Airbnb is an adventure, for guests and hosts alike!

Developing ‘house rules’ for an Airbnb house can be tricky. What one person considers common sense is... well… not common sense to another person. We all come from different backgrounds, cultures and places, and expectations vary. To help avoid confusion, experienced Airbnb hosts recommend spelling out the rules in considerable detail.

House Rules

Absolutely no smokers. If you are a smoker, please find different accommodations immediately. No smoking in the house, or on the property.

No candles or open flames on items of any kind.

No BBQs, fire pits, etc. on the back deck.

Coasters – Please use coasters under your drinks to protect the wood furniture.

Shoes are fine in the house, but not on the furniture or bed linens.

Suitcases can be stored on the luggage racks or leather ottoman. Please do not place suitcases on the bed – the wheels are dirty and stain the bed linens.

Conserve water – We are having a severe water shortage. Please do not let the water run when washing dishes, brushing your teeth, etc. Please take short showers.

Recycle – Please separate recyclables from trash. Instructions are provided.

Damp Towels – Please hang damp towels to dry – do not leave them on the furniture.

Quiet after 9 PM on the back deck (and on the property in general - be a good neighbor).

Cleaning – Unlike a hotel, Airbnb is like your home away from home. Maid/cleaning service is not provided during your stay. Please treat the house and its contents with the same care as you do in your own home.

Dining – Please do not eat food in the carpeted areas of the house.

Host Access – The host comes and goes on side of house and back lot. Feel free to reach out if you see me. I water the plants on the deck and the front yard every couple of days, and I will text or knock in advance before I do.

Keys – Guests are provided two keys to the deadbolt on the front door. Please return these keys upon check-out. Lost / unreturned keys incur a $10 fee per key.

Kitchen The gas stove/oven has a pilot light that is always lit. Please do not set paper

items or other flammables on top of the stove, as they could heat up and ignite.

The pots and skillets are for stovetop use only. Do not put them inside of the oven.

Please Recycle! The City of San Jose requires that residents separate recyclables from the garbage. Bottles, cans, paper, cardboard, etc., are all recycled. Please see the full list for more information.

Ice has been made in the trays in the freezer. Please refill the trays when you use the ice.

This is an old home with old plumbing – please discard excess food in the trash, and do not overload of the garbage disposal.

Caution: The hot water is very hot. Please blend with cold water to ensure you are not scalded.

Bathroom Please run the ceiling fan when you are taking a shower. Do not flush diapers, sanitary napkins, or tampons down the toilet. This will

clog the plumbing, and you will be responsible for any plumbing charges incurred. Bags are provided to dispose of these items.

Please conserve water. We are having a severe drought. Turn off water when brushing teeth, shaving, or washing dishes. Please hang your wet towels. Do not leave damp towels on the furniture, or on

the bathroom floor. Place the white bathmat on the floor before showering, to keep the floor dry

and prevent slips and falls. Please keep showers brief (less than 10 minutes). Please wipe the water off the inside of the shower doors after showering.

There is a squeegee in the shower for this purpose.

Staying CoolThis house will warm up quite a bit in warm weather, but you can cool it off quite easily simply by opening the windows and turning on the fans. The air conditioners are only needed when it is extremely hot. Please try cooling the house by opening the windows and using the fans before turning on the air conditioners.

When running the air conditioners, it helps to close the door between the kitchen and the laundry room.

Turn off the air conditioners when you leave the house. Please do not leave them running when you are gone.

Ceiling FansThere are two chains – one turns on the fan, and the other the light. The fan has four settings:

Pull chain 1 time – Fan is on HIGH

Pull chain 2 times – Fan is on MEDIUM

Pull chain 3 times – Fan is on LOW

Pull chain 4 times – Fan is turned OFF

Staying WarmThis is an old home with a wall heater in the living room. If the bedroom doors are kept closed, the living room will get quite warm while the bedrooms will remain cool. For warmth to reach the bedrooms, the bedroom doors need to be open.

HeatingThe living room wall heater is turned off during the summer season.

LaundryIf you have any questions how to run the washing machine or dryer, please contact me. And remember, please conserve water and only wash a full load of laundry.

