4. Indoor sports level 01
· This level has been divided into an internal/external area due to the reduced footprint of Level 02.
· The internal area allows for ball sports and the external area allows for two tennis courts.
· The east-west orientation of tennis courts ensures that the existing number of tennis courts are retained.
· Bleacher style seating along the northern elevation. · Change rooms along the western elevation. · Additional community facility rooms are provided on the
eastern edge. 5. Rooftop tennis courts
· Change rooms and bleacher style seating along the northern elevation.
· Two playing courts on an east-west axis. · Vertical circulation via lift and stair from the lobby of the
facility below. · Open chain mesh barrier on all four elevations.
