The property currently has an existing gas station and convenient store.
Request Applicant is proposing to construct a new 200’
access drive from SW 40 Ave., east of the existing gas station facility.
The property is located at the NE corner of Stirling Road and S.W. 40 Avenue.
Access to the property is currently from Stirling Road.
The east half of the site cannot be developed because it lies beneath overhead power lines
Delegation Request The request was reviewed by the Fire Marshal, Broward Sheriff’s
Office, Public Services, the City’s Landscape Consultant and the Planning Division.
The following item must be addressed by the applicant prior to obtaining a building permit for construction of the drive:
Must meet all Broward County & FDOT requirements for changing the NVAL. Please contact Broward County Development Management Division for additional information about obtaining County Commission approval (Public Services).
Water quality for the additional impervious areas must be accounted for & copies of the approved drainage permits provided (Public Services).
Please add the following language as a note to your final print that you submit to the City: A pre-construction meeting with the Dania Beach City Landscape Consultant is required prior to landscaping activities including removal and relocation of trees and/or installation of plant material. Previous City Commission Action On July 27, 2004 the City Commission approved an appeal of
the Community Development Director’s decision regarding the expiration of a previously approved site plan.
On May 14, 2002 the City Commission conditionally approved a site plan for this project.
Planning and Zoning Board On November 18, 2009 the Planning and Zoning Board
recommended approval of the delegation request.
Staff Recommendation Approve provided the applicant addresses staff’s comments
prior to issuance of a building permit.
