I. PROPERTY DESCRIPTION
Briefly Describe the
Property:
The property is in extremely poor condition. All exterior wood is rotted,
floors heaved in kitchen, bedroom #2 and living room. There is mold in
the bathrooms. Home hasn't been taken care of in years. The roof is well
past useful age. Moss growing on roof and gutters and downspouts are
clogged so bad that there are small trees growing out of them. Debris
and garbage in the yard, the garage is piled full of stuff as well as the
house. I can barely walk throught the home. Terrible smell of cat urine
and visible cat fesces throughout. Ceiling tiles are showing evidence of
water and starting to pull from the wall and ceiling in areas. All but 2
windows are old wood and the wood is rotten. No frames around the 2
new windows. Door sill at side entrance comes right off and can see the
moisture and wood rot under the kitchen floors. The condition is unlivable.
The gas company refuses to enter the home in it's current condition.
Bathroom is disgusting. Kitchen in terrbile condition.

needs to be removed; the smell is unbearable. Unsanitary
conditions throughout. From kitchen to baths to all living
and sleeping areas.
Laundry/Mechanical Area: garbage pile up on floors,
exposed wiring; water leaking from pipe, car batteries, old
fuses for electrical system, cat fesces on floor and urine.
Kitchen: Cabinets old, dirty and torn up, old windows,
sinking floor, garbage piled up on the floors, dirty dishes still
in the sink, cabinets are full, cracks in walls.
Living Room: Garbage piled up, cat urine throughout,
carpets need pulled out, yellow/smoked walls, ceiling tiles
show evidence of water and are separating from ceiling
and pulling away from walls, floors heaved. Closets full of
personal items; games, movies, clothes, etc.
Bedroom 1: cracks in wall, old windows, garbage pile up,
closets full, holes and cracks in closets, lifted floors.
Bedroom 2: Hole in ceiling, garbage piled up on floors,
newer windows; but not trimmed or insulated.
Bath: Undescribable; filthy, dirty, mold in bath, bath
surround needs completely ripped out; rusty, dirty, falling
apart. Sink full of personal hygiene items, cat urine and hair
throughout. Garbage piled on the floor

Comments:
I would market this property for land value only. The lot is
large and located in fair neighborhood
Location:
Fair; located between desirable Marysville and the south
end of the City of Port Huron; which is an extremely poor
neighborhood and location
How Does Location Affect Value?
Poorly. If this home were further south in Marysville an
investor would pick it up; flip it and resale. Because it's on
the outskirts of town and close to the "South Park" area or
Port Huron; an investor could never make his money back in
this area. The value is land only in my opinion.

V. OTHER COMMENTS (SPECIAL ISSUES)
Comments:
This property is by far the worse I've viewed in the City of
Marysville; with exception of mold homes. This home has
been neglected for years. It will not be financable at all. I
would not recommend spending money on updates for this
property. Resale will be very poor.
