Shifting the Stars Building Performance Audits
How-To-Guide
Slide 2
Why do we do Building Performance Audits? Sustainable
Initiatives is responsible for encouraging environmental
sustainability at UWA, including both sustainable teaching/research
and operations: Managing carbon emissions from energy and transport
Water consumption Waste and recycling Fair Trade and sustainable
purchasing ie paper We look at operations from two different
angles: Building Performance Workplace (Tenancy Performance)
Building Performance Audits give us the baseline data on our
buildings

Workplace Program: All staff should have access to recycling and
general waste bins.

Slide 6
Building Sustainability Performance The Audits are done by
completing a spreadsheet for each building Different spreadsheets
per type of room: Office Teaching & Learning Kitchens Toilets
General
Slide 7
Energy - Lights There are two main categories of lights:
Ceiling Light Fittings. Need to record: Type of tube in the fitting
(thickness) T5s (1/2 inch) T8s (1 inch) T12s (1.5 inch). Length of
tube in the fitting 600mm (2 feet), 1200mm (4 feet), 1500mm (5
feet) Number of tubes in the fitting

Slide 12
Energy - HVAC How is this area heated/cooled? Central air
conditioning Split air conditioning Spill air Heater Fan Central
Air Conditioning vs. Split Air Conditioning Central air
conditioning has ducts in the roof (no temp control) Split systems
have a rectangular wall-mounted machine (w/ temp control)
Slide 13
Energy - Controls How many light switches does the area have?
Does the area have motion sensors? Does the area have A/C on/off
push buttons?
Slide 14
Water - Taps We look for 3 kinds of restrictors on taps: Push
Button TapsRestrictor at AeratorRestrictor at IsolatorNo
Restrictors 4.5L per min15L per min
Slide 15
Water WCs (Toilets) Different toilets at UWA have different
flush volumes. Distinguish by button: Flusher Valves: 6L (1 button)
Dual Flush: 3/6L (2 buttons) Turn Cistern: 4.5/9L (turn
handle)
Slide 16
Water - Urinals Different Urinals have different flush volumes.
Distinguish by shape: WaterlessCaroma CubeTrough (include size)
Wall mounted cistern In-duct cistern
Slide 17
Waste - Bins How many general waste bins does the room have?
(Normally have a black plastic bag in them) How many recycling bins
does the room have?
Slide 18
Internal Environment Quality Factors that determine Indoor
Environment Quality: Number of occupants (=number of desks)
Lighting Quality Are there external views? Is there natural or
borrowed light? Are there window blinds or shading?
Slide 19
Questions? Comments? Queries? Concerns?
