OVER THE YEARS, ERIS PROPERTY Group has fine tuned its systems and processes to become

The flexibility of the company has been a key factor within the ever changing property management industry, and Property Management Director, Scott Thorburn explains that this has been no quick transition, but instead, has been a product of continuous hard work and a focus on improvement.
“We’ve moved to be a multi-client, multi-dimensional company that manages other people’s properties, not just ours,” he states.

Much of the internal structures have been integrated into an internally developed Property Information System (PIMS), to ensure the efficiency and accuracy of the information provided to tenants, landlords and investors alike.
Its employees are the most important asset of Eris though. Extensive training is provided to the team through internal methods as well as numerous
industry and university courses.
Similarly, Eris also keeps a keen eye on any future talent ready to push the company forward, through a healthy graduate programme that has been in existence for four years. Through this scheme, a number of graduates have been employed after their internship, with three graduates still with the company.
In regards to the supply chain for Property Management requirements, Eris tenders a three-year services opportunity to service providers. This allows for continuity and relationships to be created with Eris’s requirements understood better after a longer length of service.
“If we’re happy with the suppliers, we will generally renegotiate after those three years and replace our bottom 20 to 25 percent of performers,” Thorburn declares.

“It’s a very high entry level because of the small margins and you will only realise a profit if you have a reasonable size portfolio,” Thorburn expresses.
The Property Management Director also describes how the recent economic downturn reverberating around the world has made things even tighter, still: “If you’ve got a flat property market with larger vacancies and higher arrears, naturally your income as a Property Management service provider is affected.”
He goes on: “If you collect rental at a lower rate per metres squared, with larger vacancies, income generation will be less. Fortunately within the company we’ve had more organic growth to counter this. In the last three years our portfolio under management has increased.”

The largest of these is a joint venture with Old Mutual Properties for the development of Portside in Cape Town, totalling approximately 50,000 square meters,” de Loor continues.
The projects currently being undertaken by Eris, along with future developments in the pipeline, contribute to the positive reputation that Eris has within the industry and in South Africa.
