REAL ESTATE AGENT INDEX
Technology is changing everything we do on a day-to-day basis and buying real estate is no exception. Gone are the days where a real estate agent would put a potential buyer in their car and drive them around for a few weeks showing them every house that was on the market, until they chose one to buy (if they did at all). Nowadays, agents focus on getting the listing as they know that potential buyers will come to them through good promotion and marketing. However its not just an agents approach to selling that has changed over the years. Buyers are now more educated and savvier than ever and are well researched, namely due to the wealth of information with magazines such as MPP and of course, that modest phenomenon of the early 1990s the world wide web. From interactive CMAs to smartphone applications that broadcast property websites (like ours mypropertypreview.com.au) technology is revolutionising the way we buy and sell property. If you dont believe me, read our cover story on page 6...

online communities to generate exposure, opportunity and sales, and ultimately build social capital, is making that goal achievable.
Julie Ryan is the director and founder of Strategic Th inking, a company that helps agents sell themselves and their listings through eff ective and innovative marketing.
She is a former real estate agent who lives on the Sunshine Coast, but works around the world helping agents incorporate traditional property market portals such as print advertising and sign boards with new avenues such as LinkedIn, Facebook and social media sites.
Th rough new avenues, such as social media, we can promote the agent and build their social capital, which in turn helps them secure buyers and sellers who want to work with them, she says. Strong social capital helps agents receive referrals, which prompts other people to work with them.
Online media, carried out correctly, can build reputations and help the success of an agent. Reputation is everything.
Th e combination of traditional property portals and social media makes for a successful agent, provided their service and their abilities when they meet clients face-to-face are second to none.
Th eres no doubt that more established media are still the main marketing tools for agents. Newspapers and magazines, television and radio play a vital role in assisting agents to reach out to the wider community, but news tools such as iPads and laptops, mobile phones and applications such as Facebook, Twitter and FourSquare are now being used to complement the existing media and enhance agents abilities, and in the process are making life easier for clients.

technologies and integrating these with traditional media. Half our team has recently been testing iPads and the plan is for the majority of our agents to eventually have one, Next Property Groups general manager Damien Michael says.
We started working with iPads to assist our agents to be more mobile and fl exible so they can cover the Coast and practically have their offi ce next to them the whole time.
Its also allowing us to be more effi cient and its giving us that competitive edge.
Damien says this piece of technology gives agents access to phone numbers, statistics, photographs, online data and a whole host of other tools while they are out on the road.
One way the traditional and new mediums can complement each other is by working on their individual strengths. Print media is still unbeatable when it comes to being tangible theres still no way to match the experience of reading a newspaper or magazine in what is literally a hands-on experience but where it meets its

It seems like only yesterday that practically all real estate agents were able to sell a house by simply placing an ad in the local paper, putting up a for sale sign in the garden and waiting for the phone to ring.
In just the past few decades, that was the reality for a lot of agents besides newspapers and magazines, the agencys offi ce window space and perhaps a few letterbox mail drops, the only real option open to agents selling property was to attract passers-by with a sign in the propertys front garden.
But not any more. In addition to becoming familiar with cooling-off periods, fi rst-home buyer grants and going unconditional, agents need to be up to date with jargon such as tweet, blog and social capital or run the risk of being left behind.
Th e patterns of property buyers and sellers have changed. Th ey are educated, motivated and tech-savvy, and are looking for both constant and instant communication that doesnt threaten their intelligence.
Th ey are looking for someone who can be a trusted and knowledgeable advisor. It is these consumers that are driving the change in the industry. And the birth of social media

limitations it can direct the reader to the benefi ts of new technology such as providing web address links.
In the spirit of keeping up to date, My Property Preview launched its new comprehensive website last week to take readers to the next level.
Managing director and publisher of MPP, Darryl Olson, says. We always planned to develop a fully functioning website that enhanced our successful magazine.
Before we started the project, we conducted research on exactly where buyers of Sunshine Coast property came from. Th e results surprised even the agents almost nine out of 10 sales came from people who live on the Sunshine Coast or very close by. It gave us the green light to be able to make a diff erence.
You dont need to be a multinational organisation to be able to provide excellent local content matched with the latest time-saving functionality and a highly targeted local audience. In fact, the MPP team has delivered on this and then some.
We see the combination of the magazine and the website as a natural progression and one that will provide the results for sellers and buyers.
Th e site has been fi ne-tuned to ensure we have provided every possible search process, he adds. For example, if youre looking in Buderim you can select exactly where you want to be if you want to fi nd property that is just on top of Buderim you can search for that, or if you only want properties with views on Buderim, you can search for that, or if you want to search in a particular estate, like Rainforest Sanctuary or Buderim Meadows, you can search just for that. Its all about narrowing the search to save time.
So from seeing a printed ad displaying one or two pictures and a brief synopsis of
the property, a reader can now log on to the My Property Preview website and carry out more in-depth research about the area the property is in, what facilities are nearby and, of course, see more images of the property itself to determine whether it is worth jumping in the car to go and see it.
Modern consumers are more and more knowledgeable and research at great lengths before they actually view a property or meet the agent, Julie Ryan says. In America, for example, there is more information availableto the consumer about a listed property where
the buyer can look comparatively at the market place, stalk the area, look at other listings, research the agent and property all before actually seeing the place or calling the agent.
Th ey only look at places they have done all their research on or already ticks their boxes. Looking at the place is a fi nal step.
In fact, statistically we found that [in 2009] buyers in the US physically looked at four properties when buying a property where Australians usually look at about 40 properties 10 times the volume, Julie adds.
Th is is because in America there is more information available to the consumer about a property. continued over >

