What is a Modular Home?

Modular homes are built in multiple sections, which are manufactured in a remote facility and then delivered to their intended site of use.

The sections are assembled into a single residential/commercial building using either a crane or roll on system.

28

Advantages of Modular Homes:

Built in a factory Time Costs Engineered

individually Lending Packages Homeowner as the

general contractor

29

Built in a Factory:

Modular Housing is built to the IRC 2006 building code

None of the materials are exposed to weather

Built in climate controlled facility

Stringent inspection process

Transported to your home site in sections

Home is completed on site

30

31

Time:

Saves time on construction Generally can be finished

in 60 - 120 days after set on basement

Production time varies from factory to factory

Homeowner controls many of the factors that affect the time line of the process

32

Costs:

Remove the weather related costs

Remove problems associated with site built houses

Materials are always dry Home is always dry Eliminates waste of building

materials Eliminates wasted man hours

during construction process Reduces costs to builder and

homeowner

33

Engineered Individually:

Engineered before being built

Makes certain any changes will work

Cost effective to engineer the change first

Reworked on paper Won’t have to be

reworked in the field

34

Lending Packages:

Lending packages are already established in most cases

Avoids delays in financing process

Modular financing will finalize faster than conventional financing

35

General Contractor:

Homeowner is the general contractor

Riverview is never the general contractor

Allows homeowner to control:

Sub contractors When sub contractors are

paid This doesn’t happen in site

built houses

36

Energy Star:

U.S. Environmental Protection Agency

Protect our environment with energy-efficient products and practices

The energy star label on a new home means it is significantly more efficient than a code-built model

37

Energy Star:

Benefits of Energy Star Home: Lower ownership cost More comfort Good for the environment

Energy Saving Features: Efficient heating and cooling equipment High efficiency water heaters Properly installed insulation High-performance windows Tight construction and sealed ducts
