1. FUNCTION STRATEGY1.1 Zoning & combining between Sport area & Social area with simple circulation system

1.2 Allowing full function for regular operation during construction

2. ENVIRONMENT STRATEGY2.1 Providing green areas & elements for both ground floor & upper level2.2 Combining planting trees & movable flower vessels

3. CONSTRUCTION & BUDGET STRATEGY3.1 Proposing simple design & construction with minimizing unnecessary details3.2 Maintaining existing structure as much as possible and demolishing only undesirable or

poor conditioned structures3.3 Phasing construction in order to allow the club’s regular operation (see phasing

sequence) 3.4 Minimizing heavy construction for fast construction by using steel structure as much

as possible especially on the future expansion construction3.5 Reducing disturbance from construction by using light & dry process & elements ex :

Aluminium composite, LED etc.

4. MAINTENANCE STRATEGY4.1 Minimizing unnecessary building elements which may require special attention4.2 Using maintenance free materials for upper part which may be difficult for

maintenance ex : Aluminium composite, LED etc.

5. IMAGE STRATEGY5.1 Integrating the new structure and the remained existing building into one image5.2 Enhancing prestige & Lifely image to the complex5.3 Respecting the existing main building (neocolonial style) by

5.3.1 Simplifying the new wing’s look for less pronouncing and lighter even though it’s greater in scale

5.3.2 Using “White” color into the new wing for both integration to the main building and also for simple prestige look

6. ENERGY STRATEGY6.1 Allowing natural Light into function areas as much as possible but avoiding directed

sun light in order minimize heat gain 6.2 Providing reasonable eaves & shading devices6.3 Using energy saving lighting : LED6.4 Planning for Solar Cell installing on the future roof which is facing South for receiving

the most sun Light all year round (in near future, the Solar Cell will be economical effective)