is making that
goal achievable
We are at least two to three years behind America when it comes to eff ective property marketing and the eff ective use of social media.
Now, that all may sound like the hard-sell work of the agent of pre-internet days has been done for them, and while that may be true to a certain extent, the agent has to be savvy enough and aware of the scope of technology to have provided the potential buyer those options, and more, in the fi rst place.
Statistically most people start their day by looking at Facebook where it used to be email, Julie says. We trust Facebook more and more. Its still the most popular social media. Via Facebook, people engage with each other, they ask questions about items and they are led by their friends or connections comments.
[Online networking site] LinkedIn is another tool to utilise the benefi ts of user recommendations. People will look up a recommendation when considering someone. All of this works towards building up the social capital of individuals.
Th ese mediums also provide an opportunity for buyers and sellers to rate their agent.
Julie says blogs are another critical tool for agents. Blogs are a critical part of agents social media marketing as they allow [agents] to say what they want to say, including what they think about the market, items aff ecting the market and connecting with people, she says.
A blog helps set them up as an expert in the market. It builds trust and respect for the agent as someone who knows what they are doing.
With the advent of online social media,

including blogs, Twitter, Facebook, LinkedIn, FourSquare and Flickr, agents can build that reputation and relationship and at minimal costs.
It still takes a lot of time and eff ort, of course, and Julie points out that it eff ectively means the agent has no hiding place and is in the offi ce all day, every day, but the benefi ts of being able to engage more pro-actively with existing or potential clients far outweigh the negatives.
Weve had an overwhelming response from the industry, MPPs Darryl Olson says. Our site really is a positive step forward as it arms the buyer with all the right information and facts and assists sellers to best reach theirmarket directly.
As well as our defi ned search engine, we also have a smart phone site where you can connect with our website using smart phones you can even connect at a particular location that you might be interested in and search what listings are within that area.
Damien from Next agrees with the need to provide as much assistance in the home-buying process as possible, and while the iPads his agents carry may impress potential

clients when they get to see them in use, the information they can accessat the swish of a fi nger is crucial.
We use the iPads to be able to provide our sellers instant CMAs [comparative market analysis], which also links in with Google, he says. While sitting with our clients we can instantly provide an idea of what has sold in the area recently, what is on the market and collaboratively provide a price for our vendor that is based on instant data.
We can also use the iPads to show our vendors our extensive database and how we can use it to help them sell their home. We can also show them stamp duty reports, CommSec market reports, commission reports all via iPad applications.
We can provide this data straight away while sitting in their home. It also helps us to become greener, as theres less paperwork.
Damien adds, Th ese tools improve our overall service and allow us to keep up to date, as buyers are more educated and have more information at their fi ngertips, which is great, but we have to keep on top.
While for agents the days of simply waiting for buyers to phone in might be over, the beep of a mobile phone, the fl ashing of an inbox or the responses to a Tweet are the realities of the brave new world.
For the rest of us, we can make the most of all of this great technology and use it as and when we feel like it giving us a great sense of control when buying and selling property without feeling under pressure to act upon anything until we are ready to do so.
Its also our duty to remain up to date with whats going on in cyberspace if we want to maximise the benefi ts, so for the next big advancements in the relationship between the property world and the latest technology, watch this space, and log on to www.mypropertypreview.com.au.

