VARIANCE REQUEST
Purpose: Initiated as the result of needed additional right-of-way essential for the widening of Palm Coast Parkway and Old Kings Road in the immediate vicinity of the subject property.
Alternatives: 1. Acquire needed right at this time via dedication opportunity; No cost to taxpayers
Enables opportunity to enhance remaining landscape buffer

minimum 12.5 ft. (Variance 12.5 ft.)– Reduce building setback on corner of Palm Coast Parkway and Old Kings Rd.
from the required 25 ft. to 19.9 ft. (Variance 5.1 ft)– Reduce monument sign setback from the required 10 ft. to 5 ft (Variance 5 ft.)
• Landscape buffer – - Reduce landscape buffer on a portion of Palm Coast Parkway from the required 25 ft. to 12.5 ft (Variance 12.5 ft.). **affected buffer segment measures 60+/- linear feet on Palm Coast Parkway and 25+/- linear feet on the corner (diagonal portion) of Old Kings Road and Palm Coast Parkway; no affect Old Kings Rd segment.
