Marin experienced tremendous growth in 2013! The countywide changes from last year include:
• Single Family Homes - Average Sale Price increased 18% to $1,190,645
• Condos - Average Sale Price increased 28% to $489,021
• Combined SFH & Condos - Average Sale Price topped $1M for the first time since 2007
• Price per Square Foot was $523 for Single Family Homes, up 15% from last year.
• There is still time to buy, house prices and interest rates make it possible to purchase 53% more house than at the Peak in 2007.
Many areas across the state are seeing average sales prices that exceeded 2007 levels, with median sales price increases at 27%. Across California the number of home sales declined in December for the fifth month in a row, due to a shrinking distressed market, and increases in prices and interest rates.

Buyers who waited on the sidelines in 2013 experienced the explosive
appreciation and competition for a limited inventory of available homes.
However, Marin still finished the year ahead with home buying affordability
ahead of 2007 levels. Based on average price per square foot, a 20% down
payment and 30-year fixed interest rates, a 2,000 sq. ft. home purchased in
2007, would have required a mortgage payment of $6,125.
Using the 2013 average values and interest rates, $6,125 could
purchase approximately ~3,700 sq. ft. of home. A 53%
larger home size for the same monthly cost. So don’t
wait, economists are predicting that prices and inter-
est rates will continue to trend upwards in 2014!

Homes under $2 million comprised 93% of sales in 2013, with around 60% in the $1 million and under segment. This year we saw a significant expansion of sales into the
$2-4 million price points. There were 183 homes sold in the $2 million range compared to 127 last year, and 52 homes sold in the $3 million range, compared with 33 last year. This represents an increase of 44% and 57% respectively.
This year, 17 homes closed over $5 million, compared with 16 last year. The major difference in 2013 was that there were three homes sold over $10 million, and one of the three was over $20 million, compared with a high of less than $9 million in 2012.

This year, it was the location of the record-breaking sale of the highest priced home in Marin

and seller in the sale which closed for an undisclosed amount. The beautiful home was listed at
$35,880,000 and was the location of the Marin Designer Showcase in 2012. Our firm has the most
extensive experience in listing and selling homes on Belvedere island. Our sales volume exceeded
60% of the highest priced sales in Belvedere in 2013. The total Belvedere sales on the MLS was $110