An original 1960s home for sale in Cotton Tree has MPPs retro-loving editor feeling groovy.
Mint condition
I have a penchant for all things vintage, and I simply cant help but be drawn to anything from the 60s and 70s that is retro and original, whether its fabrics, cars, music, furniture and in this case, a house. Its pretty hard to fi nd an old original beach home on the Sunshine Coast that hasnt been tinkered with or drastically renovated at some point during its lifetime. So, I was rather inspired when I stumbled across this gorgeous, authentic retro house in Cotton Tree.
It is in perfect condition both inside and out, and once you walk inside, its like going back in time. Th e ceiling features detailed cornices and original 1960s lightshades, timber fl oorboards remain untouched beneath carpet, while the kitchen is an absolute relic. Bright red and oversized, this room certainly would have been top of the range at the time. All of the cabinetry is original and still features the quaint cone-shaped handles, and theres even the built-in overhead glasses cabinet hanging above the bench. I had to wonder about the culinary

In fact, very little has been replaced in this kitchen over the past 50 years, but the remarkable thing is, nothing needs to be replaced. Each of the three bedrooms features the original built-in cupboards and drawers all in perfect condition, just like the day they were built. But the awe doesnt stop there. Mixing it up
Demographer and trend forecaster Bernard Salt says the construction of the Sunshine Coasts fi rst true mixed-use development, Emporio, located at Maroochydore, is something genuinely new that will make a positive contribution to the coastal lifestyle of the region.
Bernard says this type of development incorporating residential, retail and offi ce space and emulating the likes of highly successful capital city urban renewal precincts such as Docklands in Melbourne, Brisbanes Emporium and James Street, and Sydneys Danks Street and Italian Forum will add much-needed diversifi cation and cultural breadth to the fast-growing coastal centre.
Th e Sunshine Coast is a new city. Eff ectively its only been built in the past 50, if not 25 years, he says. What is required and has been lacking is an eclecticism, like you get in Melbourne and Sydney. Youre never going to get
Demographer Bernard Salt says the Sunshine Coast needs the same type of eclecticism found in major cities.
Its not out in the sticks. Its a sensible
measured extension to the urban footprint and
introduces something that is new and different
that in a new city, but you can plan to introduce and deliver this vibrancy and interest so people get that sort of discovery that they love in Sydney or Melbourne.
A forecasted population of 497,000 on the Coast by 2031 makes containing the urban sprawl a challenge, yet the
$20.9 billion in State Government infrastructure spending over the next 20 years will make the Sunshine Coast even more attractive to residents and investors. Bernard says the Sunshine Coast could manage its growth in two ways by adding to the inland suburbia or through urban densifi cation.
This element of urban life has been missing from the Sunshine Coast and Gold Coast and I think of lot of people will be watching its success, as it adds excitement and variation to life on the Sunshine Coast

Emporio is the fi rst stage of one of Australias largest community developments, Sunshine Cove, a master-planned community that will be home to 6000 residents. It is being built on reclaimed farmland located in the new Maroochydore principal activity centre, which has been designated by local council to be the future social and economic hub of the Sunshine Coast.
With close proximity to the Coasts biggest retail hub, Sunshine Plaza, plus Sunshine Motorway and Maroochydore beach, Bernard says its an ideal position. Its not out in the sticks. Its a sensible measured extension to the urban footprint and introduces something that is new and diff erent.
Th is element of urban life has been missing from the Sunshine Coast and Gold Coast and I think of lot of people will be watching its success, as it adds excitement and variation to life on the Sunshine Coast. Th e quality of life is enhanced when you get the options of hip, funky, groovy inner-city living on the Coast and this wont go astray.
At this stage, more than 80 per cent of stage one has already been sold, with buyers including locals and Queensland and interstate investors. When completed, the Reed Property Group development will comprise nine buildings constructed around a street called Emporio Place and will feature a strong food focus with restaurants, cafes and a fresh food market on the ground fl oor.

Following on from the recent opening of the $4 million multi-sports complex, the developer of Bli Blis Parklakes estate has found a novel way to reinforce the active, outdoor lifestyle that is fast becoming synonymous with living at Parklakes.
To encourage new residents to make the most of the estates location in the Maroochy River valley, the developer is off ering a free Stacer 359 Proline tinny and trailer package with all land purchases at Parklakes.
Th e boat package, worth more than $5000, includes a 6hp Yamaha outboard, trailer, tie-downs, registration for both the boat and trailer, and a complete safety package with fl oatation vests, anchor and paddles.
Parklakes spokesman Rob Midgley said the bonus would allow new residents to immerse themselves in the natural environment surrounding their new homes.
Buy a block in Parklakes and score a free tinny and trailer
We couldnt think of a better way to say welcome to the neighbourhood than by giving our new residents the opportunity to get outside and enjoy what makes Parklakes so special, he says.
At Parklakes, the Maroochy River is on the back doorstep with a choice of four diff erent boat ramps from Dunethin Rock to the Bli Bli Bridge.
Th e master-planned residential community encompasses more than 80 hectares, with 22 hectares of the estate to remain dedicated green space and parkland. Central to the development is the string of fresh-water lakes, stocked with Australian bass.
Blocks range in size from 450m2 to 1200m2, so theres plenty of room to park the new boat. Land in the new stage ranges from $219,500 (for an 848sqm2 lot), with house and land options starting at $391,500.
Th is off er is for a limited time only, phone 5450 0300 for more information.

