01 10 00 SUMMARYProject Identification: WYMAN HALL RENOVATIONProject Location: PLEASANT STREET, CASTINEOwner: MAINE MARITIME ACADEMYArchitect: Sealander Architects. Mike Sealander, AIA 207.266.5822 [email protected] Covered by Contract Documents: The Work of Project is defined by the Contract Documents and consists of the following: Life safety and accessibility renovations. New front steps and ramp. New interior stair serving third floor with dedicated exit. New exterior stair serving second floor. Interior reconfiguration. Lighting. Radiator relocation. Patching and repairing.Type of Contract: Project will be constructed under a single prime contract.Project Phasing: Phase 1 shall occur over winter break, December 1, 2017 to January 30, 2018. Phase 1 work includes demolition and construction to build the interior stair and the associated exterior landing and stair. Phase 2 shall occur from May 15 to August 1, 2018, and includes the balance of the Work.Access to Site: Contractor shall have limited use of Project site for construction operations as indicated on Drawings by the Contract limits and as indicated by requirements of this Section. Limit use of Project site to work in areas indicated. Do not disturb portions of Project site beyond areas in which Work in indicated. Keep driveways and entrances serving premises clean and available to Owner, Owner’s employees, and emergency vehicles at all times. Do not use these areas for parking or storage of materials. Schedule deliveries to minimize use of driveways and entrances by construction operations. Maintain portions of existing building affected by construction operations in a weathertight condition throughout construction period. Repair damage caused by construction operations.Coordination with Occupants: Owner will occupy site and existing building(s) during entire construction period. Cooperate with Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the Work so as not to interfere with Owner’s day-to-day operations. Maintain existing exits unless otherwise indicated. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from Owner and approval of authorities having jurisdiction. Notify Owner not less than 72 hours in advance of activities that will affect Owner’s operations. Owner reserves the right to occupy and to place and install equipment in completed portions of the Work, prior to Substantial Completion of the Work, provided such occupancy does not interfere with completion of the Work. Such placement of equipment and limited occupancy shall not constitute acceptance of the Work.Work Restrictions: Comply with limitations on the use of public streets and with other requirements of authorities having jurisdiction. Do not interrupt utilities serving facilities occupied by Owner or others. Coordinate operations that may result in high levels of noise and vibration, odors, or other disruption to Owner and occupancy with Owner. Use of tobacco products, marijuana products, and other controlled substances on Project site is not permitted.
01 29 00 PAYMENT PROCEDURESApplications for Payment should be submitted monthly to Architect by PDF. Submit waivers of mechanic’s liens.
01 32 00 CONSTRUCTION PROGRESS DOCUMENTATIONCoordinate Contractor’s construction schedule with the schedule of values, submittal schedule, progress reports, payment requests, and other required schedules and reports. Extend schedule from date established for commencement of the Work to date of final completion. Update schedule to reflect actual construction progress and activities. Issue schedule three days before each regularly scheduled progress meeting.Submit digital photographs (JPG format) of the Work in progress to Architect. Include photographs of wall cavities with services immediately prior to close-up.
01 33 00 SUBMITTAL PROCEDURESSubmit a schedule of submittals arranged in chronological order by dates required by construction schedule. Include time required for review, ordering, manufacturing, fabrication, and delivery when establishing dates. Include additional time required for making corrections or revisions to submittals noted by Architect and additional time for handling and reviewing submittals required by those corrections. Coordinate preparation and processing of submittals with performance of construction activities. Architect reserves the right to withhold action on a submittal requiring coordination with other submittals until related submittals are received.
Allow time for submittal review, including time for resubmittals, as follows: Time for review shall commence on Architect’s receipt of submittal. No extension of the Contract Time will be authorized because of failure to transmit submittals enough in advance of the Work to permit processing, including resubmittals.
Initial Review: Allow seven days for initial review of each submittal. Allow additional time if coordination with subsequent submittals is required. Architect will advise Contractor when a submittal being processed must be delayed for coordination.
Resubmittal Review: Allow seven days for each resubmittal.
Place a permanent label or title block on each physical submittal item for identification. Include name of firm or entity. Provide a space to record Contractor’s review and approval markings and action taken by Architect.
Identify options requiring selection by Architect or Owner.
Identify deviations from the Contract Documents on submittals.
Prepare shop drawings accurately to scale. Submit pdf or acceptable electronic format.
Submit product samples for review. Submit manufacturer’s color charts showing the full range of colors, textures, and patterns available. Submit one full set of available choices. Architect will return submittal with options selected.
01 50 00 TEMPORARY FACILITIES AND CONTROLSInstallation and removal of and use charges for temporary facilities shall be included in the Contract Sum unless otherwise indicated. Allow other entities to use temporary services and facilities without cost, including but not limited to, Architect, occupants of Project, testing agencies, and authorities having jurisdiction.Water from Owner’s existing water system is available for use without metering and without payment for use charges. 01 77 00 CLOSEOUT PROCEDURESSubstantial Completion Procedures: Prepare and submit a list of items to be completed and corrected. Obtain and submit releases from authorities having jurisdiction permitting Owner unrestricted use of the Work and access to services and utilities. Include occupancy permits, operating certificates, and similar releases.Perform final cleaning. Provide broom clean finish. Do not use cutting torches until work area is cleared of flammable materials. At concealed spaces, such as duct and pipe interiors, verify condition and contents of hidden space before starting flame-cutting operations. Maintain portable fire-suppression devices during flame-cutting operations.
Locate selective demolition equipment and remove debris and materials so as not to impose excessive loads on supporting walls, floors, or framing.
Legally dispose of demolished items and materials promptly.
