A range of detached, semi-detached and terraced houses;

10 x 2 bed; 12 x 3 bed and 28 x 4 bed.

The site benefits from an existing water

course, which runs from west to east

through the site.

The proposed surface water from the

development will be attenuated on site

and discharged at a controlled rate,

similar to greenfield best practice.

This will discharge to the watercourse

running through the site.

No surface water will be directed to the

existing combined sewer system.

Foul water will be collected via gravity drainage

to a new pumping station on site.

A pre-development enquiry has been submitted

to Northumbria Water for agreement of

foul capacity in the existing network.

The pumping station will be equipped with

a wet well capable of storing 24 hours of

foul sewerage from the development in

case of electricity failure.

NWL will agree a discharge rate of foul

so as not to affect the existing sewerage.

the junction of Moor

Road and West Road.