Agent makes early impact Elders agents hit the airwaves
A snapshot of whos doing what in the industry
Kevin Carroll, Mike Burns and Brad Milton
Jenny Woodside has just joined the team at LJ Hooker in Mooloolaba as sales manager and sales consultant. Jenny has extensive experience in sales management and sales training, having worked for a number of large, multi-national corporations. Th is, coupled with majors in psychology and marketing, plus extensive local knowledge (Jennys been a Coast local since the 1970s) made her the ideal candidate for the job. Jenny is excited to be a part of the team and brings with her an auction-focused sales and training approach. She says the decision to join LJ Hooker was an easy one.
Its pretty exciting because were dedicated to building a team that is focused on a transparent method of sale auction. So everyone in here is like-minded. [Principal] Yasna [Hawthorne] is very experienced in real estate and has a great reputation throughout the industry and community and I feel quite honoured to be her sales manager. We have some upcoming sales associates within our team who are great and Grant Th orpe, who has been mentoring with me, has been integral to the success Ive had with making an impact on the local market.
Th e team from Mix FM held a live broadcast from outside the Elders Palmwoods offi ce last Th ursday morning, and principal Mike Burns says he and agents Kevin Carroll and Brad Milton ended up ripping into a couple of impromptu songs live on air. We did a Powderfi nger song, and also Wish You Were Here by Pink Floyd, Mike laughs. We all play guitar, and Brad has a sensational voice, so we oft en have a jam in the offi ce its a great stress release aft er a hard day of real estate.
Th ere was also a sausage sizzle on the day, and Mike says it was a great opportunity for the Elders team to relax and get to know the local community better. Everyone who came along went into a competition organised by Mix
FM, and Trish from the Cocoa Tree cafe next door to our offi ce is now in the draw to win $10,000, he says. Th e boys from Elders have their next performance coming up soon at their Christmas Client Appreciation Night, which will be held in late December.

Henzells opens Buderim offi ce
Henzells extends its iconic brandHenzells extends its iconic brand
With a tried, trusted and reliable name like Henzells
and with my experience and reputation in real estate
I think it will be well received on Buderim
Long-standing local real estate brand Henzells is opening an offi ce on Buderim. Positioned at 70 Burnett Street, beside the Chopping Block cafe, the offi ce will offi cially open its doors for operation next week, and its signage is already up. With more than 15 years of experience in real estate, local agent Geoff Ryan is the principal of the new offi ce and a proud Buderim resident for 28 years.
He says the new Buderim offi ce will specialise in residential property sales, property management and commercial real estate. When commenting on the number of surrounding competitive agencies, Geoff , who opened a real estate offi ce in Buderim in 1998, says theres enough property activity on Buderim for everyone.
In actual fact, there are less agencies now than when I opened the fi rst Ray White agency in Buderim in 1998. But with a tried, trusted and reliable name like Henzells and with my experience and reputation in real estate, I think it will be well received on Buderim. Feel free to pop in and see Geoff and the team at the new Buderim offi ce.
Lino joins HarcourtsLino Moro specialises in the sale of rural and acreage properties and recently joined the Harcourts Nambour team aft er starting his real estate career in Yandina in 2007. Lino previously worked in the food manufacturing industry, and says the skills he acquired running large fl our and feed mills have helped him form great relationships with his vendors. I really enjoyed working with my corporate clients and building relationships that way, and I consider keeping good rapport with my vendors to be very important, he
says. Lino sees himself as a hard worker who likes to go the extra mile for his clients, and it has shown in his sales results. In his fi rst two-and-a-half years in the industry he sold more than $20 million worth of
property, and has received numerous sales awards. He says working in
Nambour and living in Buderim means he can now off er specialised acreage knowledge and a high level of service to clients all over the hinterland.

Henzells celebrates 75 years Henzells Agency celebrated 75 years of business at a gala charity ball in Caloundra last Saturday night.
More than 400 people attended the black-tie function at the Caloundra RSL to celebrate Henzells 75-year milestone. Guests enjoyed a delicious sit-down, three-course meal, whilst a live band created the ultimate atmosphere to dance the night away. A magician worked the crowd and created plenty of laughter, while Jason Andrew took to the stage and auctioned off a number of items to a very enthusiastic and generous crowd. All the proceeds from the night went to Compass Institute, which provides education and skills training for adults with intellectual and physical disabilities.
Th ere were a number of quick speeches on the night, including the offi cial launch of the Henzells RSL Caloundra Foundation a joint initiative of Henzells Agency and the Caloundra RSL to assist community members in various sectors including health and wellbeing, sport, education, disability support and emergency assistance.
