I fell in love witha flower in theEnglish countrysideamid thatched cot-tages andhedgerows. Theplants grow out ofold walls and rubblefound around cen-turies-old farmsand village gardens.Thinking they weredelicate flowers (asso many perennialsare in that perfecthorticultural cli-mate), I was sur-prised to learn thatCentranthus ruber,also known as redvalerian, is notdependent on thatmild climate andideal soils.
These are notEnglish perennialsbut trueMediterraneanspecies that origi-nate throughout theregion both insouthern Europeand northern Africaand well into AsiaMinor. What makesthis origin so impor-tant is that littlesummer rain fallsin theMediterranean, sothe plants are notadapted to wetground during thegrowing season.They would not dowell in England dueto its frequent sum-mer rain, butnature finds a way.Centranthus justloves to grow in oldwalls where themasonry is moreporous due to crum-bling mortar, result-
ing in spaces forroots to penetrateand hold fast. Aboveall, these elevatedlocations drain per-fectly and ensuredry roots during thegrowing season.
Another impor-tant feature ofCentranthus is itspreference for thealkaline side of thesoil pH scale, whatthe English call“limey.” This is whyit’s so fond ofmasonry, because agreat deal of limegradually leachesout of aging mortarto change theimmediate root zonepH. This meansCentranthus iseasy to grow andprolific, qualitiesmuch appreciatedby those on a strictbudget. A singleparent plant canyield dozens of newseedlings everyyear to flesh out ayoung home gar-den.

Ring around toilet bowl base could come from loose connectionBy C. Dwight BarnettTribune News Service
Q: I have a ring around thebase of my toilet that keeps get-ting darker. I’ve cleaned thefloor with all kinds of cleanersbut the ring keeps coming back.Is there something else I need tobe doing?
A: There are a few things that cancause a ring to form around the baseof the toilet bowl. One is simply afailure to clean regularly, but this is
not the problem you are having.Another is condensation forming
on the cold porcelain of the toilet andcollecting on the floor, but the mostlikely cause is a loose connectionbetween the bowl and the sewerflange.
The toilet bowl is attached to thefloor with two bolts, one on each sideof the bowl. If the bolts were nottightened properly, the bowl canmove each time it is used. Over timethe movement can cause a leak toform where the wax ring seals the
neck on the porcelain bowl to theflange on the sewer pipe at the floor.
You can check to see if the bowl isloose by facing the toilet and placingyour knees or hands against the sidesof the bowl. If you can rock or movethe bowl, then there is a problem.When I find this problem, I advisethe client to have the toilet wax ringreplaced. This may require a plumberbecause of the amount of water thathas to be removed and the weight ofthe toilet that has to be moved with-out doing additional damage.
If the ring has been leaking for along time, the floor under the toiletmay be damaged as well. Thereshould be access to the floor from acrawl space or basement.
From there, the flooring can beeasily repaired without having toreplace the bathroom floor covering.Brace the decayed flooring fromunderneath and replace the toiletflange using longer and strongerbolts. A new wax ring is installed,and the toilet is reinstalled on thenew ring.

