LAND: It’s not often a ranch of this quality comes onto the

market. So much diversity is packed into this hidden gem, it

Selective clearing of approximately 70 acres of cedar offers

sensitive natural spring areas much needed cedar removal.

A reseeding program was also implemented for these 70

acres using the following native grasses: Little Native

Bluestem, Plains Bristlegrass, Haskell Gramma, Lometa

Indiangrass, Green Sprangletop, Maximillian Sunflower,

Native Sunflower, Purple and White Prairie Clover, and

Englemann Daisy. The Texas drought has delayed the new

grass growth, but this seed bank only needs a bit of rain to

finish the project. The west pasture perimeter has relatively

new high fencing. The north and east perimeter have

standard height fencing, some new, some old. The south

perimeter is fair and incomplete.

IMPROVEMENTS: The custom cabin was built in 2010 and

boasts warm wood walls and trim, vaulted ceilings,

washer/dryer, dishwasher, wrap-around porch, and tasteful

finish-out and décor. It is supported by one water well, new

jet pump, and on-site septic tank. A large container offers

storage for feed and UTV’s. Several electrical outlets located

in a park across from the cabin offer convenient parking for

multiple RVs (or potential KOA)