ParkingThere is parking for two vehicles in the driveway, and additional parking on the street (this side only). Do not block driveways. Please remove all valuables from your vehicle – I am not responsible for theft or loss.

Garbage & RecyclingWeekly pickup is on Mondays. Please place the cans on the street on Sunday evening. Please make sure that the cans are not too close to any parked vehicles.

Guest AccessAirbnb guests may access all the main living areas inside the home, with the exception of the locked closet in the laundry room. Guests may use the outdoor deck, and the front yard. The basement and the backyard behind the bamboo fence is off-limits, as well as the shed.

OutdoorsPlease enjoy the deck! Remember to put the patio umbrella down when you are not enjoying the deck. When it gets windy, the umbrella could blow over. Please remember - no BBQs, fire pits, etc. on the back deck, and smoking is not allowed anywhere on the property.

MailYou will notice that mail is delivered daily. Please place the mail in the basket in the laundry room. I will take care of it after you depart.

Check-Out ProcedureCheck-out time is 11:00 AM, unless other arrangements have been agreed upon. Please notify me two days prior to your departure and I will meet you here and complete check-out with you.

Please leave the house in the same condition as you found it.

Do not strip the sheets off the beds – leave the beds as-is. I will strip the beds.

Place the towels in the laundry basket, and leave it on top of the washing machine.

Dispose of any prepared food (leftovers) in the refrigerator, but feel free to leave other food items in the refrigerator or cabinets (i.e., condiments, etc.).

Public Transportation

Santa Clara County has a reliable public transportation system.

511.org (or call 511 from your phone) – provides information for all of the Bay Area’s public transportation systems. Alternate phone number: 888-500-INFO.

VTA –The bus system in Santa Clara County is called VTA. This includes buses and the light rail system. You can go to vta.org, but you’re better off on the 511 website or Google Maps.

Caltrain – The train system between San Jose and San Francisco is Caltrain. Go to Caltrain.com or 511.org.

BART (Bay Area Rapid Transit) – This rail system doesn’t reach San Jose yet, but is an excellent choice when traveling in the East Bay or San Francisco. BART.gov or 511.org.

Clipper Card – This prepaid transit card is convenient if you will be using public transportation a lot. You can get a card at Walgreens.

Drought 2014: What You Need To Know

Governor Brown has declared a statewide drought emergency and is asking all Californians to reduce their water use by 20 percent. California is experiencing a serious drought and the state will be challenged to meet its water needs in the upcoming year.

Calendar year 2013 was the driest year in recorded history for many areas of California, and current conditions suggest no change is in sight for 2014.

Water conservation is always important in California, but this year no Californian can afford to waste any water. We all need to do our part.

What can we do?

Water is a critical part of California’s way of life. Our economy, our environment and our day-to-day lifestyle need water to flourish. But our water supply is limited. We can help make the most of it by using water wisely every day.

Saving water is not hard. We simply need to be smart about using what we have.

Rethinking the way we use water – both indoors and outdoors – will help stretch our limited supplies and ensure water is there when we need it. If we all work together, we can make a difference for California’s future.

Remember, every drop of water is important. Use water wisely. The drought is on--turn your water off.

Where to go for a fun food and drink scene1 Santana Row is a compact shopping district crammed full of great restaurants, bars and upscale shops. It is a popular place and attracts a lot of people, so it has a fun, upbeat vibe.

Directly across the street a big American shopping mall called Westfield Valley Fair. There are a few restaurants, but mostly it’s all shopping, and not really someplace to go to have a fun evening out (unless you want to shop).Movie Theatre: CineArts @ Santana Row. cinemark.com

2 San Pedro Square in Downtown San Jose is a compact city block crammed full of small restaurants, bars and clubs. There is a lot of variety, and this place also attracts a good crowd of people. There’s often live music out on the patio. Definitely a place to check out. Walk around the whole block before you decide where to go – there’s a lot there and some of it is tucked away in little corners.

A few blocks away in Downtown San Jose, there are bars, clubs and restaurants along South 1st Street and South 2nd Street, between E. Santa Clara and E. San Fernando . This area can be lively, and attracts a more local crowd. 3 Downtown Campbell is more of a local’s destination. There are bars, restaurants and a club or two.A few blocks away is a smaller shopping center called The Pruneyard.