This leavesthe living setup foreach of us to devise.Furniture layouthas become veryversatile, with seat-ing and tablesarranged so they dodouble duty. Diningand work surfacescommingle, sofashide beds, storagefits neatly awayunder benches andottomans.
There is, however,a demand for somekind of separationin open-conceptspaces so that wecan at least partial-ly shut down oneactivity and enjoy asingular, coziermood. You can setup an intimate con-versation area fac-ing a wall that isdecorated to be afavorite focal point.It could be a fire-place wall, or anintriguing display ofbooks, art and col-lections.
Another option isa room screen thatcan be moved easilyto block out onearea from another.Screens just have tobe high enough tohide an area when
you are sitting.These work well topartition off a work-space, children’splay area, kitchenor dressing room.Screens are easy todecorate with paintor fabric, and youcan create entirelydifferent looks oneach side.
Here’s an alterna-tive that isresourceful andstriking. No longerjust for the kitchenand bathroom,today decorativetiles are featured inmore unconvention-al areas, includingliving and diningroom walls and half-walls, and on furni-ture. This spring hasbeen different frommost I remember.There has beenheavy spring snow-fall in the East anddrought relief andflooding in theWest. If the weath-er is uncooperative,it’s hard to plan forspring cleanup andrepairs. I have afew pointers forpreparing your gar-den tools and yourhome for springonce the weatherpermits.
Whether rain orshine, it’s time tochange the oil andfilter in your gas-powered lawnmower, tiller, powerwasher, etc.Remove the leftovergasoline in yourhandheld, gas-pow-ered lawn trimmer,blower, vacuum,etc. and add a freshsupply of gasolineto all your equip-ment. Change airfilters for your rid-ing mower’s engineand replace older orworn belts. Changelast year’s sparkplugs, sharpen andbalance cuttingblades and chargebatteries for self-starting and bat-tery-powered equip-ment.
Check stored gar-den hoses forcracks or leaks andrepair or replace asneeded. The hosecan rot when
improperly storedor can suffer freezedamage if the hosewas not fullydrained and thenstored in anunheated area.
Clean and oilshears and all gar-den tools. Eachtime a garden toolis used it should becleaned, dried andwiped with oilbefore storage. Theoil helps to controlrust and wear. Alightweight oilsuch as “Three inOne” or even a veg-etable oil will helpto preserve thetool.
A wet winter cancause the soils nextto the foundationto settle, andrunoff water canenter the founda-tion of the home.By adding andcompacting thenew soils next tothe foundation youcan redirect thewater away fromthe home. Seedand straw the newfill to hold the soilsin place. Areasnext to the founda-tion with justmulch and groundcover are not a bar-rier to runoffwater.
Gutters need tobe cleaned, and thedownspouts shouldbe directed at leastsix feet away fromthe foundation. Ifyou have burieddownspout drains,use a garden hoseto flush the drains
to insure the pipesare not blocked orclogged with debris.
It’s time to clean,caulk and seal win-dows and doors.Winter weather cancause caulking tocrack or come loose,and a tight seal willensure a cooler,dryer home.
Check the roofshingles for winddamage. Many areashave experienced
extremely strongwinds that can liftand damage roofshingles. You can usebinoculars to get aclose-up view ofmost, if not all, ofthe roof area. I donot recommendinspecting from aladder or by walkingon the roof. If yoususpect a problem,contact a licensedroofer.
Winter weather
can lift and damageconcrete walks,steps, patios and dri-veways. Check forcracks or movement.Cracks can be filledwith caulking or ahand mixed slurry ofsand and cement.Concrete that hassettled can be profes-sionally repaired bypumping an expand-ing foam productthrough holesdrilled in the slab.

For starters, thebank likely willwant to see a copyof your divorcedecree or similardocument thatclearly spells outhow much in alimo-ny you will receiveeach month andwhen those pay-ments will stop.That way, the bankwill have the assur-ance that you cantake your “ex” tocourt if he fallsbehind on his alimo-ny checks or quitswriting them alto-gether.

Q: The personbuying my homeinsists on replac-ing the patio orreducing thehome’s sale priceso he can replacethe patio. Thepatio is crackedand the inspectorsaid it drainswater to the foun-dation. Theinspector also saidthe settlement hascaused the step tosettle, and it couldbe a trip hazard.Removing the
patio and tryingto get a cementtruck to my back-yard to replacethe patio is goingto be expensive.
A: When concretesettles, and most ofthe time it will, itcan either bereplaced or it can berepaired by “slabjacking.” Concretesettles because ofpoor site prepara-tion, unstable soils orerosion. Slab jackingis a process whereholes are strategical-ly drilled in the set-tled section or sec-tions of the concrete
slab and a slurrymixture of sand,cement and additivesor a foam product ispumped under theslab to raise it backto its original posi-tion. The process isquick and easy, andthere is far less messthan you would expe-rience with removaland replacement,and it will cost a lotless than replace-ment.
Slab jacking canbe performed onareas as small as anentry porch or aslarge as a factory orwarehouse floor.
Pecans are animportantOklahoma crop.Annual productioncan vary widelydepending on theyear but we typical-ly rank in the topsix or seven statesin the country intotal pecan produc-tion. It is interest-ing to note thateven though ourtotal production ishigh, we are a bitof an outlier whencompared to otherpecan producingstates in that themajority of ournuts come fromnative pecans, notimproved varietiesas is the norm.

