Nobel House - Sustainability Targets PERFORMANCE AGAINST OTHER GOVERNMENT
SUSTAINABILITY OBJECTIVES
• OGC Achieving Excellence in Construction Procurement Guide 11: Sustainability :• Socio – economic - environmental
• Building a Better Quality of Life – A Strategy for More Sustainable Construction (Defra, April 2000)
• OGC Common Minimum Standards
Nobel House - Sustainability TargetsPerformance against set targets
• Achieve BREEAM Excellent (score over 70%)• Achieved – scored 79.7%
• Minimise waste to landfill• Achieved –total recycled for project
was close to 68% - far in excess of target
• 100% timber from verifiable sources• Achieved – 100% provided from
FSC,PEFC or other verifiably sustainable sources
Nobel House - Sustainability Targets
Performance against set targets (cont)
• Use Refrigerants with zero Ozone Depletion Potential (ODP) and zero Global Warming Potential (GWP)• Achieved (main chillers – ammonia (zero ODP/GWP)
• Consider Alternative energy sources • Achieved – introduced small Tri-generation (CHP)
Plant – waste heat from CHP used to supplement boilers in winter and provide energy for absorption chiller in summer
• Encourage contractor to comply with ISO 14001• Achieved – Overbury obtained as result of project and
Atkins achieved during the period they worked on Nobel
Nobel House - Sustainability Targets
Performance against set targets (cont)
• Use Sustainable Materials - selected on the basis of:
• Economic value• Manufacturers location• Products environmental benefit• Recycled material present at
manufacture• Recyclable at end of life
• Degrees of success with notable materials such as
• Sheep’s wool insulation (internal walls and partitions)
• Carpets with high degree of recycled materials etc
• Eco-friendly paint• Recycled old carpet for charity• Zero – formaldehyde MDF
Nobel House – Lessons Learned
• Appoint a Sustainability Champion• Establish a Sustainability Charter• Target BREEAM Excellent (new build & Refurbishment)
• Set High (but Achievable) Recycling Targets• Manage Timber Procurement using a Timber
Register• Encourage Alternative Sustainable Materials• Undertake Regular Sustainability Audits of
Contractor• Focus on Renewable Energy Sources (Including
Microgeneration)
• Encourage Whole Life Cycle Costs
Defra Estates Approach to Sustainability
• Defra Estates continues to embrace Sustainability in the management of its estate through:
• OGC Achieving Excellence and OGC Common Minimum Standards• Cross Government Sustainability Target• Targets where possible in excess of BREEAM Excellent (Major New
Build and Refurbishment Projects• Consider low carbon and microgeneration technologies in line with
acceptable pay back periods• If at all possible consider an invest to save approach – whole life
cycle costing. • Undertakes pre and post occupancy evaluations – (did what it said
it would do on the tin!)• Seeking alternative Environmental Measurement Methods for
smaller Projects
• The above covers the majority of recommendations 1, 2, 3, 4 in the NAO report