It isone of those thingsthat can easily bewritten about anddescribed-in theory.In actual practice,it is a balance ofart and sciencewith learning froma master and prac-tice being the bestteachers. Timing isalso critical as thewindow for a suc-cessful graft oppor-tunity is only openfor a brief timeevery year. Thatwindow is fast
approaching forthis season.

Monograms aremagic, in my book.Take an ordinarypiece of cloth, like apillowcase or nap-kin, and embroideron a monogram, andyou’ve transported itfrom ho-hum to treschic. Monograms,which date back toancient Greece andRome, came of agein the Victorian era,when the aristocra-cy turned embellish-ing their personalitems with their ini-tials into an artform. Soon everyonehad the fever.Including me.
I’ve been crazyabout monogramsfor decades.Intertwined lettersare a personal cre-ative expression.They link peopleand families togeth-er. They makeeveryday life morebeautiful and luxu-rious. Whether I’mdecorating my ownhome or those offriends and cus-tomers, I often usemonograms to makea space special.Here are some of myfavorite ways to usemonograms in deco-rating and daily life:
ACCENT WITHMONGRAMMEDPILLOWS
All by themselves,accent pillows havethe power to changeup the look of a sofa,chair or bed. Add in
a monogram? Twicethe drama.
When you’remonogramming anitem for a husbandand wife, or part-ners, with a sharedlast name, tradition-ally, the last initialis placed in the cen-ter and in a largersize. The initial forthe wife or one ofthe partner’s firstname is placed onthe left side and theinitial for the hus-band, or secondpartner, is placed onthe right. For everyrule, there is anexception:Sometimes usingyour initials in thisorder will spellwords you don’twant decoratingyour home. Feel freeto modify!
When doing amonogram for anindividual, the lastname initial goes inthe center in a larg-er size. The firstname initial is onthe left and the mid-dle initial is on theright. Another greatoption is to simplyuse the letters ofyour first and lastname.

When a friend ofmine had a lovelyantique chair refin-ished, she decided to
make it exceptional-ly beautiful by deco-rating it with amonogram. I’mcrazy about mono-grammed uphol-stered furniture,and we do this allthe time. It takes afew extra steps, butit’s well worth it.
Another tip whenyou are selecting amonogram is to picka font and colorscheme that suitsthe size and style ofthe object you arehaving mono-grammed. Forinstance, if you aremonogramming tiptowels for your for-mal powder room,you’ll want some-thing that looks abit more elegant. Ifyou’re monogram-ming a headboardfor your little boy’sroom, you mightwant something abit more playful.When it comes tomy own bedding,I’m partial to tone-on-tone monogramsin creams becauseit’s so elegant.
Here’s a funtreatment we didfor a designer showhome event a fewyears ago. Thislovely old iron bedneeded a littlepunch, so we madea slipcover for theheadboard, person-alizing it with amonogram.
MAKE DININGSPECIAL
I think the ulti-mate in dining lux-ury is using mono-
grammed linens onyour table. One ofmy favorite trickssince we moved intoour lake cottage isto use dish towelsfor napkins. I reallylike their generoussize and how wellthey launder. And,when I grow tired ofthem on my table orthey take on a fewtoo many stains, Iconvert them backinto dish towels,replacing those thatare work out. Thisspring, I’m spoilingmyself just a bit andhaving these cuteblue and white tow-els monogrammedwith bright pink ini-tials. I think theywill look sensationalwith my blue and
white dishes.When I entertain
more formally, I liketo use the mono-grammed napkinsI’ve been given asgifts or found at fleamarkets or antiquestores.
If you love oldlinens as much as Ido, you’ll be thrilledwith any monogram– not just your own.Right now I havetwo different sets ofantique napkinsthat feature beauti-ful raised mono-grams that aren’tmine.

Having some-thing mono-grammed for your-self or as a gift is agreat way to marka big life event. Awedding, the birthof a baby, the pass-ing of a loved one.This spring I’m giv-ing a few bridesmonogrammed pil-lows for their wed-ding gifts.
I picked a 16-by-30-inch sizebecause it’s perfectfor the center of asofa or a bed or awindow seat. Oneside will have theinitial of the cou-
ple’s last name. Theother will havetheir combinedmonogram. I pickedgray and cream, aclassic combo thatwill go with any-thing in their home.
I also love mono-grammed jewelry.When my dadpassed away, anoth-er friend gave me agold charm withDad’s initial on it,and I attached it toa bracelet that Iwear every day. Ifeel like, in somesmall way, it keepshim here with me.Monograms havethat magical abilityto link us to thepast and the future.

Q: We’re gettingready to put ourhome up for saleand were hopingto get some infor-mation in casethe home isinspected. Canyou tell me whatusual things ahome inspectorlooks for?
A: I can’t speakfor all home inspec-tors across thecountry, but thereare standards ofpractice that mosthome inspectorsfollow.
I follow the stan-dards of practiceestablished by theAmerican Societyof HomeInspectors. I, andmost of the homeinspectors I know,start on the exteri-or of the home tocheck for gradingand drainage prob-lems that canaffect the founda-tion of the home. Ithen check the roofand exterior of thehome before goinginside. There I willrun all the faucetsat the same time tocheck for leaks or
slow drains. Next Icheck the furnaceand air condition-ing (weather per-mitting), waterheater and electri-cal system includ-ing all accessibleoutlets and switch-es. After that Icheck each room,opening all accessi-ble windows anddoors. Finally Ivisually inspect theattic and lastly thecrawl space orbasement founda-tion. For a completelisting of what’sinspected go towww.ashi.org and
search for“Standards ofPractice.”
A shortlist ofwhat I normallyfind:
Older worn roofsthat are 15 years orolder and maybetwo or more layers.
Overhead electri-cal wires that aretoo close to theground. Theyshould be 10 feetout of reach attheir lowest pointof access.
Loose toilet bowlsand/or plumbingleaks. In a base-ment or crawl
space check forstains under thebathrooms andkitchen.
Plumbing crossconnections. Thedrains from a watersoftener or waterheater cannot beinside a seweropening.
Homeownerwiring repairs thatare not safe. Thisincludes wiringthat has beenadded, open junc-tion boxes andwiring that hasbeen improperlyspliced. I also checkthe electrical panel
to ensure the ser-vice is adequate forthe home. Older 60-amp panels shouldbe upgraded.
A wet basementor crawl space.
Bedroom win-dows that do notopen easily or willnot stay open. Thisis very importantfor emergencyegress.
Look for tem-pered windowsnear a tub or show-er drain or win-dows that are solarge and are soeasily accessiblethat they are
required to be tem-pered for safety.
An older furnace,air conditioner orwater heater thatis near the end ofits useful lifeexpectancy.
Copper gas linesthat need to bereplaced. This is aregional problemdue to the nature ofthe gas in certainareas.
Steps eitherinside or outsidewhere the risersare too small or tootall or are not uni-form in height.
Improper and
unsafe handrailsand guardrails.
Unsafe wooddeck support posts,floor joists and fas-tening systems.
Cracked concretethat could be a triphazard.
